We have just returned from 2 nights at The Bay Tree, our first visit since Karen took over from Grace and Geoff, a tough act to follow but Karen is succeeding. The perfect host, dedicated to ensuring a perfect stay for her guests. 
Bay Tree is one of the best Guest Houses in Eastbourne. Comfortable, well appointed with lots of nice touches, in the best of locations, central to all amenities and yet in a quiet street 200m from the beach and pier.
We are confident that in Karen's safe hands, The Bay Tree will remain one of the best and we look forward to returning.

Perfect stay.

Hubby booked this mini break as part of a Christmas present and didn't he get it right! 
Arrived around 4pm to a very warm welcome, shown to our room which was a double room. Room itself was decorated to a high standard, nice touches with a tea tray, bottled water, USB sockets, large TV and most importantly a nice comfy bed. Toiletries in the bathroom where also of good quality.

The breakfast the next morning was really good, continental style with fresh fruits, yogurts, cereals, toast, meats and cheese. 

We left refreshed and full up. 

If you are looking for a friendly service, comfy nights rest and excellent value for money then look no further than Bay Tree Guesthouse.

Great little gem of a B&B

The house and the hostess are excellent! We really enjoyed our stay in our comfortable and clean rooms, the beautiful beds and the great atmosphere! The breakfast was fresh, delicious and varied! We will definitely return for the next class trip!

Special, familiar and perfect.

Being in the service industry myself, it’s always fantastic when something exceeds your expectations! The rooms are comfortable, cosy and clean. The attention to detail is amazing including fresh coffee on the tea tray and a hot water bottle on the back of the door. There is a leaning towards using organic products from the complimentary toiletries to our fabulous breakfast. Thank you so much, I will be back as soon as I can!

Excellent in Eastbourne

Should you wish a cut above the rest with class and sophistication, this is the place for you.   The accommodation is spotless and nothing short of what a interior designer would create.  

Karen is extremely helpful and eager to help where she can to make your stay comfortable. 

The breakfast room is elegant lots of healthy choices with lighter cooked options.

We could not find any fault will recommend to family and friends.

Class and sophisticated

Having stayed here previously and aware there had been a change of ownership from trip advisor, we hoped that it would be as good as previously reviewed.
Very glad to say , it was.
We were in room 3 on the first floor, which has a double and single bed, reclining sofa , good sized TV and well decorated and maintained ( as is the rest of the building)
Nice little touches like bottled water and usb sockets by the bed lift this place above a standard  b&b
Warm welcome from the owner and chat at breakfast , breakfast being continental with good quality ingredients and plenty of choice.
A free parking voucher is included for street parking, which is great as it allows you to walk into town, the seafront or to the pier, all of which are a few minutes walk.
Will visit again when in the area, and recommend to others.
A new owner and a new great future for this great b&b
