Worst B&B experience I have ever had. Advertising as a 4 star is a joke.  Rude host, poor facilities, room was very basic and not clean.  Breakfast was minimal and greasy.  Overall very unpleasant stay - would not recommend.

Avoid! Unfortunately it was not the experience we hoped for. 
The bed was slanted on one side so it was an uncomfortable nights sleep. When we spoke to the host about this on checkout our comment was rudely dismissed and no apology. First impressions appeared to be friendly, but below his smile was a hint of arrogance and aggressiveness in his communication style. 
There was a layer of dust across most of the surfaces in the room, with a large cobweb to the right of the dressing table. (See photos) The pubic hair in the shower also left questions as to the standard of cleaning in between guests. 
No tea of coffee, water glasses facilities in the room.
Towels smelt musty. 
Breakfast was sausage, egg and bacon or porridge which had the consistency of glue. No cereal options or any fruit. Not what you expect from a ‘4 star’. Would be very interested to know who gave the rating - maybe they need to revisit? 
The host doesn’t take constructive criticism well and on any review will accuse the customer of being a ‘liar’ and will provide a list of defensive responses. Looking forward to hearing the response to this one.

Avoid - rude host and poor standards.

Nice clean little hotel, bedroom was large and well laid out  Plenty of parking out on street as well as in back of hotel.  Nice breakfast in the morning, and Michael the host is a very nice person and looks after  you really good.

Extremely disappointing experience with booking. Deciding to extend my birthday weekend trip, I searched on Air BnB for available accommodation in Crieff for two adults and two dogs and this listing came up as an option. Noting in the description "furry friends welcome" and "bring your pets along for the stay". Therefore I booked and paid in good faith, sending Michael a message straight away to say I was looking forward to staying with my husband and two well behaved dogs. 
Imagine my confusion, when 5 hours later on the evening before travel, I received a message from Michael asking for our arrival time and stating policy is one pet per room. None of his information makes this clear and when I suggested that it looked like we would have to cancel, his response was "I hugely feel you do not wish to adhere to our animal rules". We always adhere to rules when we know about them! In order to receive a full refund, the booking had to be cancelled by the host which Michael refused to do, informing me that I should cancel. Thankfully after intervention from AirBnB, a full refund is on its way. Instead of packing to go away for my birthday weekend, I spent my evening trying to sort out a refund after being given the wrong information. At no point did Michael accept any responsibility for the situation, instead I was met with a rude attitude. Having never given a "Terrible" rating on TripAdvisor, the way Michael dealt with this  I feel it is fully justified.  I note in other reviews, that if people highlight anything negative, Michael tends to brand them as liars. I would strongly suggest Michael clarifies his listing  description and his customer service so that no-one else has to go through this experience. 

Confusing and rude, and that was just with the booking experience!

Needing to extend a holiday that had been cut short we found James cottage bnb and we were not disappointed. The house was lovely and well kept, Michael, our host, was charming and welcoming, and the breakfast was absolutely delicious. Fantastic value for money and lovely and quiet at night. Would absolutely stay again!

Warm welcome in Crieff

We had a two night  weekend stay. Extremely friendly owners, sumptuous breakfasts, with unlimited tea, coffee and toast, One of the best beds I have ever slept in. 
We were a family of two adults with four year old twin boys with our  in-laws in a separate room. Cost per night very competitive.
Room were very clean and quiet with easy parking outside the front door.
Would definitely stay there again if we were back in Crieff

friendly little  home from home

I used this excellent venue to accommodate my family members as part of a surprise birthday treat for my wife.
From my initial booking  to them checking out I modified our arrangements several times but was put at ease every time I spoke to the Host even with the ever changing covid situation, its is always a bit of a gamble booking for others but my family could not sing there praises enough and my family have traveled the world and expect the best for there money in fact the only negative comment was the food and drink was to plentiful .
Thank you both you run a great B&B and deserve every good comment you get on this site .

Lovely b&b. Very friendly goes out of his way to help. Breakfast 10 out of 10.
Very clean and comfortable.
Was up in Scotland for daughters wedding,stayed for a few days at b&b. Crieff is a lovely small town to visit.
