Lovely experience at Roseneath Guest House. Adrian was a super-host & very friendly. 

We arrived without a booking after fleeing accommodation we had booked & paid for so it was all go. Adrian sorted us out for two of the three nights & did his best to get us something for the third night. 

Rooms are clean & organised, no breakfast though, but there is limited parking.

Great little place, centre to the town - would highly recommend.

Love guesthouse.

Extremely uncooperative and unhelpful. Was the lowest point of our Scotland trip. We were driving from Skye to Inverness and were delayed such that we would arrive at the hotel around 30 minutes after their checkin deadline. We called them 2 hours before their checkin deadline to see if they would allow us to check in a little bit late. We explained that we were traveling with kids and even offered to pick the keys from anywhere in Inverness. But they would not budge. They literally said Inverness is a big town and we should be able to find other options when we arrive in Inverness.

This happened in Aug 2023 when there were multiple international events happening in Scotland which meant there was absolutely no vacancies any where in the region between Skye, Edinburgh and Glasgow that late in the day. My family was forced to sleep in the car on the side of highway. Learnt an expensive lesson to book with large chains that offer round the clock checkins.

Uncooperative, Inhospitable, Unhelpful

Clean, conveniently located near town in quiet neighbourhood. Proprietor was amiable. Bathroom renovated in recent years with a good shower.Bedroom basic and with limitations on things like hangers, towels.Breakfast available  in nearby guesthouse as optional extra but not taken.

Position is first class with town centre 2 mins walk away.

Ok, it's not the owners fault regarding the parking. That's the local council. But the owner will assist with their parking permit in order parking can be achieved close by. 

My double room was very comfortable, tv, teas, and coffee. Large shower cubicle  with good pressure. Like all B&Bs, look closely, and you'll find faults. But my experience was very good indeed. 

Hope to stay again. Recommended.

A great find.

We stayed May 23. Andy made us very welcome, the room was very well prepared for our early arrival. Great location, 5 mins walk to River Ness Bridge and another 5 mins walk to Inverness city centre. Bed was comfortable, room heating was excellent and bathroom, shower of a high quality. Highly recommended!!

Roseneath is a must do!

Compared to other guesthouses on our road trip through Scotland, this one is too pricey for what you get. Heating is not working upon arrival and it was rather cold in the room. Taking a shower is a painful mission. You almost have to be an engineer to get a small trickle of water. No shampoo nor a hairdryer available. No room to put your luggage and a dressing with only three clothe hangers, in a twin room!!! Talking about the room: very outdated and scuffs on the headrest, which doesn’t give you a "clean" impression. TV has no signal. 
I think, in my humble opinion, one can find a better place for the money and I really don’t understand how they get such a high rating. The picture on the  site are from another era, so I added some from my recent stay.
The only thing positive was the welcoming of the host and being near the center of the town.

Not worth to be mentioned as a B&B. Worst experience ever.

Rosenheath is ideally located only a short walk from the pedestrian bridge over the River Ness. Rooms have a cable flat-screen TV, a hairdryer, toiletries and free WiFi. There is free parking. Our room was a bit dated as was the dining room. I suspect that they are in the throes of updating. There were new carpets throughout. Do not expect Egyptian cotton sheets and fine bedding. But the room was quiet and afforded a good night’s sleep. The plumbing is problematic – no hot water to the bathroom wash basin; a lot of spluttering but not hot water. I would hope that this has been fixed by now. Breakfast was fine – they usually are in Scotland. The strong point about the place is that the host is very welcoming, friendly and helpful.

Not luxurious

Booked a triple room for one night for me, my husband and daughter.  It was one of a number of guest houses in a centrally located street close to all amenities. There was enough parking for one car. The room was simple (a bit dated, but not unlike the other guest houses in the area), and it was functional.  Tea and coffee facilities, but no breakfast (covid), so we bought food from a nearby Tesco metro.  Perfectly adequate for one night.

Fine for an overnight stay 

Where to begin. Might as well bullet point.
Firstly I could have stayed at a hotel for the exact same amount of money as my mate stayed at the hotel on the exact same days as I did and paid the same amount. The hot water was down to a trickle and having a shower proved to be a mission. The host was very welcoming and went out of his way to ensure we had a good breakfast but that is where it stopped. I book into a hotel or such like simply for the ablution facilities. I have no desire for food as in many instances I can never get what I want and I have no expectation of it, I'd rather have a clean room with a good shower than a really big breakfast. I believe if you going to charge hotel rates then you need to provide similar if not better service.

B & B Wannabe

We had a great time in Inverness...definitely in part to Abegail, owner and host of Roseneath Guest House. He was super friendly and helpful, with loads of suggestions of things to do in and around Inverness. He prepared really nice breakfasts, to order, each morning. The guest house is so conveniently located...just a couple minutes walk to the main 2 walking bridges into Town Centre, and easy walking distance to the bus or train stations...online info says about 15 minutes, but even with kids lugging cases...so much less! It was really blowing and cold outside, but we never knew it from the warmth and comfort of our room.
