Westgate Lodge at Dedham

This property will not accommodate hen, stag or similar parties. The lead guest must be 18 years or older. Please note that if bookings are made within 6 weeks of the arrival date, the payment must be paid in full. For bookings made in excess of 6 weeks from the arrival date, guests must pay a booking deposit to secure the booking. The booking deposit will be 25% of the total. The balance will be payable 6 weeks prior to arrival date. Please note that if payment is not received as specified, the property will be available for hire to other guests. If the booking is made online, the balance payment will automatically be taken from the original card used on the payment due date unless the card has expired or payment is refused, in which case the owner will contact the guest. Once the balance payment has been taken, guests will be notified via e-mail. If guests wish to use a different payment card, please contact the owner before the payment due date. For bookings across the Christmas and New Year periods the balance payment is due 8 weeks prior to the booking start date. If the booking is cancelled after the balance is due then 100% of the balance will be repaid dependent on the property being re-booked by other guests. If the property remains unbooked, then no refund is possible. During this period the deposit is forfeit. Please note that the booking is not transferable. Only those guests whose names and addresses appear on the booking form or similar paper records may stay overnight in the property unless the owner gives permission for overnight visitors of the guest to be accommodated in addition to the pre-booked party. Please note that check-out is strictly at 10:00 on the day of departure. An additional fee may be charged if guests depart after 10:00. Please note that the property is self-catering. All children staying at the property must be accompanied by their parents or legal guardians at all times. Travel cots, where provided, have mattresses but all baby bedding and linen should be brought by the guest. Only one small, house-trained dog is permitted on the property and this must be pre-arranged with the property owner. Dogs are not to be left alone in the property at any time, nor cause disturbance to neighbours. Dogs are not allowed upstairs, in the bedrooms, on the bed or on any furniture under any circumstances. Managed by a private host
