Everyone was so helpful and friendly room was lovely and clean welcome box was really appreciated would definitely come back to stay here close to train station and shops restaurants and ice-cream shop next door everything we needed had a lovely weekend 

Lovely owners

Last minute booking for an emergency visit to hospital. As it was a very late check-in we were texted clear instructions for the security code for entry and directions to the room. The room was a studio  (1 double and 2 single beds) with microwave, two-ring hob, kettle and all the necessary equipment. The access was via a small open air courtyard. The lady we met next morning was  extremely helpful and understanding and said there was no rush to check out at normal time of 10.00am.

Would certainly stay again! Recommended

Visited recently and would absolutely return and recommend. Fantastic little self contained room at the back with a little ground around it and our own front door. Me and my dog, happy as Larry, short walk to the beach, lovely eateries nearby. Quiet, spotless clean and just perfect, we loved it. Thank you Jaye and Ben, keep up the great work.

Just home from the Harbourside hotel today and must say the best value hotel I have ever stayed in ! Hospitality tray was the best I have ever seen even though I did not use much of it , only ate the shortbread.  Plenty teabags ,coffee etc. Great to have real glasses to drink from. The room may not be high end but amazing for the price paid

Wow !

We took our kittens with us. We were made welcome.This is situated very close to Irvine beach. We took our kittens a walk to the beach at 4am they loved it. They also loved the ice cream from the shop next door.
The accommodation was clean lovely and comfortable. It was big enough for our kittens to move around. This place made our weekend
A little gem of a place. We were in room 8 we will be back

just spent the last 3 days at this gem of a hotel right next to the train station plenty of eateries near by great shopping in rivergate mall and walking distance to beach this is our 3rd trip and will be booking again soon

This was our second visit,once again extremely clean,Had family room,on the ground floor,easy check in via text,Room was very spacious,and warm With 3 additional heaters if required,bed was comfortable,cooking facilities good,even managed a Sunday lunch.Bathroom wasn’t the biggest,but shower was good with plenty of hot water.free parking outside and the wifi fast,would definitely stay again.

Business Trip

Fantastic little Guest house, I actually had a studio flat with a small kitchen with had everything you needed 2 cook a meal, plus only 5 minutes away from asda and 10 minutes from tesco for shopping everything was very clean, a comfortable bed stay 4 nights and sleep really well
Large bathroom with a good shower and plenty of towels, good Internet has well, the guest house is room only personally that for me isn't a problem especially when u have a spoons 5 minutes for breakfast. would definitely stay again and would recommend, Well done Andy and his team
I nearly forgot fantastic welcome pack and a can off lager waiting for me in the fridge
Will now only stop here when up to watch Kilmarnock 

Weekend in Irvine and arran 

Good and well priced rooms right on the doorstep for the railway station, supermarket, cafes, restaurants and harbourside areas. Clean with welcome tray and little extras. Would stay again. Have second property along shore if fully booked here.

Central location for harbourside, etc.

Checked in on Monday to this hotel it was quick and simple you were emailed a code to get in the front door I had room 6 lovely room nice size good sized bathroom and plenty of storage there was a welcome basket wrapped in tartan with 2 bottles of water 2 pots of porridge 2 packets of crisps and a packet of Scottish short bread was lovely touch rooms checked daily by a lovey lady dident get her name but spoke to her every morning . She is a asset to you . The hotel is a 2 minute walk from the train station and a local shopping centre where there is an Asda . I will definitely be back totally enjoyed my stay with you thank you
