Beautiful clean very friendlly and helpful. 
They go above and beyond for a great stay. 
Very clean and comfy. Like home from home. 
Great breakfast  soft towels comfy bed 
Can get balcony view with the sea. 
Great position  for b and b.

Stayed here for 4 nights. 

Reasonable price B&B with breakfasts included.

We arrived early to the B&B early so we could find  
street parking, which we managed. Parking is available over the road at a cost.  

Joanne was very welcoming on arrival and showed us to our room. 

The decor of the B&B is outdated, which is a shame, as this would make it more welcoming if updated.
We stayed In room 3 which was alright in size, the bathroom was a little small. There was a bit of mould in the shower, unfortunately this could of been removed.   There was also a door which led onto a small balcony.  The bed was comfortable. The only slight problem was it could of been cleaner. 

Tram stop only a short walk up the road from the B&B. Although we used premier Taxi’s, very good.  

Full English breakfast was lovely and  included fried egg, tomato, mushrooms, bacon, sausage, beans, fried bread and toast ( white bread only) Cereal was on offer limited selection and fresh juice. 

Housekeeping every day with fresh towels ( which were unfortunately not soft )  Tea, coffee, sugar and milk were replenished each day.

Rebellion weekend

Wonderful hosts lovely and clean the bed was divine I slept all night. Lovely breakfasts they couldn't do enough I will be back thank you for making our stay great. Near to where we wanted to go  nice and happy atmosphere

Brilliant weekend stay

Stayed with my 2 teenage children in room 2.
Made unwelcome upon arrival by Joanne who was only interested in what time we would be having breakfast.
Room 2 is a disgrace, the pictures on the website are not this room in 2021, no wallpaper on the walls, mould on the bathroom ceiling, hairs from previous occupants not cleaned away. Booking says this is a superior en suite nothing could be further from the truth. 
Tony, Joanne's partner is in Saudi Arabia and blocks you on facebook messenger when you complain. 
Now in process of getting a chargeback from my credit card company and have also complained to Eviivo the property introduced.
Shocking absolutely shocking.

Stayed here for 5 nights.

First trip to Blackpool with my partner.

Found this B&B down by the sea which is in an ideal location. Reasonable price as well with all breakfasts included. Hotel style unique but slightly outdated. The tea cups were difficult use as small handle to hold on to.

Tram stop less than two minute walk from the B&B. Tram prices very reasonable and regular.

But there are some niggles regarding staying in this B&B;

Breakfast - Quite limited. Full breakfast included fried bread, tomato, fried egg, mushrooms, bacon, sausage and beans.  Cereal on offer but limited selection. Asked to change our breakfast a few times and it felt like an inconvenience to the host to have to change the order. No choice in white or brown bread. No offer or option to change how the egg was cooked.
But the sign out the front of the hotel offered ommlete and scrambled egg.

Cleanliness - no housekeeping at all during our stay. Handbook said that housekeeping was completed daily yet this did not happen. Had to request further tea and coffee supplies as we had run out after 2 days - these were left on the door handle of the room.  There was a bit of mould in the bathroom (photo below). Took a while for the shower to heat up and was temperamental when running going hot and cold constantly.

Hosts - Friendly enough and chatty on arrival and final day. Only niggle was that whenever myself or my partner requested something it felt like an inconvenience to the hosts.

Room - Quite outdated. Wallpaper coming off the wall in places. No window to open during the night apart from the one above the balcony door but unable to reach the window. Shower very small and unable to move easily within the bathroom as very compact. TV in room reasonable size. 2 available sockets near TV and an extension lead by one side of the bed.

This place is good for a long weekend away but for a longer period it let's itself down.

Ok but not brilliant

We met up with my sisters and partners had the most perfect stay at the NEW KENT very clean inviting and the host was perfect such lovely people😘
We all came from different parts of the country to meet up and see the lights we had a lovely time and to top 
 It all the best breakfast ever from the Ne Kent 
Jo the landlady and her son are the most perfect host

Sister reunion blackpool

Had a fantastic stay, for the price you pay it can not be faulted, rooms are basic but comfortable for the price you pay nothing more could be expected. The host was lovely very friendly and made us feel very welcome, breakfast happens to be the best we have had in Blackpool and we have stayed from high to low end, all produce is locally sourced and high quality which you can tell, we certainly could not manage anything at dinner time we were so full, would most defiantly book again well worth it 

Wee break away 

Stayed for a few days ,As the title says B&B a bed and breakfast no chair to sit on ,Bottled water and toiletries supplied, Yea but only on arrival after that sort yourself out 
Can your good lady sit down and put her make-up on before turning out No 
A room with a bed breakfast served from 08.30 to 09.00 don`t be late

Never again

Had a brilliant stay here, stayed a couple of years ago, really comfy room and really nice relaxed atmosphere, would return here again as its in a good location as well. The staff are really helpful and friendly

Brilliant stay

Nice place to stay, far enough away from the main town to be quiet but only 10 mins on tram to get to the heart of Blackpool. Cabin tram stop 40 yards away so fantastic. Shower confusing to work if not used to electric shower, so some instructions in the guest pack would be good. 
Breakfast was tasty plenty to chose from and included in the room rate so fantastic. 
Only down side for us were that as it has a few families stay with children, and we are 20-30 year olds we did feel like we were sneaking into our parents when coming in at 11pm in case we made too much noise. This meant that all we could really do was go to sleep early. It would have been nice if the downstairs lounge would have been open for us to sit in for a few hours so we could relax and not disturb the other guests, even thought the bar would have been closed it would have given us some space.
Would happily go back. Thank you for having us.
