Although the room was clean enough  the mattress was hard and uncomfortable. 
The breakfast was a joke. We were told served between 0800 and 0900,we arrived down at 0815 to a crowded one long table with a large foreign family already at the bench table. 
We were told that there was 1 cuassaunt left or toast with nothing but jam or butter.
For the extortionate price for a basic B&B we expected a decent breakfast. 
Very poor value for money. 
Ruined a special night out!!



Very poor value for money

Booked this B&B as attending a concert in Inverness
Having read the reviews prior to going it was a case of "as long as it's clean it will do"
To start off we couldn't get into the property with the key code given, it was torrential rain at the time so we were soaked through and miserable, the kind owner of the B&B next door advised us to ring the bell as the property was under new management and they might not know we had been advised to use the keysafe on the wall.
This is where things take a turn for the better, we were invited in by the lovely Nancy and David, they advised us that they had only taken over the property a week before, the showed us to our room and it was a lovely family room in the eves, 1 double bed and 1 single, lovely en suite shower room and lots of tea/coffee facilities, although the room is compact it was spotlessly clean in all areas, we had a great night sleep.
Breakfast was served in the breakfast room which was 1 long table, self service continental and plenty of hot tea and coffee available, my only gripe is that we were not offered a hot option, but  maybe that was because we came down after 9am.
Overall we would definitely stay here again as the owners were so friendly and the property spotless.

Under New Managment, Great Stay

the host was extremely rude and unprofessional. he didn’t share any information on check in, how to use the bath water heater or on hot kettle in the room. he didn’t even care to inform that the property is accessible only by climbing 50 steep steps every time. when we reached Inverness it was raining heavily so we just wanted to get inside asap. due to lack of instructions I texted him on booking.com. as he didn’t reply I figured it out myself and then apologised for sending him 7-8 texts. when we came back in the evening he screamed at me really badly. he said stuff like I don’t have eyes, I haven’t stayed in a hotel before and how I should have taken a flight that lands exactly when it’s comfortable for him to check us in. He completely spoiled our evening and mood. I have travelled 24 countries so far and never had such a terrible experience with a host. all this for a room that is super duper tiny and small and is only accessible via very steep steps. HATE IT. Paul you need to learn hospitality

Very bad experience

Recommended by Sherpavan in their website. It might be central but not the best neighbourhood. The room was extremely tight and not at all comfortable. You could hardly move in the bathroom and the whole experience was too basic and overpriced. We stayed in far better establishments during our Scottish holiday with better facilities and at a far better price. We felt ripped off and would rate it as 2 * establishment and that is being kind.

A bad experince in Inverness

Firstly, Paul is a wonderful host.  He is so knowledgeable, and seems to really enjoy his guests!  He is always available to help a new visitor to fair Inverness, and takes time to answer questions and just "shoot the breeze"!  Breakfasts are amazing, and it is just a short walk down the Market Brae steps to the center of town.  Inverness and the Market Brae Guest top the list of my experiences in Scotland.

Warm, Welcoming, and Location, Location, Location!

Good, comfortable, Paul was welcoming and volunteered lots of information. Not luxurious but no issues. A good place to stay for the night. Breakfast tasty and several options. Bed comfortable. Quite warm in the hot weather and maybe a little noisy from rooms above.

the room was small, no wardrobe...but cosy, quiet, very clean and with all the comfort  necessary for a night in hotel! was not a problem at all for us

great location and vale for money

We were welcomed by Paul the owner, he took us upstairs to our 2 roomed en-suite shower room situated in the attic up luxurious deep carpeted stairs soft to touch. There was 2 single beds in 1 room and 1 single bed in the smaller room just off the 1st room which had the bathroom access and a table with the kettle tea coffee etc. 
The windows were in the ceiling and had blinds which were easy to open and close. 
It was very clean with no dust in any area, the bathroom was very spotless and our beds were comfy to sleep in. 
Breakfast was between 8-9am you could have either cooked breakfast or cereals/toast with tea and coffee or juice. Checkout is at 10 am and booking in is at 4pm, It's within easy access of the town down flights of stairs at Market Braes Stairs, Paul was a good host so much so we'd go back again.

A stopover

We spent a very nice holiday in Inverness also thanks to Paul and his guest house. The building is located very near to the city center, within a 10-15 min.s walk from the main amenities. It is kept clean, the room we had was en-suite (I believe all are), is silent at night and has a policy of helping the environment by changing towels only if you leave them in the shower. The host himself is very friendly and offered useful advices on the attractions we wanted to visit, as well as life anedocts, making the place quite homely. The breakfast is abundant and there is a choice between the classic English one (sausages, bacon, tomato, eggs, beans) and continental. Cereals, toasted bread with butter&marmalade and orange juice are available too. Thanks again for the lovely experience.
