We were on a cycling tour of the West coast of Scotland so stayed in a few B&Bs and this was the worst and I can't honestly recommend it. We received an email the night before stating that because of licensing issues??? they couldn't provide a cooked breakfast but they would offer a tray outside our room with a hot roll, carton of juice, prepackaged chocolate croissant and pre packaged breakfast bars, a sad looking orange and banana. We left most of this on the tray. It was placed outside our room with no notification that it had been delivered.  I don't expect there has ever been a proper breakfast offered as I really don't know where you would have it as the property seemed to have several outside doors which I presume led to the rooms. All very strange. 
They did offer a 20% discount which I have had to chase and chase with the owner and booking.com. I also saw reviews that this was happening a year ago.
It was also self check in so we never saw the owner. The outside of the property was very scruffy.The room and bathroom itself were fine, although the towels were very small and the bedding not the best quality. 
The location was good, walking distance into Fort Augustus. 

A very impersonal stay. 

This B&B is clearly still a work in progress and will be good once it's finished.  There is no doubt that a lot of effort has gone into refurbishing the rooms which are a fantastic size with an impressive and expensive bathroom. The rooms were very clean too which was good.
 Unfortunately,  the attention to detail is somewhat lacking. The exterior of the property is still a work in progress with leftover building materials, rubbish, dirty windows, tall weeds growing through the path and equipment laying around still. Inside, bathroom towels were small and freyed/ coming apart around the edges. Bedding was pretty cheap and thin which I wouldn't have an issue with if it were not for the fact that the room was £150 per night. 
The B&B don't offer a cooked breakfast ( which we knew when booking) and provide a continental breakfast tray delivered to your door. This in principle is great but again there was little attention to detail.  The breakfast couldn't have appeared more cheap and cheerful if they tried. Butter and jam were provided but no knife to spread it with or a napkin. Fruit juices were in cartons with straws, prepacked pastries and the whole thing felt like a school packed lunch. I totally understand that profit margins are really tight and the owners need, quite rightly, to make a profit but this felt quite insulting after paying a lot for the night. 
It wouldn't take much to make this a great little B&B, but it's just not there yet. It also didn't help that we didn't receive the arrival email which would have explained that no one lives on site and you need to let yourself in. After about 20mins we finally got hold of someone on the phone. 

Somewhat lacking

Lovely location at the south end of Loch Ness. Arrived and found our way in, due to COVID all still rather hands off and normal cooked breakfast was not available.  That was dealt with beautifully by Alisdair who arranged Bacon and Egg rolls and lots of continental goodies, we certainly didn't go hungry.
Lovely bathroom and terrific water pressure.  The weather was lovely and warm, but had it been chilly, the 3 heaters available would have been very welcome. Our only negative was with the pillows (could have done with an update and been firmer, plumper and a mini fridge would have been wonderful.  Other than those very small things we had a really lovely first night in Scotland staying at Appin House - thank you Alisdair

Lovely location, comfortable and cosy

Visited in October 2022, stayed one night. I stayed in one of the small twin rooms. Had to phone for access which all went smoothly. 

I was really impressed with the room. It had clearly just been refurbished to a high standard. Nice decor. Small but really nice ensuite. The bed was comfortable and the shower was absolutely great.

Was pleasantly surprised to find a continental breakfast and hot roll waiting outside my door in the morning. Really enjoyed it. 

The surrounding garden needs a bit of tidying up but that’s really my only negative.

I wouldn’t hesitate to stay here again.

Pleasant stay

Whilst the location is great being within walking distance of the centre of Fort Augustus, the room is spacious and parking is good, the negatives of this B&B outweigh the positives. The fittings and decorations in the bedroom and bathroom have not been well maintained and there are a number of faults, Both rooms had not been cleaned properly. On the morning of our planned arrival we received an e mail from the owner, explaining that due to some licensing problems we could not have a cooked breakfast, instead we were offered a continental breakfast which would be delivered to our room. In addition we were offered a 20% discount which would be refunded to us. In fairness the continental breakfast was quite good. However, we have not received the £20 refund. We strongly recommend that you do not stay at this property.

