We’ve loved Kingsway! Lizzie & Gary were the ultimate hosts! The rooms are clean & comfortable! The breakfasts are outstanding with new choices everyday. Gluten free options also available! It was located near a bus stop & several good restaurants close by!  Just be aware rooms are accessible by stairs only.

We would definitely stay here again!

We have made three trips to Edinburgh and this was by far our favorite place to stay.  Our room was comfortable and the breakfast was delicious, but it was the hospitality of Lizzie and Gary that made this such a wonderful place to stay.  They were very helpful letting us know how to get around (it's a very short bus ride to the city center!), where to eat, and suggestions of things to do.  We made great use of their hand drawn map!

Comfortable, welcoming, friendly, and convenient

We chose this guesthouse for its ideal location and very positive reviews. Our room was beautiful and well finished. However a bit small but ok for a few days. The noise in the corridor and from the breakfast room is quite audible though. And breakfast starts early... However, the whisky from the night before did its job well.
Both managers are super friendly and enthusiastic to give explanations and tips. Breakfast was perfect, nothing to complain about, everything very fresh and perfectly prepared. Real haggis here... Nearby nice pubs and restaurants. Edinburgh city centre is 30 min walk, so quite doable. Otherwise, there's the bus, taxi or Uber.
They also have an 11kw charger for EV cars. So definitely a plus. 
Prestonfield 'Rubarb' restaurant is nearby and highly recommended for culinary tourists....

I stayed for the Taylor Swift concert and couldn’t have asked for a better place to stay. The hosts were incredibly friendly, helpful, relaxed and welcoming. The Breakfast is incredibly good and the location was great with loads of buses running towards the city centre. The room was comfortable and had everything I needed. Would definitely stay here again!!

Swift trip to Edinburgh

What a little gem! We found Lizzie & Gary’s B&B via Rick Steves and their charming home did not disappoint. Exceedingly comfortable accommodations and a huge, hot breakfast daily included in the price. Easy walk to the nearest bus stop to head out for a day of sightseeing. We only got to Old Town on this visit but look forward to coming back again and staying longer.

Gem of a B&B

Do not hesitate to book a few days in this B&B! The room was a wonderful place to come back to after a day of sightseeing! The breakfast here is amazing! My husband has not stopped talking about it since we left. The dining area and table for two was private, yet we could still have a conversation with another couple during breakfast. Lizzie and Gary are wonderful, friendly hosts. They provided us with great information about the city and restaurants and pubs that were close enough to walk to. We would definitely stay here again when in Edinburgh.

Book this B&B!

Highly recommend a stay at the Kingsway Guesthouse.  The hosts are very helpful and the breakfast is excellent.  If you do not mind walking, the guesthouse is an easy stroll to the Royal Mile and Holyrood Palace and park.  The winding staircase in the house is very tight, so you need to be careful if carrying luggage up and down it.  The room is very nice.  Just a great place to stay.

Edinburgh Bed and Breakfast Delight

Lizzie and Gary were very friendly and accommodating and provided fantastic breakfasts with daily specials. One in our group has food allergies, and they were so helpful and attentive in assisting. The breakfast area was warm and relaxed. Lizzie provided a great deal of local information and directions. Rooms, beds, bathrooms were comfortable very and clean with all amenities one could need. Would love to stay here again! 

Wonderful Treasure and Charming Accommodations

Close to the Royal Mile (20 minute walk) or take a bus right on the corner.  Our accommodations were exactly as expected, the breakfast was amazing, hot and always on time.  Our hosts were very helpful with maps and locations.  Would definitely stay there again!

Excellent location / Perfect B & B

We have stayed with Gary and Lizzie many times for our visits to the Edinburgh Festival and we were grateful this time to them for finding us a couple of nights at short notice. This is accommodation of the highest quality and the splendid rooms are complemented by the best breakfast you can get. Free parking and  a friendly welcome make it the perfect stay for us.
