Great B&B with some character. Our rooms were exactly as pictured. If you require an elevator this may not be the place for you but for me it was exactly was I was looking for. Proprietors were very kind and helpful. I would stay again. We opted to Uber around or walk, but there are bus and taxi options as well

Quaint and Quiet

We had a lovely weekend staying at the Rose Hall Hotel, such a clean hotel, our room was beautiful and was over looking Arthur' Seat. Teresa was such a lovely host, couldn't do enough for us. We will definitely be returning here in the future. Will be recommended to friends and family. Thankyou for having us, we've enjoyed every minute 😊

Rose Hall Hotel.

Stayed here for with a friend for a weekend in Edinburgh. The lady who greeted us was very polite and welcoming. The hotel itself is very well kept. Our twin room was a decent size and the beds were very comfortable. Definately worth what we paid, we had a brilliant weekend thank you.

Warm, welcoming and comfy.

Lovely host, rooms clean and comfortable. Highly recommended. Good food, breakfast would highly recommend. Not far from the centre and a good transport network. Property retains a lot of the original features.   Easy to find some good pubs locally

Great hotel recommended

We stayed at the Rosehall Hotel at the end of June 2021 and were amongst the first guests since lockdown ended. As a result we had a gorgeous double room - large, beautiful high moulded ceilings, 4 poster bed, and a huge bay window which got the sun in the afternoon. I'm not sure what the other rooms are like, I suspect that some are smaller, but ours was lovely. Everything was spotlessly clean and covid-safe.  Theresa who runs the hotel was extremely welcoming and friendly. 

In terms of location, it's a 25 minute walk from the Royal Mile which is great in terms of being quieter; there are regular buses if you want them, but it's easy walking as it's very flat. Lots of good coffee shops and interesting restaurants close by if you don't want to walk back into town in the evening. Altogether a really good place to stay, thank you Theresa!

Lovely hotel and great location

We thank Teresa and her family for the wonderful stay in August during Fringe / Military Tattoo.
In 10 days of presence we had a very nice, quiet room, overlooking Arthur's Seat. It was equipped with everything you need, was very clean and well maintained.

The continental breakfast was quite adequate and good, if that's not enough, ask Teresa for "upgrades", they do everything for the satisfaction of their guests. The daily conversations with her during breakfast were very nice.

If you need tipps (no matter what!)  just contact Teresa, she will be glad to help.

The walk to the center takes 20-30 minutes on foot, depending on running speed. Recommended is the Newington Road parallel to Dalkeith Road, with countless restaurants, cafes and shops that make the route interesting and pass the time quickly.
Those who prefer to travel by bus can solve a day ticket for 4GBP, one way 1.60GBP, the bus stops are in the immediate vicinity of the hotel. Please note: you have to pay with the appropriate change, the driver does not change.

There was only one downside to our stay: it was way too short !!!!!

We would like to thank Teresa and family again for the great time and will definitely come back!

Good location in Newington, only a short journey from the city centre with a friendly landlady who made me feel very welcome. I was down for the weekend visiting friends during the Fringe Festival and this was the cheapest place I could find to stay. Comfortable bed, and in a quiet enough area that I was able to get a decent enough sleep. Would have no qualms about staying here again. 

Good Value

Rosehall hotel is a nice small old-fashioned and pleasant hotel not far from the city centre and major highlights, and close to the bus station. The hotel is cosy and quiet with a very friendly manager/owner. The building is lovely.

Visit to Edinburgh, May 29-June 2, 2018

Had a great stay with my friend. The owner is very chatty and friendly and the building is lovely. It's old so there are only stairs, but it was a good work out for our legs! We enjoyed the nice free breakfast and didn't mind at all it was a little bit outside the city centre. Most days we even walked there, but with the bus it wouldve taken us 10 min. Would stay here again and would recommend it to others!

Great stay

Been a great stay. The lady in charge was very helpful and friendly. We loved our room, quite old and tradional but suitable. Nice littld breakfast in the morning which was from 8am til 9am. Going into the town, a bus was easy to catch and only £4 for a day ticket, which you will need the correct change as the bus driver wont give you change as the way the buses are and they are quite frequent. Parking at the back of the hotel is free if you can find a space. The town centre isnt too far and the bus can take you straight to the town. Wifi was free, okay signal. We had an en-suite and it was lovely, clean and practical for needs. Only downside was mattress was a little too hard for me. But the room was lovely and warm at night. Very happy. Will stay again.
