I'd really like to score it 3.5 - fairly good. Room 4 is en suite with sea view, contains antique looking writing desk with ample drawers, chair, tv, comfy double bed, and more than enough towels. A notice ruefully admits the plumbing is commensurate with a 220 year old building. The water pipes from the higher floors go through ones bathroom, so if these guests wash (or use the loo?) in the small hours you might be woken up. Same if upper floor folks make noise at uncivilised hours.
My only substantive criticism is poor communication. Due to circumstances resulting from an injury, I could only book two days in advance. I tried to ring them to book and discuss breakfast options, but at each attempt the phone rang briefly and cuts off. So I reluctantly opened an account with booking.com and booked through them, sans breakfast. Half an hour before leaving my house for the train I checked my emails and was aghast to learn of a problem with my debit card. Panic stricken, I made three attempts to ring them but the same thing happened. Fortunately the problem was resolved by the time I arrived, but not the most relaxing start to a holiday.
But then again, over the decades I've had far worse experiences in ropey Brighton.

OK once you get there.

Booked a table but had to queue up outside disgusting.then we were taken to a seat at the front both doors kept opening it was so cold,food was good service good , o condiments on table. I think they try to fit too many people in more than they can manage very uncomfortable

Sat night out

I feel really bad only giving a 3 star review, because the staff are friendly, the room was nice with a great view of the sea from the balcony and the location is very good BUT!!!!! A fundamental part of staying somewhere over night is that you eventually want to sleep and that was almost impossible!

The walls are so thin that we could hear the people in the next room, as if they were lying next to us and that is seriously no exaggeration. I can’t blame the people in the next room because they were talking at a normal level, but by 2am it got a bit too much.  With that and The continuous aeroplane propeller sound coming from the bathroom area that seemed to rise and fall even though we hadn’t switched the bathroom lights on for hours?  We have decided not to visit again 

That’s a real shame as far as I’m concerned and if you’re not bothered about getting any sleep then this place is brilliant.....it seriously is

Nice place terrible sleep

Very old building, nice location. Don’t pay for the breakfast, because you pay 7 pounds for a minimal amount of things. They give you a paper to choose between 3 options but at the end they do whatever.

There’s no elevator. Small old room, extra small bathroom, but I slept well

The whole family owner is living in ground floor, they were nice.

Not bad

Stayed here for 3 nights in August before our main summer holiday, the location is truley brilliant, but unfortunately thats all, we were shown to our room, by a young guy, then we saw nobody else for the entire stay, which felt a bit weird, on the website it shows pictures of breakfast, nothing was offered, also on the fist floor where a breakfast room should be, there was a funny laundry area open to view. The rooms are quite tired, we had a family room which was right at the very top of the building, was decorated quite gordy, and had strange teddy bears on the beds, to my 11 year old boys horror.all in all, not very impressive, quite expensive with nothing to show for it

Excellent location, thats all

Another review mentions Fawlty Towers, and I have to admit that I did think of it at one point.  It feels to me like the new owners would like to improve and make a good go of this hotel, however it is likely going to be an uphill struggle for them.  My bedroom was on the top floor, a long way up the stairs.  The paintings in the hotel are not exactly neutral decor, and I'd suggest they might be replaced by something a little more sedate.  The room itself was clean, but the bathroom was pretty dated and had very grubby shower grout.  I didn't leave my stuff in the wardrobe as it didn't feel too clean either.  While I was there the boiler broke down, meaning no hot water for the whole property, though this was explained in good detail in a note and with a box of chocolates as compensation.  Brighton is a pretty expensive place to stay, and I got an offer to stay here, though I don't think I'd stay again I'm sad to say.

Trying to make a good job out of it

That photo is totally misleading!!! The rooms are okay, but bit shabby, and they do not have anything like the pretty decor in the picture.
There is no reception at this hotel - had to bang and bang on the door until a guest let us in. Then a cleaner phoned someone who eventually checked us in - he was friendly enough, but what a hassle. Rooms are okay, but takes forever for water to get hot. "Old plumbing" they explained - it certainly was.

One night in Brighton

I came out with lots of money to spend and i hoped of being able to eat lots of good seafood. 
First off, ordered mussels, ok, the mussles themselves were very small, and the sauce was extremely over salted so not a great start.
Asked if I could have crab in the seafood spaghetti , the waiter was rude, ignored me and wrote down crab salad, I told him no, asked him again and he just said no without asking the kitchen. So ordered the seafood spaghetti.  When it turned up, spaghetti was overcooked , tasted bad and lacked seafood. So I felt embarrassed but had to send it back. They asked me If I wanted anything else. I wanted to give them another chance so I ordered the callamari as a starter to be polite. The waiter pretty much dropped it on the table and ran off before even asking if we wanted another drink. It was bad again. So had to send back. If the customer service was better I would have been more inclined to buy more drinks

So disappointed

Got a free upgrade from sister hotel so we took it. Lovely view and room was ok but bathroom was disgusting as it had not been cleaned in god knows how long. Had to clean the basin before I brushed my teeth and got strip washes because I didn't fancy using the shower. The floor was covered in thick dust and lots of hair. If you can't do stairs then this is the wrong place for you. We had to climb 50 stairs to our room. Don't know if breakfast was an option because we never got told anything. The tea tray has plenty of tea, coffee, milk and brown sugar but no white sugar or sweetener. 

Regret taking upgrade

We booked a two night stay.

Good points: ideal location with friendly, helpful staff. The breakfast in a bag was fresh with plenty of choices. 

Not so good points: our beds weren’t made. I asked about this at reception and they apologised saying it must have been an oversight. The hotel is looking tired and worn out. It needs an injection of cash for an overhaul. But some improvements could be carried out very economically. Look at the view from our room. It’s gruesome and all the pigeon poo attracted flies. It really was a turn-off. But, all it needs is some elbow grease, a pot of paint and some tubs of flowers……. And some imagination.
