This place should not be on the booking.com website and I am not the first person to say this. The owner is trying to run it remotely. I phoned the number given 20m prior to check in as requested and it continually went to voicemail. I tracked down a mobile and said I would be coming in 20m to which the response was 'yes, yes. thank you goodbye'.  When I arrived there was no one in the property and the phone continued to go to voicemail. My son tried the mobile and was told someone would be there is 10m. 15m later (45 since my original call) no one had arrived, and it was dark. I decided enough was enough and was lucky enough to find an alternative room elsewhere. I will try to get my money back, but am not hopeful - this is bordering on a scam, and it is disappointing and puzzling that despite a plethora of very negative reviews booking.com still have this on their website.

Appalling - avoid at all costs

Stayed over the festive season my room was very clean and tidy clean towels every day.
The kitchen was spotlessly clean.
Owners were friendly and helpful.
Just a couple of little problems.
Kept getting caught up in the shower curtain.
And roads to steep.
Otherwise a great stay.

Well first i will tell you whats good  - The location .
The not so good - Poor access with lots of steps 
I was lucky and got only free parking space - but parking poor.
Welcome not very welcoming and staff ?  
general condition very poor , moldy and generally not that clean ,
Towels like rags 
Breakfast not as advertised , unless a full continental is choice of toast and stale cereals - self service in a shared bedsit sort of kitchen.
we had to endure 2 nights for a romantic Christmas break  at a cost of £128.00

Every place has a price , stay at idea of place to put your head down , but make sure you pay right rate to stay at very low value establishment .

Not a good experience - would not recommend

The door had no key,so I couldn’t lock the room. 
There were no towels provided so I couldn’t shower( in the shared bathroom)after an evening’s work. 
In the room was a TV that didn’t work, blinds that let the light in, a grubby looking rug on the floor, and a bed that looked as if it had already been slept in. 
Their advert says a ‘self service continental breakfast is provided’. I expected at least a croissant, cheese and some good bread. I was told ‘there’s a fridge in the kitchen, just help yourself’. No croissant etc. 
The night before I’d stayed in a very good, clean, double room in Southend which included a full cooked breakfast for only £10 more than I paid in this dump. 
If you’re going to Guildford I recommend you stay away from here.

Avoid at all costs. 

All amenities were available, however, Internet was barely responsive, the tv had very bad signal and couldn’t screen half the channels, bathroom had no heating and the housekeeper was noisy for a good portion of the evening down the hallway. 

Really budget. Needs an update badly.

Nothing worked

Certainly rough around the edges and a bit weird. Room was fairly clean although the shower curtain could have done with replacing. A bit noisy too. Breakfast was very basic. Very flexible though, we arrive much earlier than advertised and they were very accommodating to let us in (just what I needed after a long flight.) All in, for the money, I don't think it was too bad at all. Also parking isn't free during the day Monday to Saturday & there's only room for 1 car on the drive.

I am staying the night here as visiting for my nans 92nd birthday and I cannot wait to leave. I haven't slept as the smell of damp and bleach is so over-powering. Mould everywhere in bathroom so my daughter cannot stay as asthmatic. Greeted by lady who didnt know anything as only got there yesterday. Apologised for awful smelly and mouldy room and gave me 3 keys to room 4! My daughter cried at the thought of staying here as her nose was burning she's 11!! Breakfast is toast and cereal we will be getting breakfast elsewhere as cannot stay here. Bed not changed had to sleep on top as stains and hairs pillows smell damp too. After facing a 5 hour drive home with no sleep I will be needed some very strong coffee but not from here. I will be making a strong complaint and requesting a full refund.

Awful

What a strange hotel..feels a bit like a student house. Would say the whole hotel needs some TLC for sure. Great location but they were wrong about the parking being free, and WIFI was terrible, could hardly connect to it. Shared kitchen for all guests was handy. Rooms were odd, quite dated, only one window would open. The shower glass door didn't shut so you just had to shower with one door open hoping you didn't get water everywhere. Overall wouldn't say I'd visit again.

Pretty poor

I really wish I had checked Tripadvisor before booking this dump.
My son & I stayed here for one night as we were visiting family in Guildford & this B&B is within walking distance of their home. 
On booking we had stated that we would arrive at 5pm. On the day I received a text from ‘Andrew’ asking what time we would be there. I replied 5pm as agreed.
We were met by a young man who said he was the cleaner . He was very apologetic and told us that the rooms were not ready. Fortunately we were able to go back to my other son’s house to wait but if we had travelled a long distance we might have been stuck in the car waiting...
There was no sign of a ‘host’.
The outside of the property is shabby and unkempt. As it is on a hillside the access is via several sets of grubby concrete steps; the paint on the handrail is dirty and chipped.
The front door is faded and tatty. The garden is overgrown and uncared for.
The rooms were basically clean but tatty with cheap mismatched furniture.
In my bathroom the only fitting that was ok was the wash basin which looked fairly new. 
There was mould around the window frame and shower, and the grout between the (white-ish) floor tiles was black. 
In the bedroom - the ‘wardrobe’ consisted of 2 plastic hangers on  rail over a cupboard door.
- the bedside lamp base was loose
- there were black marks on the flooring 
The bedding did seem clean so I stuck it out for the night. 
The breakfast arrangements have been covered in other comments, not what you expect in a B&B.
This property could be ok-it’s in a good location near to the city centre, but it’s in terrible condition. 
AVOID !!
