No question about it this place has a great location being just a few metres from the beach one way and about a 10min walk into the centre of town. 

There is limited parking available at the Guest House bookable in advance so I would recommend that if you’re going to be staying for a while then ask Tracy, your hostess with the mostest, if it’s possible to reserve this.
 That having been said, there is free on-street parking as the road isn’t a restricted area but just bear in mind that, dependant on when you arrive there may or may not be a problem finding a free spot. 
When we arrived I was lucky in that I took the last free spot at the time, an hour later though there were a few free spots dotted along the road, so it varies during the day.  

The room was comfortable as was the bed and there are plenty of tea/coffee sachets if you want..
We had room B which was fine for our 2 night stay but could be a bit tight if you had a longer stay.
 The bathroom was fine and shower gel/shampoo is provided which is useful.  

One thing I’ve just seen on TA which I find slightly strange is the following:  
“We have a varied breakfast menu to cater for all tastes which is cooked fresh to order.”  

  Strange because in the “Welcome Book” in the room it gives recommendations for various places in the vicinity for breakfast and in fact you get a small voucher for one of them for breakfast.  

We went to Wetherspoon’s. 

All in all a very pleasant stay in a central location and at a reasonable price.

Great location and great hostess

Would thoroughly recommend Beachend to anyone. The rooms are gorgeously decorated with thoughtful little touches such as Devon Fudge in the room.
Really easy check in process and Tracy is really helpful with tips on parking and local facilities.
Nothing was too much trouble.

Beachside Bliss 

We returned to the Beachend Guest House after our last stay over 3 years ago. Tracey, the owner, is a very pleasant lady. 
This time we had the larger room with the bigger bathroom with roll-top bath (not that we used the bath). The bedroom is quite small but just about adequate. Plenty of drawer space for clothes and things. Bed was a bit too soft for me but overall a comfortable stay.
No breakfast option now as Tracey has stoipped offering it due to problems with guest demands that couldn't be accommdated! Not really a problem as there are plenty of breakfast options close by.
If you have a car the parking is a bit of a problem. There is a space in the back 'service' road behind a neighbours house that is rented by Beachend but it is incredibly tight even for my average size car, particularly when someone parks slightly over the space with a huge 4x4! I only parked there once as I just managed to get a space in the street each time we returned after a day out.
Location is good as you are only 10mins walk from the town or 5mins from the esplanade.

Good location and pleasant owner

Would definitely recommend staying here, very friendly owner and beautiful bedroom & bathroom short walk in to town and seconds away from the beach, we loved our stay and will definitely be returning, perfect for a couples or even families stay. 

Loved our stay at Beachend guest house

Last minute booking so didn't know what to expect. Owner Tracy very welcoming and nothing too much trouble. No breakfast but this is clearly mentioned on booking so no complaints. Lots of local places do a good breakfast for reasonable price. Standard of rooms far higher than you might expect. Will be back.
