First of all, I would like to thank Gaz and Jue for such a lovely weekend away!! Absolutely fantastic hosts. Super friendly and nothing is too much trouble. Gaz shared his local knowledge and pointed us to some places we never even considered visiting before!

We booked a family room on the top floor of the hotel, which had 3 double beds. The room was still spacious even through it has 3 doubles in it! It also has a set of drawers, a rail with coat hangers to hang your clothes and each bed has an underbed storage drawers. There is a kettle, cups and enough tea, coffee, sugar and milk for the whole weekend! The room is en-suite with toilet, sink and shower. Towels are provided. The beds are super comfortable and the pillows are plump and very comfortable also! I was very pleasantly surprised with this as usually nothing compares to my own cosy bed but this did! The room was spotless, clean and comfortable and there is ample plug sockets all around the room and at the beds to charge phones etc.

The bar area is decorated beautifully and has a lovely atmosphere. Everyone is chatty, friendly and there was great banter. There is a pool table in the lounge too which is a bonus! The drinks are very reasonably priced and Gaz is fantastic bartender... remembering our order despite only been served once! "Same again!" "Yes please!" There is also some snacks - crisps and sweets for sale too. Well stocked bar and a good choice of drinks available.

The breakfast was perfect! Very tasty and cooked to perfection. At check in, they give you a choice for the cooked breakfast and you can score off anything you do not want which is great and saves on any waste if you don't like something! They were also able to accommodate my vegetarian daughter without any prior notice (poor planning on my part), which was fantastic! The breakfast room is cosy but spacious and they have cereal, orange juice, milk and water as well as tea and coffee machine which does a selection of coffees, cappuccino, latte etc. You also get freshly prepared toast and a selection of jams and spread to choose from. Jue cooks the breakfast to order and its delicious, not greasy and sets you up nicely for the day!

The hotel does have on-street parking, however, the street is quite busy and I recommend you ask at the time of booking to ask if there is any possibility of saving a space as its first come, first served. There is a small ncp carpark at the end of the street which costs £9.45 for 24 hours. There is free on-street parking nearby also. 

Ive stayed in several hotels in Blackpool over the years and I've never wanted to stay in the same place twice! However, now that we have found this place... we would definitely book here again and again and again! I will highly recommend it to all my family and friends. All in all, its an absolute gem of a hotel. 

Great location, just about 50m or so from the promenade, spotlessly clean rooms, friendly hosts and a fantastic breakfast. What more can you ask for!! 

The only complaint I have is the fact that we had to go home!! Booooooooo....

Stayed in kingsway with with my partner and hotel was perfect . Gaz and Julie are really nice and welcoming. Room was ready at 10am and place was spotless . would stay here again and look forward going back.. nice wee bar area too . Overall great overnight stay along with great result for the teady bears . 😁

A hidden gem of a hotel in Blackpool

Amazing stay and hosting by Julie and Gaz. Welcomed from start to finish and had a lovely room and a fantastic stay as a group of 9 we were well looked after! Would definitely come again! Excellent xxx

Great stay

I booked this guest house at the last minute on the strength of the reviews both on Booking.com and here on Trip Advisor - I was impressed with the reported cleanliness and friendliness.
My partner and I have ADHD and autism respectively, and after a difficult few months of treatment for me, we decided to have some fun and visit Blackpool for the weekend. 

Things were slightly odd from arrival onwards. We were greeted by Gaz who told us that we could have checked in immediately (we'd arrived by bus at 11:30 and chose to go walking until the 14:00 earliest check in time on Booking.com). His tone suggested we'd done something very silly, yet there was no attempt to email us prior to arrival explaining that this would be the case. Still, it was an otherwise friendly greeting and we were tired. 

The room was basic, but seemed fine. One bulb was out in the overhead lamp, and I found a piece of folded up kitchen roll down the back of the side table I'd shifted out a bit to get to a plug and charge my phone. The TV was extremely small and hard to see as it was positioned at the very top of the wall facing the bed. I'd suggest a 14-15' screen maybe? It would have been better on a fold out wall fitting on one of the side walls, but it was a TV.

