I’ll start this review by saying I have never left a negative review for a hotel I’ve stayed at before. I don’t have huge expectations, just a functional room to get some sleep in.
We probably didn’t start off on the best foot as there was a mix up with the room when we got there and whilst on the phone to the owner we were given the code and let into a room that already had 2 female occupants. This didn't exactly lead to a feeling of security and we kept taking our valuables and locking them in the car when we weren’t in the room.
We paid £110 for 2 nights in the room with a balcony - there is no balcony!! The sign on the front of the pub says rooms from £17.50pppn – so obviously the price had been inflated for the bank holiday weekend. Now I don’t mind paying this amount on a hotel. But this wasn’t a hotel with room service or a manned reception, it’s an empty pub with rooms above.
A few points I wish we would have known and so think others should be made aware of before booking - 
The skylight windows don't open (it was a warm weekend so this didn't make for a comfortable temperature)
There are no blinds in the bedrooms - this means as soon as the sun rises your trying to sleep in bright day lit rooms. There is a blind in the bathroom - which was hanging off the window and we didn’t dare touch.
The shower was pretty much a dribble the first day, and the second day it had broken with more water coming from the join between the shower head and pipe than out of the shower head itself. I ended up having to use one of the cups to drop water over my head to try and wash my hair. I did message the owner to advise the shower had broken and received no response.
The toiletries they say they provide are enough for one person for one night (there’s nobody there to replenish) so we ended up having to go grab shower gel from the local shop
The bed wasn't very comfortable and the pillows very thin
Females - there is only one mirror in the bathroom and no plugs around there, so good luck trying to dry hair and do makeup.
Although the room was clean enough, there were a fair amount of cobwebs around, water marks on the ceiling (not a huge issue) and mould marks on one of the throw cushions placed on the bed (not the pillows)
I did speak to the owner earlier in the day and when I asked if there was an iron in the room (there isn’t) she mentioned they normally let the rooms out to contractors during the week but had opened it up during the bank holiday weekend to anyone else. I’d say it would probably be ok for a contractor, but wouldn’t recommend it as a base for someone having a break in Hull.

Not a great experience

Ok this isn't the prettiest of hotels, its an traditional old working man pub that has been converted and its in a pretty industrial area of Hull.  Now they are the only "downsides".  Once you are in the "hotel", which involves getting the door code from the owner (Sue), you are in for a rather pleasant surprise. The rooms are clean and well presented.  Our room had its own lounge and bathroom.  It has the feel of staying at a friends house but with much more privacy. This isn't a swanky designer hotel with gym, swimming pool & restaurant, but honestly if you just need a base to travel from for a couple of nights you will be hard pushed to get better.  Sue, the owner is lovely and is always at the end of the telephone to give any assistance you need. The price is incredible, you could not get a meal in your designer hotel for what we paid for the night at this little gem. I have stayed in some pretty posh hotels and when we first turned up I was, shall we say surprised, but it was probably one of the most lovely times I have had in a hotel.  Give it a go, you wont regret it!
