Stayed here when Angie first started the b and b , I travel up and down the country and can honestly say  it's  1 of only 2 I would   go back to if I'm in the district,host was friendly and  went out her way to make sure we was looked after ,rooms nice and clean and the food was spot on,would recommend anyone to stays here  from 1 night  to a complete holiday, fantastic , beautiful surroundings  and great hosts

We booked the upstairs two rooms for three nights for my wife and my adult son for a short break in Norfolk.  We had booked directly with the property rather than through Booking.com (where we had first discovered the property), although there is no discount for this.  Despite this, we received a long rant from the owner when checking in about the fees charged by Booking.com.  Although we had paid a deposit by cheque, we were required to pay the balance by cash (which always makes me suspicious), which we did, and were given our change in small coins.  The owner did graciously assist us by telling us the location of the nearest ATM but having to go to the ATM when most places now except cards, was a nuisance and I do not like carrying large amounts of cash on my person.  My strong recommendation to anyone wanting to book this property is to do so through Booking.com or any similar agent.

When we came down for breakfast, we received another long rant from the owner about how noisy we had been.  I wasn’t aware that we had been noisy, and we did apologise, but felt that the owner could have spoken to us more politely.

The breakfast room was laid out in tables for two, but when we asked if we could move a table so that the three of us could sit together, we were firmly told No, because moving tables “left marks in the carpet!”  Afterwards when the hostess appeared and gave the ritual question “was everything all right?” I said yes, but that I would prefer to sit with the rest of my family, and could we possible move a chair, as the tables were big enough to accommodate an extra person.  I was told firmly no, the chairs stay exactly as they are, and as a parting shot as she left, “at least you are in the same room”.

Overall, I felt that owners’ attitude to their guests was appalling and we were on the verge of leaving after the first night but decided not to let these unpleasant incidents spoilt our break.  I am a regular traveller, within the UK and further afield in Europe and long haul, but this is the worst experience I can recall from any proprietor and was a major detraction from our holiday in beautiful Norfolk. 

As to the B&B itself, our double room was fine, the shower was powerful, but did fluctuate in temperature, and we could hear waste pipes gurgling loudly from water use elsewhere in the building.  I would not have wanted to stay as a couple in the twin room because of the location of the beds in the eaves of the roof, although it was ok for a single person and for children (except of course as we were firmly told “children are not allowed”, which may have been a gesture towards our son, even though he is an adult).  I would also not have liked the third guest room downstairs, having seen guests scurrying past the breakfast room in their night attire to access their sperate bathroom.  Towels were hard and rough, although I think were changed daily, which I would not have expected during a three night stay.  Breakfast was ok rather than exceptional, with the full works English cooked breakfast, choice of cereals, tea or coffee, but only one choice of fruit juice and a bowl of tinned peaches.

Average B&B spoilt by the attitude of the owners

Stayed here for 2 nights, had top twin bedroom with en-suite, very clean, comfy beds, very nice breakfast to keep us going, lovely warm welcome to, definitely would stay again, short walk to Wroxham centre for all amenities.

Lovely

The Delaware hit the mark in every way.  Very comfortable room, great sleep, parking, lovely hosts, delicious breakfast and great bathroom.  I had the downstairs double with its own bathroom down the corridor, I just donned the robe in the wardrobe and walked the 10 yards to a large bathroom complete with toiletries and a stack of towels.

Breakfast was just amazing (the poached eggs were perfect), with coffee, fruit juice, coffee and cereals.

No issues with noise despite being the room near the front door/road.  It was so quiet.

Check in/out is 4pm/10am which suited us fine. 

Even if I was being ultra picky I couldn't think of a single thing to whine about!

Great place, if you need to stay in Wroxham this is what you need to book.  Brisk walk/quick drive to Wroxham and Wroxham Barns.

Perfect

We stayed here for one night before a boat trip starting in Hoveton.  The b&B is just a short 5 minute walk to the town centre. The rooms are very good, ours was en suite, another of our party had a shared bathroom.  Our room was on the upper floor, really big, good sized bedroom.  The breakfast was excellent as were the owners, if I'm ever in the area again I will return

Great hosts and nice B&B

Stayed here for 2 nights and wow just can’t fault anything about this place! Such a lovely welcome when we arrived, showed us to our room and and all the facilities! Absolutely spotless super clean! Within a 5 minute walk you have a few restaurants a pub etc! Lovely couple who own it,very helpful and nice to talk to! Definitely a 10 out of 10 I just wish everywhere I went had one of these! Thank you Delaware

Fantastic place

We have just spent a week at the Delaware whilst revisiting Wroxham. The facilities were excellent , the room was spotless, the breakfast choice was first class with the food cooked to perfection. The hosts were welcoming and friendly and provided us with lots of information about the local area. Would highly recommend staying here .
