No bath in the room, although it was not mentioned on hotels.com. And the bath, which was supposed to share with other guests, was still dirty from the morning routine. Another room was not available and we checked out immediately. We asked hotels. Com for refund and they tried to get a confirmation from the Eden Lodge concerning the situation. They never got an answere until now... and my email in this case was not answered, too. 

Avoid it

If you are travelling alone you can not use the pool unsupervised as they do not have insurance, towels are supposed to be supplied one was but it was damp, we was upgraded to a room with an en-suite but my husband being tall hit his head and elbow on the slope which took a bit of skin off as the ceiling is artexed. The breakfast had dog hair on the marmalade and bread and the breakfast room skirting was noticeably dusty, you only seemed to get one option a half english breakfast with toast. The car park is small but we managed to get 7 cars in there at a squeeze. If we were staying longer I probably would have complained as there was only one small pot of shampoo for two people and no hand soap. The hosts were very nice but I feel this whole B&B needs a bit of TLC the locks to our room definitely need changing. It's a shame as this place has a lot of potential many things listed on booking.com were incorrect we didn't get bathrobes or a hairdryer etc. we paid £77 for one night plus breakfast which made it £91.

Shame because it could have so much potential

Not what we originally booked. When I made our initial booking we were informed we would share a bathroom with our daughter's room when we arrived we shared a dirty shower room with other rooms on the same floor. Our double room was small, cramped and in need of decoration, wall paper coming off the walls and stains. No space in the room to get changed. Communal areas not clean, lounge area carpet dirty.  Don't go by the pictures on website they are clearly not what they actually offer.

Upset, would not recommend

Definitely not value for money. Room was the only plus as it was spacious but with no private bathroom it downgraded the dream right away. Breakfast was "what was left from the day before". The only fresh items were the tea and coffee and milk. Was even served mouldy croissants. Landlady and staff were friendly though could not compensate for the lack of things.

Back to the 70's

Pros: 
- great location for the centre of Falmouth.
- comfy double bed.
Cons: 
- Customer service was not up to standard. We felt it rather intense and alarming being asked to pay upfront our £450 for our 4 night stay (not including breakfast) before we had seen the room, facilities and before we even brought our bags in. This gave us ‘red flags’ as if maybe in the past guests have felt the rooms are not adequate enough and refused to pay the full balance owed.
- Limited car parking available (5 car parking spaces for 10 bedrooms) which meant a first come first serve basis, with cars being blocked in, which meant we had to park on street parking down the road. It is not clear on all booking sites that private parking is restricted, as it was falsely advertised as ‘free private parking’ on booking.com. 
- Overpriced for a very basic bedroom. Decor was superficially okay but basic and tacky. There was an issue with our door that meant when the window was open it rattled. During our whole 4 night stay our room was not once cleaned (bins were not changed, bed sheets were not changed or even spruced up, used mugs were not cleaned, bath towels weren’t replaced etc). After looking at alternative properties on the same road there are cheaper rooms at guest houses with higher star ratings therefore we were unsure why Eden Lodge was so over priced, it left us feeling ripped off.
- Inadequate en suite facilities. The pictures on the booking.com website do not show the small size of the en suite bathroom. We found, both being tall, unfortunately each time we went to the toilet we hit our heads off the slopping ceiling. The sink was tiny that meant the hot tap sprayed everywhere and it was difficult to put your head close enough to the sink to brush your teeth. Also the shower clip was broken so we had to hold the shower head while washing our hair or leave it hanging. We were given one small shampoo and no soap during our whole 4 night stay which was inadequate for washing hands.
Overall we were very disappointed with our stay as the pictures on booking.com did not reflect the rooms in real life, the room was largely overpriced and very basic, the en suite was inadequate for use and we selected the property for its private free parking, as we knew it was difficult to park around Falmouth centre, and yet we could not park our car there. Unfortunately Eden Lodge left us with a bitter aftertaste of feeling massively ripped off. 
We definitely wouldn’t recommend Eden Lodge and we will not be staying there again.

Overpriced. Very basic. Very disappointing. There are better alternative guest houses on the same road.
