Lovely little hotel situated near town, clean and tidy, all the amenities you need, kettle, microwave and a very charming host Imran, was given a breakfast bag as they don’t have a kitchen. Free parking too. The beds were a bit lumpy, you can hear people walking around in other rooms and you have cars racing up and down outside, it’s supposed to be 20mph limit but I didn’t see anyone in two days going that slow, not the hotels fault but it can make a lot of noise and is dangerous if you need to cross the road. Apart from that we had an excellent stay and will be back if we are in the area.

Value for money.

Excellent service and get what you pay for. As the owner told me, you have to tell him if there's something you're not happy with and it'll be swiftly rectified as I found. 
For business trips or even short stays there's excellent value for money to be had here!

Stayed here for one night for the historical Maidstone United win at Ipswich. For the price we paid it can’t be faulted. Friendly welcome and close to town/stadium. Comfy bed and was given a breakfast bag each too which was a nice touch. I’d recommend.

Just what was needed

This was an ideal hotel for me to stay in whilst I was at the university for 2 days. Very central location and was able to park my car at the hotel. The room was small but had all I needed for my stay. It was clean, had an en-suite, tv, microwave and coffee and tea making facilities, I was even provided with a complimentary breakfast bag for both mornings which set me up for the day!
A very helpful and welcoming hotel owner who even went above and beyond to drive me to the university on one of the mornings when my taxi did not turn up! 
Would recommend this hotel for anyone wanting to have a quick stay for a business trip as was very good value for money. 


Very good value for money

So many positive things to say about this hotel: Great location, with only a few minutes' walk to Ipswich centre, and yet situated in a quiet street of the town. The room had all the amenities I was looking for, plus it was very clean and tidy. Free wi-fi and reasonably pricing added to an enjoyable stay! 

Good stay in quiet area

I only stayed for one night passing through Ipswich but this hotel was ideal for me. The location was perfect just a few minutes walk from Christchurch Park and the town centre. Lots of places to eat around the area.
Very friendly helpful welcome from Imran . The room was small but very clean. It looked like the furnishings and carpets were quite new. There was everything I needed- plenty of tea and coffee and even a microwave (although I didn't use it).
Great to have free parking so near town and I was able to leave the car there even after I checked out. 
It may not suit everyone but I loved the breakfast bag idea. Also great that I'd received a message about that just after I booked so there was no misunderstanding.  Great communication which was much appreciated. 
Much prefer independent family owned hotels like this to the soulless Premier Inns. Well done guys

Ideal stay

Is an excelent quality/price report.Location near town center.A lot of cofee/breakfast/lunch /dinner locations nearby.A quiet neighborhood,near the Christcurch park.Services...ok.Staff is excent,Rooms are clean and friendly.

Excelent trip

Booked for 3 nights couldn’t stay one. Room was not big enough to swing a cat springs poking through mattress, shower dirty don’t waste your money now I see why bookings are non refundable. I even tried to get room swapped but hotel were not helpful at all.

Don’t waste your money

Fantastic location - free parking is a great bonus. We were upgraded from a double room to a superior twin room (we weren't too bothered with the twin beds, we just put them together). They offered us the option to not have the housekeeper come in to clean the room (because of COVID-19) which we believe was quite thoughtful.

We were a bit surprised by the small size of the room, but it worked fine for a two nights stay. The housekeeper forgot to leave the towels and toiletries, but a quick trip to the reception and they were brought to our room. Unfortunately no toiletries were provided, but that could be because of COVID-19 security measures - luckily we had brought our own.

Overall good quality for the price and excellent location.

Good hotel for a long weekend

Positives: Breakfast, Bed, Room Layout (was very spacious), friendly family feel like being at home, warm, cozy, value for money, location, size of hotel (prefer them small and famimy run). Best part of my stay having a cheeky visit from Raj the owners gorgeous silver tabby cat who likes to sneak out the owners attached home and explore the hotel.

 Negatives:Narrow staircase up to my top floor room. Electric Heater kept clicking which was a little noisy when trying to sleep. Hairdryer not in room(borrowed one from the owner though) . Shower pressure low and not as hot as I normally like.
