A one night visit on a business trip. A friendly welcome and advice about eating out. The rooms were very large with all the facilities needed. Breakfast was cooked to order and delicious. will stay here again when I visit Edinburgh.

Friendly, spotlessly clean, large well furnished rooms and great location

The Ashdene Guest House is located in a quiet zone, 20 minutes walking to center. Close access to public transportation. Room was extremely clean. The host was very friendly and the breakfast was delicious while enjoying the garden view. We highly recommend to enjoy the stay in this house.

Lovely Scottish Home

Ashdene House is one of the best B&Bs I have ever stayed in. Everything about it was perfect for me and the Hostess was very kind and helpful. The house was very tastefully decorated and scrupulously clean.  The breakfasts  were well presented and beautifully cooked and served with a smile.  Nothing seemed to be too much trouble.  If I could, I would give this B&B more than 5 stars!

What a fantastic B and B. Spacious room and en-suite. Spotlessly clean. Delicious breakfast and friendly owners. Would definitely stay again. The free on road parking was a bonus and we were given free bus tickets for each day of our stay though it only took about half an hour to walk down into Edinburgh (uphill on the way back!)

Super stay

The room was very pleasant and spotlessly clean. The bed was comfortable and a good choice of pillows. Plenty of hot water and good towels. The owner was very helpful and accommodating and the breakfast was very good and no problem in accommodating my dietary requirements. The location of the guest house was good for walking into the centre.

Excellent place to stay

Thanks a lot to Carline and David for the nice and relaxed days in their house. We had a great time in this cute and lovely organised house with tasty breakfast. The breakfast in the winter garden is the best in the morning :)  The owners are very nice and gave some nice tips for sightseeing in Edingburg. We will definitely come back to this guesthouse.

Nice Bed & Breakfast - family-owned House - perfect

An absolutely fantastic guest house. Rooms are spotless clean and refreshed every day. The owners are very friendly and helpful, when ever needed offering advice on how to get to places, and which places are worth visiting. The breakfast has a big variety and all cooked food is fresh, hot and of good quality. It's served in a very nice Conservatory.
Can really rate this place to stay!!

Great place to stay

Lovely and clean. Room cleaned each day. Breakfast was good and tasty. The second floor room was a bit of a hike but comfortable with a new modern shower room and excellent water pressure. 

Parking on road outside a bit hit and miss. Had to be moved by 10am weekday mornings to avoid a ticket.

There was an alarm on the front door which we both found quite alarming! We got the knack of getting through the door as quickly as possible.

Very clean - excellent breakfast 

My husband and I stayed at Ashdene House for 4 nights while on our honeymoon.

The house is a beautiful, old home with so much character. It is conveniently located on a quiet street that's a 10 minute bus ride away from the Royal Mile. It's only a very short walk to the nearest bus stop (3-5 minutes). 

Our room was quite clean and had everything we needed (including a hair dryer and converter). The only criticism we have is that there was too much furniture in the room (including a large wardrobe and dresser) that didn't leave a lot of space for suitcases and moving about. However, if you're staying longer than us and would use the wardrobe and dresser, you may find this useful!

The hosts were very friendly and quick to help us figure out the bus routes, provide us with bus passes to purchase, and call a taxi to the airport for us when we were ready to leave.

We didn't eat the included breakfast during our stay (we stayed out quite late to enjoy the Fringe!) so we can't comment on the food. We can say that the house and its owners are wonderful and that we would stay with them again.

Charming but a little cramped

THIS PLACE IS TERRIBLE DO NOT BOOK HERE! I booked a room for my daughter and husband and when they told me kids were not allowed they would not refund me and sent me very rude emails. I never write reveiws but am so appalled that I had to this time. They made absolutely no effort to help me and the customer service was terrible. I have NEVER in all my travels had an experience like this and Caroline was terribly rude.
