We had the family room which is huge and beautifully decorated. Room was very clean, we especially loved the view from the bay window. Room was cold when we first arrived but heated up soon enough. Good facilities tea/coffee/ water/ hairdryer etc. Really enjoyed the breakfast which you order the day before. My little girl especially loved her own continental breakfast! Porridge was lovely as was the black pudding barm. Good range of cereals and vegetarian options. Breakfast room was beautiful with lots of original features. 
Owners were very welcoming check in was 5pm which wasn’t an issue for us. Location is great handy for bus into the city centre. Would stay again! 

Great stay 

I stayed here for 2 nights. It’s about a 20 minute walk into the city. We had the family room which was a decent size but overall the B&B is tired and not very clean at all. The hairdryer caught fire whilst we were using it and the kettle didn’t switch off so you couldn’t leave it.
Breakfast was pretty awful. You have to order the night before. Choice of a couple of cereals in the morning but porridge under cooked. I ordered brown toast and got half a slice! There is no “full Scottish” option rather muffins or breakfast bap. No meat sausage just vegetarian option. I ordered the muffins with egg and bacon but was told the owner had burnt the bacon and she didn’t have any left! So got over cooked scrambled egg on cold soggy muffins. 
It is over priced at £93 per night for 2. 

Would not recommemd

I booked Clan Walker on a weekend, and I stayed on my own.

On the day I arrived at the hotel I received a text in the morning telling me that my key would be available to pick up from the lock box near the entrance. In my 2 night stay, I never saw any one (guest or owner) from the B&B.

To cut a long story short, the place is dated, tired and dirty. It’s like it’s not been touched since the 60s. 
The sink in my room had about 100 hairs in it. The shower is so weak, it barely works and the pillows had stains. The extractor fan in the bathroom wouldn’t stop turning on and off. 

There was breakfast included, but I opted not to eat there, as it didn’t feel clean enough, and preferred to head into town to eat there. 
 
I was in Edinburgh for work and didn’t have time to complain or get a refund and move. I also didn’t see anyone to complain to. So I ended up sleeping there, and making sure I was out the rest of the time.
If this was a holiday, I’d have left immediately and complained to hotels.com. 

Points to note. It’s about 2 miles away from the centre. Not too bad, only £5 In an uber. But not close or really walkable.
I never ate there, so can’t say if it was nice or not.

Bed was comfortable, but small. Stains were a put off, but it generally felt clean, but the mismatched furniture felt drab and in need of a refresh. Aside from the extractor fan, the room was quiet, and the black out blind worked well.

Water bottle was replaced during the day which was nice.

There was an ironing board, but no iron I could see. (Again, no one to ask for one)

I think my biggest problem with the place was the price. £90 a night for this felt like theft. Iv stayed in better hostels at quarter the price (in Edinburgh too).

Either clean the place up or drop your price. I wish I’d have read a recent truthful review before hand. 

As I said, I never met the owners, so I can only go on the facilities, and I didn’t like it. I wouldn’t recommend it. It’s absolutely not 4*.

To sum up..keep searching.


Overpriced

We stayed at this guest house for 3 nights, it was amazing, the room was spacious, there was a massive confortable bed,there was a massive coach, our own bathroom, a big tv, and it was quite close to a few bus stops and about a 30 minute walk to the city centre. Close by was a swimming pool, a walkway to Arthur seat and lochs. It exceeded our expectations, we would never get a room that big , with all the amenities for that amount of money in ireland. The breakfast was amazing, I especially loved the potato scone in the bacon bap, I also loved their system of drawing up a breakfast list so guests could circle what they wanted and it therefore meant in the morning at your allocated breakfast time you sat down and all the food you asked for was given to you. The owners were friendly and welcoming and allowed us to leave our bags on the first day as our room wash ready yet and gave us the key so when it was time to go back we didn't have to ring the bell we could just go straight to our room. I would definitely go back here again, it was money well spent ❤

