Fifth floor level too hot. Extremely poor plumbling for toilet flush and it doesnt help that not even so much as a cheap toilet brush is left. Take your own soap! (If you want to wash.) Five floors up and traffic still extremely noisy. Pool table ripped and slanty. Ping pong table broken. Foosball table broken. Have to fight to get in the one lift that took us up to fifth floor. Not recommended as a holiday stay accomodation. 

God awful.

This has not been developed to be a hotel. You don't get have toiletries, we've booked for 2 people and stayed in a single bedroom and only towels for a person provided. The bed is awful, mattress is terrible and all your body is in pain in the morning. Very noisy on the night, lots of doors slammed over the night. No air conditioning in the room and is very hot. Tried to leave the window open but is very noisy from the cars and there are people shouting over night. 

Not recommended for holiday 

Nice with 24 H check-in- very friendly staff. The rooms are very small we booked for two people but the bed is only suited for one person. It is only possible to open the window a little and it gets really warm in the room. In walking distance from the city centre

Very small bed, warm room

Spent more than 100 franks to sleep on an air mattress laid on a wooden plank. Coffee machine didnt work. Felt like an oven. Couldnt sleep the window opened because of the noise. Never going back, don't recommend. 

Expensive for an air mattress

Wonderful experience!  Kind reminder this isn't a hotel and we knew that as we enjoy traveling and staying in hostels and student accommodation because of their affordability.  

FABULOUS STAFF! Everyone was outstanding, superior service, welcoming and even made some amazing new friends for life.  Great location.  Parking was in Fountain Park, but you can validate your ticket for free with the purchase of a product or visit to a service in Fountain Park. 

This was our first stay in Scotland and we can't wait to stay here again!

Picked this venue due to location & wasn’t disappointed. Easy 8 minute walk to Haymarket train/ tram stations, giving easy access to airport or West end.
Rooms are spacious, clean and functional, with great showers. Staff friendly & helpful. Would definitely use again.

Great stay

Visited for Edinburgh Tattoo. Fringe was also taking place so city was busy. Paid £250 plus per studio apartment. 

Student accommodation and I suspect students man the reception. Found the staff very pleasant L, and had a conversation with a few who were all chatty and polite. 

Operating as a hotel but not really established as such. Had booked two rooms. Only one was available at 1500 when tried to check in. Other still not available at 1600. 

Floors dirty and still previous occupants stuff in fridge. No towels in room, although we’re provided at reception when asked, although new and left fluff everywhere. Shower door broken and bed changed with duvet folder at bottom, which is strange. Two awfully thin pillows, although two more in cupboards but with no covers.

No glasses to drink from in room but plenty of plug sockets and an AC unit, which was good when it got back warm and the windows only opened a bit. 

Bud stop at the top of the road into the old town, which was be easily walked in about 15 minutes. 

Coffee machine was broken in reception but plenty of nearby places. 

I wouldn’t rush to stay there but would book again if was most cost appropriate venue for the stay.

Appropriate but semi-expensive for experience

We booked a 5 room appartment for 9 friends at the Festival. Not cheap!
When we got to the apartment one room was not made up and the kitchen was filthy. The kitchen sink was disconnected. One shower was completely blocked and another full of hair. The staff made up the bedroom but no cleaning till the next,day. THEN some beer and food was taken from our fridge despite note saying all food left was ours.
Management have just shrugged this off with no apology. We realise this is student accommodation. We have used other student halls and been really pleased. This was really poor!
Don't go there.

Filthy and no apology!

The check in was a  bit too long. We've been told that at 3pm we can check in, but unfortunately our room was not ready yet. We had to wait longer than half an h to just use our room. The temperature of the room was unbelievable high. We were not able to sleep, to relax after a long day or before the day even started. The corridor at 7th floor was as humid and hot as it was in the room. No air condition, windows barely open. 
At some point we had to leave the building as the fire alarm went off.
No towels, no soap, no shower gel - nothing to be used. Not even toilet paper

Stuff on the other hand was really friendly

Not the best if you think to relax after a long day

We booked this room last minute for the Fringe and paid £64. For it being the Fringe, this was pretty decent price but it was still bad. 

The heating seems to be on full blast even when it's hot outside. The rooms are unbearably warm and the windows barely open to let in fresh air. Even the corridors feel like a hot humid day. 

The bed is the most uncomfortable thing I've ever slept on, you can feel every spring.  The shower door was too stiff to move, I didn't want to force it over fear it would break off. 

There isn't even soap or a hand towel provided so there's no way of washing your hands. 

It's a good location, round the corner from Haymarket station and a short walk to princes st. Staff were friendly too.
