I stayed here for 1 night with my partner and two children and we were very happy with our stay. Room 5 has been recently refurbished and is absolutely huge! 
We didn't have breakfast here but will do next time (as we will definitely return) 
Pete is very friendly and helpful, and can get parking 5 minutes away at a great deal. 
Perfect location for the pleasure beach and south pier, plus the waterpark is opposite. 
There is a wetherspoons and a Macdonald's within walking distance either side, and the tram stop is directly outside. 
We walked to the tower which for a 4 year old was quite an unexpected step but the trams are regular and we used them later in the day. 
The exterior and parts of the interior are of course a little dated, this is after all Blackpool but it was a great little find to base ourselves out for the night. 

Great stay 

Great location   booked up to see   the  lights and fireworks   with family  all rooms were lovely   we stayed  In room 2  needs updating  soon  which is being done  beds very comfortably  slept well very  well ,,  pete  is a lovely guy  breakfast was all nice too  plenty  of choice  too ,  good value   for money   even went out to  get my daughter  in laws bread  as she forgot  to bring  hers  as she gluten  free  if we come back to Blackpool  again we would book here again

What a lovely hotel the hosts were so lovely and accommodating lovely view of the lights from our room lovely breakfast nice and quiet and location is amazing

One of the best places we have stayed 

Absolutely chuffed with this hotel, our room was lovely. Everything was spotlessly clean and the room itself was stunning. The owner Pete drove down to personally check us in. Showed us the room and even cooked us up a delicious breakfast the next morning. I’ve honestly never had such a nice breakfast in all my life. The breakfast area was stunning with tea and coffee on offer and a lovely range of cereals. Nothing was of too much trouble. Pete and the lady who works here are so kind and always on hand if you need anything. Personally we loved it so much we are coming back soon to give them another visit. The hotel is located opposite south pier and has a lovely fish and chip shop next door so everything was on hand when needed. Couldn’t be happier with our little weekend break.

AMAZING HOTEL ! ❤️

We stayed here overnight on the 14th Oct and stayed in room 7 . Family of 4 (2 adults + 2 teenagers) . 
The room is very spacious and kept fairly well considering the building is from the 1800s . The beds were comfortable and the bathroom had no complaints at all . However for the size of the room the radiator can't cope to keep it warm and we picked a night that went to -3 so we felt the cold . The view from the window is the back alley but that's not the fault of anyone really ,just not nice to look at .
They are modernising the rooms and have explained that times have been very difficult so they are reliant on people booking to create money to upgrade rooms ( fair enough) 
We didn't eat here so can't comment on the food but people was eating here . 
Pete the owner is a very nice person and will help the best he can and so is the house keeper who helped us a few times and is very smiley and chatty with guests which is nice . 
My opinion is to give it a chance and see because the location is perfect and the price is reasonable. 

Not terrible or brilliant 

I'm not sure where some of these people are staying reviewing the correct hotel. The microwave breakfast was shocking. If you watch late at night you will see Pete brining breakfast in pre cooked the night before, to microwave in the morning. The room we had was falling to bits. The top fall is leaking, all the carpets are stained. No working smoke alarms, it's shocking. I had to leave and I went next door and it was so much nicer and half the price. 

Stay away from here and save money and go next door. 

We have stayed here on numerous occasions as the views, location, rooms, breakfast and owner Peter are all what we want from a holiday on a budget. Sure, it may not be 5 star but ive stayed in some dreadful places in Blackpool and this is certainly not one. Peter couldn't be more friendly or helpful and the kids love it. Rooms have recently been refurbished too and new WiFi has been put in place which is a huge benefit to previous stays at the hotel. Will be back down in Sept

July 2022 visit

Please be aware that no staff stay at this hotel,if you have a problem you will have a mobile to contact management but bear in mind I had major problems and it took me 9 text messages and 4 phone calls that went on to voice mail before I got a reply.No heating or hot water when I arrived .The breakfast was ok however room 2 was not fit for guests.Cracked bath room sink,No fire notices on hotel room doors in what to do in an emergency,We was never shown where the fire exit was, when I found the fire exit it was blocked by cleaners equipment as shown in my photos, window painted over so could not be open ,broken bed,Bed sheets never changed,smell of damp through out the hotel, living room lounge is closed and is being used as storage, and here is the best bit a dirty shower with a plug that has not been cleaned in months as shown in my photo.The pictures that you see on booking.com are not correct so please beware before booking with is hotel

Will never stay again as it is well over priced for what you pay for

In need of decorating  , the windows in bedroom 1 are really bad and the wind blows in which make the bedroom really cold. You can’t have a shower , as the water is freezing cold , it goes hot for seconds  and  then goes freezing cold agen . On the plus side the breakfast and the host was nice .

Weekend break

Myself my friend my daughter and friend came for my daughters birthday. I booked the deluxe family room with sea view. Room was hardly deluxe and only view was of a dirty alleyway/yard and a fire escape. Room was clean and very basic. The communal areas and corridors were horrific. Bad enough to scare the kids. Dated decor, ceiling holes, flickering lights., filthy threadbare carpets. The breakfast room has no windows and I’ve never felt so awkward in my life. Breakfast was choose 6 items and you literally get one sausage, one bacon, one has brown etc. The owner Pete was lovely however if I hadn’t paid upfront I would have walked away the minute I stepped in the front door. Will never stay in a B&B again.
