My son is at university at the moment, and the configuration of I.R.E. reminded me of that - everyone has their own rooms, but the eating and sofa areas are communal. But this is like no uni dorm in existence. It's astonishingly good value for money, thoughtfully equipped and extremely comfortable.

I notice they let the rooms facing away from the main road first, and indeed they are really very quiet. The conservatory lets out onto a small but private garden which makes you forget you're within 50 yards of a roundabout. All the decor, in my room and elsewhere was quality stuff, some a bit unusual, but clean and newish. I noticed from the many stickers detailing standards achieved and awards won that it's been in operation since at least 2013. You'd think from a quick glance that the decorators had just moved out.

Amazingly generous and diverse goodies available for breakfast, and everything you'd expect to find in a well equipped kitchen. Being thrown together won't be to everyone's taste; a couple of  my fellow guests made quick coffees and scuttled back to their rooms, but at least one couple were happy to exchange suggestions about local sights, which I rather liked, as I was there on my own.

It seems a bit petty to nitpick when you get all this for £66 pn (Friday and Saturday nights in my case), but...

Could we have a loaf of bread? I'd have liked toast to go with the Marmite, honey and peanut butter provided.

Put at least two more switches in the kitchen. There are 19 lights on one switch - seven normal overhead lights, eight downlighters and four under unit lights. A choice of a little bit more subtle lighting late at night might not be a bad idea.

But I'm just being petty. Hats off to Sue and Steve. Everyone should open places like this!

Is this the future of good value hotel deals?

Amazing place to stay. Loved the room. Price good for the night, close enough to town. Breakfast, help yourself in a modern kitchen with a garden. 10/10. Freedom to come and go as you wish. A small driveway for approx 4 cars. but ideal. families, singles can stay with various rooms with the most beautiful bathroom.

To my mind this place is truly the best place i have ever stayed in, it is clean, warm, comfortable, well kept, the concept is unique. you have to experience it to really appreciate how different it is from other hotels and guest houses, although it is on a main road it so very quiet and has a beautiful garden with lots of furniture so you can sit outside with a coffee and enjoy a very relaxed break, i would have no hesitation in staying again and would certainly recommend travellers to the area to give it a go. the staff are so very friendly and welcoming, and could certainly become friends overtime

Short stay to see family

This is a lovely guest house just 10 minutes from the harbour and the town centre. We stayed here whilst seeing Ed Sheeran and it’s a lovely clean room with a spacious bathroom. Luckily when we arrived the room had the windows open as it was very hot and thankfully they provided a fan!! The hosts are lovely and don’t stay on site but provide you with the door code before you arrive and we’re really helpful in giving us a taxi company which would be best to get to the gig. 
I would definitely stay here again although we didn’t have breakfast it did look like a really nice buffet in the communal kitchen and I had a really good sleep as the bedding was really fresh and comfortable and even though the house is just off a main road it was very quiet too. Lovely room. Lovely staff. Lovely place 

Lovely and clean room

This is a lovely b+b, plenty of parking space, quiet secluded garden,very good breakfast choices, spacious rooms with large communal kitchen and conservatory. We would definitely visit here again . We saw Ed Sheeran's last night of his tour which was amazing

Ed Sheeran stopover

Rod Stewart was in town and there was not a hotel room to be had. We happened across this place by chance and are so glad we did. Brilliant location for town centre, about 10 mins by car but there is a bus service. The owners don't  live at the property but make sure that everything you need is there from a fully equipped communal kitchen to a lovely relaxing conservatory and garden. Our room, Pewter, was just off the kitchen and we were concerned it might be noisy in the morning, but we needn't have worried as we weren't  disurbed at all. The room was lovely with an Art Deco feel and a beautiful view of the garden from the window, an en suite finished it off comprising  of a shower cubicle, small sink and loo. We would highly recommend checking out this hidden gem.

This is one he'll of a B & B with an amazing breakfast selection from continental meats and chese's via fresh fruit and eggs anyway you want them to cereals yoghurts breads and coffee  tea hotchocolate decaf coffee. I could go on but I am salivating. The only drawback is that it is situated virtually on a roundabout.

B&B to see Sutton Hoo

The best option to stay in Ipwisch.
The rooms are comfortable, spacious and very clean. Cleaning is daily. 
There is no restaurant inside but there is a kitchen and laundry to share. 
The atmosphere is quiet and relaxed. you can chill out in a lovely garden.
The staff are really friendly. 

The location is no central but is well connected. 
There is a bus stop in front of the main entrance.
We love everything in this lodgment.

Holidays

Our family of four stayed here for 2 nights in August.  This is a great little place in Ipswich.  Susie and the staff there are incredibly friendly and helpful.  We had the "studio" with 2 twin beds and a queen.  The room had it's own little patio into the courtyard and was lovely.  

This is a great alternative to a hotel while staying in Ipswich.  The buffet breakfast was plentiful and had lots of options.  You also have the ability to cook your own food - they supply eggs in the morning.  There are fridges you can store your food in, etc.  

The B&B is on a busy intersection, but once you are inside, you won't even notice it.  

We are coming back in December for a wedding and hopefully will get a chance to stay there again!

Lovely stay!

I wanted a fairly cheap stay in Ipswich the night before a business meeting rather than get up for the 150 miles journey there really early and risk being late if the traffic was bad. I chose well with Innocence Rooms West.

My room, 'Deben', was at the back of the house overlooking the garden. I could hear the noise of the busy Norwich Road at the front still, but it didn't really affect me. I do think that had I been on that side it would have though. The room was nicely furnished and perfectly adequate for what I needed - decent bed with good quality bed linen, hanging rail for clothes, small dressing table/desk, hairdryer and a TV. The bathroom was of a good standard too.

I really liked the self-serve style breakfast concept with the fridge and cupboards stocking a good range of produce for guests to help themselves to them just put their crockery and cutlery in the dishwasher. I ate out at night, but I did see one of the other guests making her own evening meal. 

I would certainly use this property again if I am ever back in Ipswich.
