Very disappointed after realising that this place is under new ownership
There is no breakfast facility but a hotel over the road apparently will serve you.  I did receive a text from the owner offering us cereal.
There is no bar area or games area
There is a strange smell around the building 
The rooms are dirty, out carpet needed a good Hoover as I had to wipe my feet before getting into what was a hard memory foam bed with 1 hard memory foam pillows.
The sheets on the bed were black which we were not a fan of.
The sink was dirty with dried toothpaste all over the taps 
The shower was weak and the cold water had no pressure.
The toilet roll holder was broke and the rolls felt damp as did the walls and floor in the bathroom.  There was a bath at on the floor that didn’t look like it had been washed since last use.
The carpets throughout the hotel were filth.
Didn’t appreciate the early morning call of who I assume was the owner hoovering the hallway at 7.30am on the Sunday morning.
Will not stay there again and I think Tripadvisor and booking.con need to update their website with new pictures

Be warned, this hotel has new ownership 
The door  opened to an horrid smell, the rooms are small and damp.
As for the appliances they were mostly broken 
The owner/ manager was very rude and unprofessional 
The coldest weather for the year so far and no heating on anywhere 
We booked looking at the previous owner reviews, trip advisor needs to state that this accommodation is under new management

Don’t stay here

How to explain this hell hole of a hotel. 
When we booked this hotel it had amazing reviews. 
The first thing you notice is the horrible smell in the place.

When we got there we found out it had changed ownership…. 
The new owner was so rude to us for asking for another pillow as the one pillow that was provided was as hard as a brick.  
The room was shocking,  the telly was so small you struggled to see it, the bed was literally broken the slats had fell on the floor. The towels were all stained and so was the bedding, the placed looked like it has not been cleaned for months, with dust everywhere. The bathroom door didn’t close and there was dangerous screws sticking out of the door, the taps where broken the shower wasn’t fit for purpose and was so dirty and full of mould, the little heater that was in there didn’t work.  The window was the same full of mould. We went out for a meal and the owner locked the door on us so we couldn’t get in… it was freezing outside and it took ages for him to open the door.  No heating was put on in the rooms so it was extremely cold. 
We didn’t sleep all night as it was too cold and the bed was rock solid and broken and the quilt didn’t fit in the cover. 
We couldn’t wait to get the hell out of there…. 
Please do not book this place, when we booked the new reviews where not on here… be warned stay away and go somewhere else.  This place is the pits. 

Hotel of horror 

Of all the hotels and b&b places we have stayed in Blackpool, this Is the worst. 
This is not the owners who have good reviews. It has a new owner/owners. 

The rooms were dirty, the sinks were filthy, the windows had mould, the bins wasn't emptied from whoever stayed there before us. One of the windows wouldn't open. We requested that it be opened as it was roasting hot in the room and didn't smell very nice. When we came back on the night, you could clearly see it hadn't been opened. 

You don't get breakfast and the breakfast area is completely shut off. The bar or lounge is not open at all. 

This could of been from outside, but we could smell weed around the area of the hotel. Not saying this was in the hotel.

When we was checking out to leave the next morning. There was a young man, no older than 18 saying to the owner can I owe you £5 for my stay. The owner allowed this. The lad asked me and my family if we was checking out. To which we replied yes, and why did he want to know. He's reply was I don't have anywhere to stay tonight so was seeing if I can stay here again. To me this looked like the owner was allowing anyone to stay in the hotel from the streets. 

Absolutely never again with this hotel. Such a shame that we was looking forward to staying here, especially with the reviews. Clearly the reviews from the previous owners. These reviews should be removed as you think your staying somewhere that is clearly not the same.

Sadly, the reviews we looked at on both booking.com and trip advisor are for the old owners.

The bar and lounge are closed, and breakfast isn't offered.

Showers/bathrooms need to be updated.

Rubbish left in bedroom and fire alarm broken.

The beds were decent.

Very lovely place to stay.  Very welcoming.    Nice size double room, perfect walking distance from the tower and sea front.   Breakfast is lovely and cooked to your preference!

The downstairs bar with games room attached was very relaxing as well as helped to keep kids entertained in the evening so they didn’t just sulk in their rooms!

Comfortable.  Clean. Welcoming.

Lovely and clean was our first impression without that “Blackpool guesthouse” smell of old damp carpet.
Checkin was quick and easy.
Room was a decent size with all the facilities needed and I had an amazing view of the tower lit up at night!
Breakfast was plentiful and good quality.
Checkout was simple and quick.
A cosy bar & games area is located down in the cellar.
The hosts Mike & Jill were charming, helpful and easy to approach.
The location was perfect for us as it was close enough to the town centre and illuminations but far enough to be quiet at night.
All in all a great B&B and stay and we will certainly return again.

A Great Few Days!

Great b&b nothing was a bother for the host room was nice and clean beds were comfy only down side is no parking outside but there is a pay and display car parking space not far from the B&B  the room was so war was like a oven

small but cosy clean and fresh looking rooms central heating room was small but it suited us every thing you need in the room breakfast was nice,has a bar lounge down stairs,very friendly helpful owner and the location is perfect for visiting blackpool

well worth the money

We have stayed here twice in the last year and can't wait to be back for the illuminations. The hotel is clean and tidy, the rooms are always in good condition, and its location is really good for the town centre attractions (tower, arcades and 2 piers) 

The owners are always very welcoming and pleasant, and the downstairs bar is great for a nightcap (or three) after a busy day.