AVOID, AVOID, AVOID - DO NOT BOOK.
There was NO interaction from anyone! 
We were told by booking.com only 7 hours before arrival that there would be NO full breakfast as the B&B had forgotten to renew its food licence. TRUTH is Food Inspectorate said n 11th Aptil that food service needed urgent improvement!
The replacement was an unacceptable continental breakfast and a supposedly hot bacon roll. 
For this we were supposed to be happy with a 20% discount. However, other reviews here and on TripAdvisor reveal that there is NO evidence of any discount being given to any customer!
My emails complaining of the situation led to me being offered a 50% discount - one that I doubt I will ever see.
What is most annoying and unacceptable is that booking.com themselves have colluded in this deception. Appin House 'lost' it's food licence, according to Highland Council website, on 11th April yet FIVE MONTHS later they have not offered any customers an opportunity to rebook. APOLOGY, they did do so but only 7 hours before our arrival and of course at such short notice there was nothing available.

Added to which the land surrounded is more like a rubbish dump with a dozen or more black plastic bags lying around, a broken down petrol mower, various other gardening implements and a general air of neglect.

AVOID, AVOID, AVOID

Stayed for 1 night , had a message on the morning we were due to arrive saying they could not provide breakfast as there licence has just lapsed. We were offered 20%reduction or we could cancel. As it was the day of the stay and a long journey ahead we were unable to look for different accommodation and accepted things happen.

On arriving it looked like the property was deserted. Garden very overgrown, rubbish,lawnmower,garden tools and brushes just left on the drive. Check in was remote keyleft in the door , on entering the room the the view into the so called garden was appalling,had we needed heating I am guessing it was not working as we had 3 portable heaters in the room. Bath towels were the smallest ,thinnest and poorest we have ever seen. 
Breakfast was outside the door at 8am selection of  very poor quality food and 2 cold sausage and bacon barns.
Appin House are still advertising Bed and Breakfast with a superb breakfast included in the price. You will get a message on the day of arrival saying they are not able to provide breakfast,looking at previous reviews this has been going on a while, and not something that has just happened.We booked this accommodation many months ago and so sorry I did not check recent reviews before we arrived.

Avoid

This B&B is exactly what other reviewers have described. 
Very scruffy outside. No kerb appeal whatsoever. The place is dated. Needs tidying up. The furniture is tired and the whole place needs some TLC. 
Appalling ‘remote’ check in.  This consists of email on the day. Front door left open. Room door left open with the key in it. And the breakfast!!
Again as others have described it’s fraudulent. They know the have no food licence. Yet still take your money and offer something else. 
The ‘continental’ breakfast is appalling. Very very cheap components and left outside your room. 
As for the 20% refund offer to compensate, it took a number of messages and a phone call to the very polite Taylor to extract it from the owner. 
The only pluses we can give for this place are a small fridge was provided when requested and the bathroom was very good. Hence the one star, other wise it would get zero from us. 
It feels like covid has given the owner/operator an excuse to cut back on device and use this place as a cash cow to increase profit margins at the expense of visitors. 
Like I say Avoid. He may get the message and up his game. Let’s hope so.

The room and bathroom were really lovely.  Nicely presented.  But I was so disappoined with breakfast - it consisted of several pre-packaged items on a tray outside my bedroom as well as sausage in a brioche!!!  I expected to sit at a table and get a cooked breakfast.  Everywhere else I stayed at this time offered a decent breakfast.  Very disappointed.  I would also recommend cutting the grass at the front of the house so it looks more welcoming.

You should read all the the feedback from other people before booking here!
The feedback from other guests who have stayed here warning about no cooked breakfasts are true,. the owners have lost the License to cook food on the premises. They do not tell you this until the morning you are due to arrive! They will send you an email saying no cooked breakfasts and then avoid personal contact with you. This is Fraud, deliberately holding back information to make profit. They also promise a refund of 20% for no cooked breakfast but do not refund you. You have to make a complaint to get the refund.
Also this B&B is not the same as the photos they use to advertise the property. We found it run down, no central heating and not very clean. The Breakfast area was like a tip when we arrived. never going back.
