On arrival we were met by Joy who gave us a cheerful welcome and checked us in. 
Our room (5) was on the second floor at the rear. It was of good size and spotlessly clean. The en-suite was also of good size and shape. The bed was very comfortable. We noted that, in addition to all the usual, there was a hair dryer and a mini fridge, if required, available in the wardrobe. Location was good, opposite the Devonshire Theatre and very convenient for the "Magic Motors" Car Show that we were attending. Rather than waste time searching for on street parking, we used Trinity Multi-storey. Just five minutes walk away. 
We hope to attend the car show again next year and The Berkeley will be our first call for accommodation.

Suited our needs perfectly.

What a lovely stay!  The room was in a traditional style and very clean.  Beds were comfortable and shower was hot.  Full English breakfast was delicious. Thank you Joy for a fabulous stay; we look forward to visiting again.  Would highly recommend for anyone visiting the Winter Gardens, as it’s a 2 minute walk to the venue. 

Highly Recommended!

The Berkeley is a great Guesthouse, amazing location only 1 min from the seafront, Tennis courts and Devonshire theatre and Congress theatre and between those are the lovely pub The Stage Door. The rooms we had was very nice good sized double and single rooms. The breakfast was amazing and the manager was really really nice!    Nothing was to much troubble! We will be back for sure!! Thanks again for a lovely stay!!

Hidden gem

Excellent welcome , comfortable room  , superbly clean .excellent bedding and towels . Very tasty breakfast . Hand sanitizers well distributed throughout . Would suggest booking a lower floor room if you have mobility issues as the stairs are never ending ! Especially after a delicious breakfast

Did not expect to much for My £20 so on arrival was happy to see how clean it was . Then I was checked by Joy The Manageress who comes across as a Strict Headmistress type with a soft side definitely not a soft touch on being lectured about not using the towels on the vacant bed as if I would i went up to My Room Which was well presented this Lady takes Pride in her property and it Shows Talking Of Shows You are a curtains distance away from the Devonshire Park Theatre The Holiday inn Fish n chip restaurant is just round the corner with av60s decor to it very tasty food Nowbusing the lounge which is like Something from Upstairs Downstairs Might ring the bell and get Hudson to bring a pot of Tea Splendid period hotel 😀😀

What a JOY to behold

We weee looking for something close to theatres for a recent visit. 

Came across The Berkeley on line. What a find....great value, comfortable rooms, good breakfast and very close to theatres and the tennis centre.

Excellent value and location

The general manager was so helpful as we had been let down by our original booking.  A beautiful twin bedded room, comfortable, lovely and clean.   Great touches of fresh bottled water each day, biscuits and mints.
Fantastic location, two minutes from the seafront and theatres.  Ten minute walk into town and parking permits can be purchased daily at a very reasonable price. 

Definitely recommend staying here and will be booking again.

Wonderful find

This was my second stay and I am sure not the last. Joy and Russell are so friendly and they make sure your stay in Eastbourne is a memorable one. The breakfast is amazing and the place is always clean 

The place is close to the beach, theatre’s and restaurants. The bus stop is within walking distance. 

I stayed at this guest house as I was going to a concert at the Congress Theatre which is just around the corner, a "stone's throw away." It is also very close to the sea front.

I had a lovely room on the top floor, although it was a little noisy as you could hear everything that was going on in the street below. 

The only downside was that I'd booked to have breakfast, but was told they weren't doing breakfast, so was refunded the balance, and when I asked for recommendations on a place to have breakfast, they kindly obliged and recommended a nice place nearby.

They also provided me with extra sachets of tea and milk, as I drink a lot of tea, but not coffee, so I felt I was looked after. Will likely return next time I come to see a shiw in Eastbourne.

Very convenient location

I booked this guesthouse as it is on the doorstep of the Winter Gardens (and Devonshire Theatre). I was doing an author signing and selling stall at Wyntercon Eastbourne and didn't want the hassle of traipsing blocks to and from the event.

The Berkley has an interesting booking system. You have to arrive before 7pm, when they lock the front door. After this time, you are charged extra for every hour that you are late. Never, in all my years of travelling and staying in hotels and guesthouses have I ever had to pay extra. Yes, it was mentioned when booking, but that was months previous, and I had travelled to other hotels etc during the interim.

I did remember that they locked the doors however, and with my son offering to drive at the last minute because I was working up till 5pm, I didn't realise his satnav would take the scenic route - which was beautiful. I phoned after seven to apologise and say we were running late and was informed of the late fee then. Apparently, it's something to do with booking.com. There wasn't anything we could do on transit except continue our journey onwards arriving as soon as possible.

Parking is on the street, but it's free on a Sunday and after 6pm, so we only ended up paying £7+ from Friday evening until Monday at 8am which I was happy with as we got a spot almost outside the door.

The Berkley was clean and welcoming. Our host made sure we knew about breakfast which has two set times, not open access. Because we were going to miss it Saturday due to setting up at the event, she made us lovely sausage sandwiches to take with us which was great and something we'd never had offered before. Sunday breakfast, which we could stay for, was lovely and the hash browns - a personal favourite - were great.

I didn't book this room for luxury and fine dining but for its location and was pleased that, despite not being five stars, the owner had provided the same standard elements that finer accommodation offers i.e., good toiletries and tea/coffee facilities, clean linen etc.

For me, I struggled with figuring out the shower mechanism and ended up either scalded or freezing, but that's probably a left-handed thing.

Am I likely to stay here again? Really this depends on whether I do Wyntercon 2023. Till then...
