When we were looking for somewhere to stay we were concerned that there had been no reviews written for here since 2022? However due to being offered at a good price and being satisfied with what reviews were offered we chose to stay for two nights in May 2024. The checkin was easy and the accommodation (Hen House) is well presented, comfortable and warm. We found the information folder made us smile as it referenced info from 2019 & clearly hadn’t been updated for some time. The lack of any information detailing walks we could take from the accommodation with our two dogs was also frustrating. 
That said, we got what we wanted, a peaceful stay in a handy location. We had an enjoyable time exploring Durham city as well as Hamsterley Forest. We self catered with no issues. The WiFi was essential for the smart TV to work, so when the WiFi was knocked off on our last day before we had even left, meant our last impression wasn’t great. If we needed to stay in the area again we would consider returning though.

Enjoyable stay despite some irritating niggles.

Great location stayed in the hen house lovely cottage clean and cosy .parking outside beamish 20 mins away worth a visit . June the host was very friendly and helpful would stay again thank you for a great stay.

Family break

stayed in the Hen House very recently and as previous reviewers have said the view was dissapointing. just the front yard looking at the house opposite.
found this place via sat nav with no problem and is along a very quet road, especially at 4am when your dog wants to go out.
plenty of room for 2 adults although the kitchen is tiny and could probaly do without a door on there. had to wash all the cutlery and crockery before we used them as they felt dirty, so a quickl once over and they were ok to use.hot water is accessed via a switch under the sink and once heated up beware as it is so hot it could scold you.
cold water tap in bathroom did not work so had to use a jug of water from the kitchen tap to cool the hot water down in the bathroom sink.
toliet was wobbly when you sit on it, so another minor inconvience, one of the towels provide had a hole in it. the vents in the bathroom and kitchen could do with a thorough clean as they were filthy, shower mat was dirty as well.
matress was too soft for and we kept rolling into the middle, plue the bed is very low.
the Hen House is not wheelchair accesable as there are 2 small steps to the front door.
wifi for the first day and a half did not work but after the wifi point i was able to turn it off to reset and thenn it worked fine.
so apart from all the above we had a good stay, we did cook for ourselves in the evenings the cooker works well and the small fridge was big enough to store a few dairy items.


Good Location

We spent 4 nights in the dairy cottage , we have had a lovely time , the accommodation is huge ! plenty of space and everything we needed, bedrooms big and beds very comfortable, bottle of wine much appreciated. We met the owners son who was very pleasant . Lovely views out of the patio doors would recommend

Lovely stay Thankyou

We were very happy with our accommodation and the views from the property were great.
We stayed in the Three-Bedroom Bungalow (Clydesdale) which was very spacious with 3 large double bedrooms and a open plan modern kitchen and lounge area, large modern bathroom with bath and shower.
The host was very friendly and gave us a free bottle of wine to enjoy during our stay.
We are looking forward to returning and would recommend this property.

Fabulous Property With Great Views

Looking at the lovely pictures on booking site it gave the impression that all cottages had a view over the grassy area and the tranquil vista beyond.

However, this is not the case. I am particularly referring to the Hen hut over looking the farm house and bins (solo travellers will understand) whilst the Bull Pen over looks the animal barn.We had booked the Hen hut but should you wish to sleep beyond dawn is almost impossible with daylight streaming through the roof lights and at 8am the farm awakes and goes about the daily tasks needed.Read limited wi-fi as none; the signal is so poor its non existent..

Lovely place to stay. Bit out of the way but if you want peace and quiet then this is the place. We were booked into a 1 bed cottage but the owner kindly gave us an upgrade to a bigger one with washing machine and tumble dryer. Within driving distance of Hadrian's wall and other tourist spots. Well worth a stay!

Nice place

Our second stay at Hamsteels Hall. A beautiful setting with a warm friendly welcome. Spacious accommodation, cute newborn lambs and a visit to High Force Falls. Lots to do around and about too. Visited Masham in the way up and went round the Black Sheep Brewery. We’ll be back again. Well Recommend.

Happy Holidays

We stayed here overnight during the University graduation ceremony as it was very convenient for Durham. Quiet location out of the city and a lovely place for b&b or self catering.  We had our dogs with us so we stayed in an annex room with the self catering cottages rather than the main house.  It was the perfect solution for the b&b option.  The breakfast was wonderful too!

Memorable Experience

You know when you chance upon a place so special, you almost don't want to let people know about it - in case it gets so popular, you can never find a vacancy to book there again? Well, this is THE ONE.
We were very fortunate to be upgraded due to them being fully booked in their smaller cottages. So we had a huge farmhouse (4 or more bedrooms) all to ourselves. The kitchen is an absolute delight - wish we had so much space in our own home. The views are great and the hosts (June and Frank) are like old friends - even when we've only just met. Frank showed us how he trains his sheepdogs - and we loved watching them go tearing down the field, responding to their commands.
As we know the area well, nothing was really too far away - so we'll be back! 
Three of the bedrooms were ensuite but the main bathroom had a huge modern bath plus shower unit. There is also a cloakroom toilet downstairs - so no need to go upstairs for the loo.