Amazing stay

Booked this B&B through booking.com. reviews were good and the pictures showing the room looked great with fab views. Only that wasn't our room. 
We arrived early and in fairness they let us leave the car in the car park. Be mindful though that there are only 3 spaces. We were lucky.
We were told we couldn't have our room while 1pm but that was fine as it's normally 5pm but we messaged ahead., we went for a walk. Chap at B&B gave us completely wrong directions, never mentioned the buses. He was more interested in how we were paying.he gave us our key in advance so we wouldn't have to bother him again.
When we got into our room later that day, we were gobsmacked. We didn't expect luxury, but we did expect clean. We were in room 2. Very dated, very dusty and the bed creaked with every movement. Every surface was dusty. The bathroom floor tiles were loose and not fitted properly. The shower  cubicle plug was disgusting. There was a hole in one floor tile that had raised, was sharp and a hazard as you got in and out of shower. 
You pre book breakfast with the time you want to go. Don't expect a full cooked breakfast though. It's a sandwich or continental. Not sure what the other option was. Fruit juice, cheap cereal and yoghurt. 
The only positive I can find is the proximity to the city centre with the bus stop directly outside. Have the correct change for buses though as they don't give change.
Oh, and as soon as you enter the place, there are electrical wires hanging down and plaster peeling from the ceiling in the entrance hall. They are out of reach but not the best 1st impression.

Wow. No words

Enjoyed a pleasant stay at Clan Walker, but feel it doesn't merit the 4 1/2 TripAdvisor blobs.  
We knew we had booked the last remaining room, and that it was smaller, so we expected to be cramped.  But Clan Walker struck us as a bog-standard guesthouse: friendly hosts and nice breakfast, but on a noisy main road, stained carpet, broken blind, massive washbasin within small bathroom (you rest your chin on the basin when you sit on the toilet).  We stowed our empty luggage on top of the wardrobe, but pulled down a thick layer of dust when we retrieved it.
None of the problems were a big deal - but certainly not worth over 4 blobs.

Over-rated

The guest house is located in a logistically convenient part of the city, the bus stop is also nearby. The room was ok, though small and a bit loud (first floor, on the Dalkeith road). Bathroom was ok too.
Service should be improved: once our bed has not been made and the carpet did not seem as perfectly vacuumed. Furthermore, there is some complimentary soap in the shower which has never been refilled. Breakfast buffet has also been rarely refilled and when a guest asked for a second sausage the request was kindly rejected adding that she should have waited for at least 20 minutes to have it served.
We felt as if we had to ask for everything in order to have it settled, whereas it should be the host´s duty to take care of it. We think the service should be more guest-oriented.

convenient location but service could be improved

We loved the homey atmosphere here and stayed in room 5 up two flights and facing the road and lovely view right on to Arthur's Seat. Modern bathroom, comfy beds, hot breakfast made to order between 8-9. Bus stop into the city center right out in front but we sometimes walked. Loved the available restaurants on Minto Street area some with music at night, loved walking around the neighborhood and park below Arthur's Seat and explore the University. Owners called us a taxi when needed, Uber and bus were easy as well. Thank you!

Friendly hosts in a lovely city

After driving for 5 hours to Edinburgh the Clan Walker Guest House was a welcome break. We arrived early before the check in, mainly to get a parking space outside the B&B (of which there are only three spaces). Lorna welcomed us to the B&B and said that we could check in at that moment which was very convenient. 
The room itself was large and had a period feel to it with a four poster bed included. The room itself was getting a bit tired and could do with an update but it was pleasant enough. The bathroom again was large and looked to have been recently renovated. 
 After an explore of Edinburgh we returned to the hotel and Lorna kindly booked us a taxi back into the centre of Edinburgh for our evening meal. The B&B is located about a 20/30 minute walk from the centre of Edinburgh or a 10 minute taxi ride (averages about £10 per trip). We then had a comfortable night back at the B&B.
Breakfasts were all around to a good standard on both mornings for what you usually receive at B&B's. There was a 1 hour slot for breakfast from 8 till 9. 
The service at the B&B from Lorna was brilliant and she was very accommodating. Thank you for a relaxing and comfortable stay.

A comfortable stay

Very supportive and accommodating right through from booking to departure. Laura was very helpful directing us to bus stop to get us the 15 minutes into town. Lovely well cooked breakfast. Would stay again