The bed was comfortable, and we settled in for a sleep. When we woke we started getting ready to go out. At one point I sat on the toilet lid to do something, when I immediately heard a sharp crack and stood up quickly - on examining the lid it had cracked right across l, which was unsurprising as it was a thin plastic concave design that rested on its edges on - it was not a solid lid, the type you generally see on most houses. Examining the lid meant looking behind it, at which point I found that the toilet had only had a cursory clean - the hinges of the seat were surrounded by yellowed concealed dirt and urine, and two black pubic hairs could be found both in this area and under the seat itself. These were not my partners - we hadn't had chance to use the bathroom until this point! 

This made me very anxious, and on reading the welcome material which said to report any damage immediately, as soon as we were ready to leave and went downstairs we waited to see Gaz and told him what had happened. He seemed very awkward and almost speechless, and said something along the lines if 'oh, her...' and then after some silence where I waited to find out what was to be done, immediately launched into offering to get us a taxi because of the rain. I could tell from his face that he was annoyed and trying not to show it, but tried to put that down to paranoia. Still, when we found a local bar, I sat and read some of the reviews to see if they might make sense of this behaviour. The only one I found seemed to have been roundly denied by the establishment, in a somewhat histrionic fashion, and I did not want to believe it - but it was in the back of my mind.

We arrived back to the guesthouse late and managed to sleep in, arriving downstairs bang on check out time. Going into the lounge/bar where another guest was sat, and Julie, the second owner, was hovering over a seat at the back, we were immediately accosted by Gaz who told us, in front of this other person, that he could not fix the seat and we would have to pay or go out and buy a new one. I was somewhat speechless at this, but the passive aggressive behaviour did match the one terrible review. We could not go out and buy a new seat as our bus was due in an hour, and I asked Gaz, despite starting to panic at the awkwardness and aggressiveness of the situation, how much he thought this would cost. He stated that a seat would be £25 from Argos as this is what they had paid - however I had looked online when panicking about the situation the night before, and a cheap, non solid set up like this was £5-6 at Wilkos/Argos. A £25-£30 seat would have provided a solid lid that would have supported the weight of an average adult. If they truly had paid this amount, I would go so far as to say that they were robbed. 

Still, panic rising and wanting to get away from the mortifying situation as quickly as possible I agreed to pay. Julie jumped up quickly (I had guessed she was the aggressive back up) to take my money by cash or card. I chose card, luckily, as this gave me proof of the transaction. We did not say goodbye on leaving, although Julie shouted it out in again, a passive aggressive tone, as I was having a full panic attack by this point and could not speak. I had to try and remain calm for the sake of my partner who as I mentioned, is autistic and would not have known how to handle it. On getting outside I burst into tears as how powerless I had felt to challenge any of it - for example, how old the seat actually was and if this really counted as wear and tear. Adding to the discomfort was the description of the behaviour in that previous review - I couldn't go through that. 

The whole thing put a very bad taste in our mouths, and I was panicky for the rest of the journey home. On returning home, I spoke to booking.com customer services who, because I had evidence of paying this charge by card, immediately refunded me.

Having the read the owner's defensive responses to other reviews, no doubt they will deny the details of this and possibly fat shame me (I weight about as much as the average gentleman perhaps). But it is worth it to warn people that not all is as it first appears.

Didn't want to believe the only other terrible review, but....

Had a lovely few days at this hotel. Gaz and Jue made us feel really welcome. Gaz had some great knowledge of the area ranging from the best chippy to the best arcade, he even forecast the weather better than the BBC app! My son took his own pool cue and went away with a couple of tips to improve his game after playing Gaz. 
The hotel is clean in the rooms and the breakfast area is spotless. Breakfast was lovely and came out hot. The bonus was getting a parking space on arrival, we really appreciated that after the horrendous journey! Really enjoyed our stay here and would visit again.
