t advertises as a B&B but they do NOT tell just it’s just a continental breakfast. YOUR advertising should state this as clear as day. Be open and transparent !!

The best part of staying in a B&B is waking to to sausages and bacon in the morning.

We won’t be visiting… Sadly

This B&B is clean and friendly and very good value indeed. The bed was comfortable, my window had a view of the sea. Good fried eggs on toast for breakfast. Bathroom floor nice photo of moon craters.

The Ash calls itself ‘the friendly B & B’ and it is an accurate description! Very comfortable beds, lovely breakfast room and ample breakfast options. No meat but eggs or beans on toast, cereal, fruit, yoghurt and all the toast you can eat and all the tea or coffee you could want. All delivered with warmth and charm by the lovely owners. I have enjoyed two stays and will certainly be back when I’m in Exmouth again. Fabulous seafront setting too.

I have stayed  at the ash several  times last  year  and this year  great customer  service  friendly very clean and we are booking next year  nothing is to much trouble  close  to all amenities and the harbour  and see lots  of pubs restaurants  around and great value to stay  at ash 😀

Rooms lovely and clean, breakfast good. Excellent position to explore Exmouth.

We came for a 2 night break with friends.
The location for what we wanted was perfect.
The rooms were clean and tidy.
The view over the sea was an added bonus.
Breakfast was a buffet or you could have eggs or beans on toast.
The owners were very polite and helpful.

Excellent lovely cosy place! I and my son keep returning every year, the 5th so far. I have a chronic health condition with some sensory issues and every request and whim i have had has been fulfilled by both the ever so friendly, polite and kind owners. The hotel is on the sea doorstep and i love the view at the sea from bed when i have to rest. We usually get a twin room with a sofa and a chair and we both have space to comfortably walk around the room, even if my son leaves his backpack or shoes in the middle of the room. Its peaceful, quiet, with seagulls songs, but not human traffick. My son loves the cooked breakfast and i appreciate very much my not-on-menu options always accommodated. The rooms are clean, always topped up by milk or tea if you're running out. We love it every time!

Lovely cosy place

Upon our arrival at what was advertised as a hotel, we were shocked to discover that it was, in fact, a small house being rented out. There was no reception area, and we were greeted by the owner who asked us to sit on a filthy chair. The only semblance of a front desk was a small desk cluttered with paperwork. To make matters worse, the owner used a school notebook to record our identification information.

In the same room where we checked in, there were a few old tables and chairs scattered around, which appeared to be used for breakfast service. We had paid for a double bed room, but the room was so small that it was nearly impossible to move around freely. The wardrobe provided for hanging our clothes seemed like outdated furniture, and the bathroom was so cramped that it was only suitable for a slim person.

Every corner of the accommodation was filled with mismatched and aging furniture, leaving no space for relaxation. Due to the lack of comfort and space, we ended up spending four hours outside, attempting to find some respite from the cramped conditions.

Furthermore, the bed linens, sheets, and pillow covers were far from fresh, which added to our dissatisfaction. To make matters worse, there were no net curtains for privacy, and given my knee problems, I was forced to book another hotel in the middle of the night.

The experience left me deeply disappointed, and I must say that what the owner was charging for this accommodation was certainly not worth it. I can't help but wonder if your website advertises properties without proper checks and verifications.

Bang on the beachfront, peaceful easy parking, big mixed continental english breakfast, perfect beds and very friendly generous hosts . Amazing views if sea view bed . We woke to the sound only of seagulls but not wakened by them .

Arrived at check in time and greeted politely at the door by Ash, the proprietor. He carried my case to my room and showed me which keys were for what. I stayed in room 8, a single room with a lovely big double bed, which was very comfy. There were tea and coffee making facilities and a wash basin. Ample storage for clothes etc. My private bathroom was next to my room down a few steps, not en suite and certainly not a problem. I did not have a sea view but was aware when I booked and this was fine as I’d planned to be out and about. I slept very well, my room faced the back of the house and was nice and quiet, apart from the seagulls which I loved. After all, this is as close to the sea as I could get! The room was clean and tidy, it’s an old house so a few creaky floorboards are to be expected as part of its character. The hosts are a lovely husband and wIfe team who both work hard to ensure their guests are happy. The location is fantastic. The seafront is literally just across the road and the town is a few minutes walk away. Or if you prefer there’s a land train that stops just across the road that takes you into town and along the sea front. £5 a day to hop on and off wherever you please is reasonable. There is a Rockfish restaurant opposite, also the docks cafe and a couple other places for eating out. Stuart Line cruises are situated opposite if you fancy a boat trip. I managed to find a parking place nearby and left my car there safely for the duration of my visit. There is a pay car park not far away in camperdown terrace if you can’t find a place in the street. Breakfast consists of egg or beans on toast, cereals, yogurts and fresh fruit, this is ample and served quickly with tea coffee and/or fruit juice. If you prefer full English, there’s docks cafe opposite or as I went to, the Araby in the town centre where they also serve delicious home made lunches. All in all I thoroughly enjoyed my stay here and this will certainly be my go to b&b whenever I want to stay in Exmouth. The price is reasonable and there are no complaints from me. 10/10 all around.
