The 'hostel' is OK if you need somewhere cheap, the breakfast is minimal, on the last day had to buy bread for toast as the bread bin had not been restocked, no tea/coffee facilities in the room but you have full use of the communal kitchen, the shower cubicle door was broke so water everywhere having said that the room was OK and clean, It was adequate but more of a contractors hostel than a hotel

This is a house of multiple occupancy. It may suit building / construction people working in the area. 
It isn’t really a “hotel” The pictures are not a true reflection of the location in my opinion. It is on a roundabout on a main road. Fortunately I was only there for one night

Not for me.

I am afraid we booked this through a voucher with red letter days. The first thing we noticed when we arrived was that the front of the hotel does not look as good as the picture. You collect your key from a wall mounted security box . We entered the building and my first impression was that it was not a hotel but a hostel. Our room was on the first floor and to be fair the room was very clean and tidy as was the en suite. The whole ambience of the building and the interior corridors were not what I expected and therefore we phoned the proprietor and let her know we had replaced the key and would not be staying. Unfortunately we get no recompense for not staying so our voucher has now been used!

Not what expected.

Arrived early no issues with that, friendly guy talked us through check in via phone, booked direct, requested upgraded room, got keys to the room was not impressed! Very basic , Room 7 , strange smell, worksurface round sink cracked  & shabby, no tea/coffee making facilities  in room which I have never experienced before…(shared kitchen has all these) just not my preference like a cuppa in room without having to feel you need to get dressed & go downstairs (personal choice) called number enquiring if my room was an upgraded one, no it wasn’t they made a mistake, quickly rectified, changed room  Room 10, have to say compared to 1st  one this was progressively better. 
Parking , plentiful if you don’t have inconsiderate drivers parking across ways in front of hotel making access to rear carpark not accessible! , when we arrived back at 11pm we had to park on road round the corner (not hotels fault) 
Would we return , No, ok for what we needed it for attending function Hessle Town Hall.

Not what we expected….

For various reasons we booked rather at the last minute to stay for a family event. We were at first a little surprised to discover that this was not a conventional hotel, that there were no tea and coffee facilities in the rooms, and that quite a lot of the guests were contractors working locally.
But in fact it was brilliant. The large, shared kitchen with tea, coffee, and breakfast foods available, plus a microwave, was much better than wrestling with a tiny kettle and sachets of UHT milk in a bedroom, and gave us a lot of freedom. The whole place was spotless and the owner and all staff really friendly and helpful. The wifi was awesome! 
Do not be put off by the bad reviews -- we really enjoyed our stay.

Friendly and flexible

I booked this accommodation in a hurry so didn't really take enough care in my choice. To be clear it's very clean so no complaints there. It is not in any way a hotel, its more of  a hostel with a shared kitchen. Although i'm sure the accommodation would have sufficed i chose instead to drive home, again it was a personal choice not necessity . If you want clean hostel accommodation then it's fine if you want anything that could be construed as a hotel it's not for you.

3 Star Hostel not 4 Star Hotel

Avoid like a plague! Booked through Booking.com. 10 minutes after booking it, had a phone call from the owner stating that unfortunately the room I booked is no longer available. Asked me to cancel my booking on booking.com and promised refund of the money I paid. Never seen my refund , not responding to phone calls or emails. Do not pay in advance!!! They will steal your money!!

Booked this last minute, very friendly and helpful owner, quiet and clean rooms one with shared bathroom but as we booked 2 rooms we just shared between us, shared kitchen was much preferred to the sachets and kettle usually given in hotels. Rooms are basic though but can't go wrong for the price, will stay again when visiting family 

Can't go wrong

Booked for a family of 3 including a 5 year old with sensery problems but when arrived at 8 pm (email stated check in anytime between 2pm and 10m) found a locked front door with a mobile number to ring that was switched off! We didnt know what to do and my son was having a meltdown because we couldnt get in.. my husband went around the back and found a open back door.. it was like a doss house inside for foreigners, no reception, and no way of contacting owner! NOT SAFE FOR FAMILIES! Ended up having to quickly rebook elsewhere for a stupid high price just before turning up

Worst nightmare

Booked a room on the ground floor, I am disabled.  We got an upstairs room, Bookings.com were blamed, but we booked thru' google.  The bloke who owns the place met us an apologised, but blamed bookings.com.  In the morning we left ASAP, itching.  Not worth £36, more of a youth hostel or a place for homeless people and people who have to pay to work locally.  The breakfast is terrible.  Spend more and get better value for money - I'd rather have slept in our car.
