Stayed here for a long weekend and enjoyed the stay very much.  The breakfast was lovely each day and obviously made to order with everything being fresh and hot.  Very friendly owner who made us feel welcome again.
The ensuite for our room was quite small but this is probably because they've been added and I'd rather a small ensuite than a shared bathroom! Shower worked really well. The bedroom was a reasonable size with tea/coffee facilities.  My only complaint is that the bed was so uncomfortable I've had to take painkillers for the associated aches and pains for two days 😞.
Very close to all amenities with even the North pier in walking distance at about 40 minutes.
Had to park over the road at the pay car park but we knew this in advance and it certainly wasn't a problem.

Second time.

I stayed here for 2 nights in September with a friend. The location is good; quiet and close to the trams and buses.
We stayed in the room that was pictured and as another reviewer has written, it's deceptive. I was in the single bed and there was zero support in the mattress. I slept in a valley that was very uncomfortable. Turning over at night involved sitting up and twisting as the slope upwards was impossible to climb!
We had to clean the hangars before adding clothes due to the amount of dust on them. The bathroom was adequate but dated. The smells from the kitchen rose up into here and the cabbage on Saturday night was not pleasant.
Breakfast was pre ordered when we arrived (tired and hot so ordered most things). The tea, scrambled egg and toast was good except butter was automatically spread on it and my friend doesn't eat butter. The english breakfast was virtually cold and the bacon was barely cooked. 
Our hostess was very nice though and she reheated breakfast when asked. She also agreed to serve the next breakfast earlier as we had to leave. She was lovely but the guest house is very dated and needs a major update.
There was no licensed bar although this was advertised on the wall outside and the AA 3 stars sign must be old as there's no way it can still be at this standard.
I wouldn't choose to stay here again.

A blast from the past that needs an update with a friendly owner

Summary: 
- Quiet, family-run B&B, close to the Pleasure Beach and South Pier tram stop. 
- Basic accommodation at a good price but room cleanliness needs improving.
- The photo on the listing is very deceptive!
- Free on-street parking is limited to two spaces out the front, which you'll be lucky to get as the locals tend to grab them first!

I stayed at the Westdean while on a business trip to Blackpool. I had a really tight budget and had narrowed it down to this guesthouse and a slightly cheaper self-catering flat but was swayed by the advertised free parking. I made the booking online, paid the non-refundable total cost for our stay and added a note asking for a parking space to be reserved and detailing simple food requests for breakfast. I received an email back saying that they didn't reserve parking spaces so I phoned them to mention what was advertised. That was when I was told they had *two* on-street parking spaces (this guesthouse has 10 rooms) which are usually taken by non-guests but I could pay to use the nearby carpark instead! I was also told that the room I had booked - the 'silver double en-suite' - was up four flights of stairs with no lift. The person I spoke to seemed surprised that this info wasn't mentioned on the booking.

I must admit that by the time we arrived in Blackpool, I was quite worried about what I was going to find.

There were no parking spaces outside so I had to pay to park in the long-stay carpark just across the road. When I arrived at the hotel, there was a teenage boy on the desk who didn't know anything about the breakfast request I'd made. Fortunately, he knew where the room was and had a receipt for the payment I'd made online, which was a relief! This is a family-run business but it's only the chatty grandma and her daughter who seem to know what's going on!

After dragging my heavy suitcase up four flights of stairs, I entered the dark and dingy room which was small and dated but functional. I have no idea which room the photo is of, but it wasn't this room! I went to use the en-suite shower room and discovered it was quite possibly the smallest space ever! I'm a UK size 10, 5'2" tall and had to walk into the room side-ways. I had to leave the door open to brush my teeth as there wasn't enough room for me to bend over the sink unless I squatted, so if you're bigger than a size 16, make sure you don't get room 8! There was no heated towel rail so used towels and the bathmat stayed damp until housekeeping came the next day. The small shower was a very basic electric one but the water was nice and hot, although again, anyone very tall or bigger than a size 16 would have had trouble in there. There were also little dispenser of hand soap and showergel, which were handy although the ventilation fan was inadequate for the space, leaving everything with condensation after showering. However, my biggest concern was that the showerhead itself was covered in black mould and the towels felt tacky with dust as though the room had been unused for a while.

In the bedroom itself, the double glazing kept things nice and quiet, although the carpet and bedside lamps were really dusty. There was a TV with Freeview and a little tea/coffee area which was screwed to the table! The bed was quite uncomfortable and the mattress needed replacing, the bedding also felt dusty like the towels and there was also black mould on the window latch. The room itself got really hot even though the radiator was turned off so I had to open the window quite a bit. The carpet also needed a proper vacuum and was a bit smelly - I accidentally dropped an earring behind the bedside table and I was shocked by how filthy the carpet was. There were also what looked like plastic seals from drinks bottles presumably left over from previous guests that hadn't been cleaned up. 

There was a little information booklet with wi-fi access codes - the wi-fi was ok but did drop off every now and again while I was trying to reply to work emails.  But at least I could access the internet in our room! There was also a small travel-sized hairdryer in the room but it didn't seem to work when I plugged it in so if you need a hairdryer, best bring your own.

Breakfast was served in the ground floor dining room - it wasn't self-service but table service and my requirements were well-catered for. There were only two people on duty, there was a bit of a wait for everything to arrive but the food was freshly cooked to order based on the food order slips you filled in during check-in. The dining room did look very dated but everything was clean and the food was absolutely fine with plenty to eat. You won't go hungry here!

There was a guest sitting room area next to the dining room with sofas and chairs but I didn't see anyone using it. I also understand that the bar mentioned by other reviewers is no longer open, although for a limited period, you can still buy alcohol in the dining room.

Location-wise, it's very close to the Pleasure Beach and within walking distance of the South Pier tram stop. This made getting around very easy so you don't really need a car if you're staying in Blackpool. I was working at the Winter Gardens which I could walk to in around 45 minutes or take a tram part of the way.

In terms of value for money, I can't really complain. I booked a budget guesthouse and that's what I got! Although the Westdean had its issues with room cleanliness and all those stairs, it provided a pleasant enough stay. Although the owners could definitely do with giving room 8 a thorough clean and getting rid of all that nasty mould!

Budget accommodation close to the beach

Stayed for a 2 nights. The people was lovely and friendly. Stayed in a double size bedroom room was on the small size however this was beneficial for our needs as we was only there to sleep at night.
5 mins walking distance to the south promenade.. parking outside if you was lucky though 24hr car park 2mins away that cost 5 pound a night. 
Wasn't a huge fan on the cooked breakfast however toast and cereals was on offer.
I would stay here again!

The west dean offers a warm friendly welcome and is ideally located being only a few minutes walk from the promenade and the pleasure beach but is far enough away to be excluded from the noise these areas generate.
We stayed in a double 'silver' room which ok wasn't massive but was more than suitable for our needs,given the time we spent in it.the ensuite bathroom was also a decent size and very clean with all equipment in very good working order and plenty of nice,clean towels .the bed was reasonably comfortable with two pillows each and there is also a tv which boasts freeview channels so lots of choice if wanting to catch some late night tv before retiring to bed.
There is also free parking available on dean street however this is basically a lottery if you arrive at the right time which we were lucky enough to do so. 
We arrived before the 12pm check in time and was allowed an un arranged early check in which was greatly appreciated.
Overall at £50 a night for a silver double room with a decent size breakfast with toast and tea/coffee top ups represented excellent value.
the west dean is a very clean,comfortable well located guest house and will be most definitely In our thoughts if another trip to Blackpool is the offing.i would recommend this guest house to anyone looking for a clean,decent,value for money place to stay.
