Stayed here by myself and i can say i did have a lovely night. Nice and decent hotel. Friendly staff. Though quality of food could be better and improved. A quiet place to stay in - all the basic things you will need are already there. For the price and the location, I couldn’t ask for more. Good service.

Good service

Stayed here recently for 3 nights.  Room was very clean bed was wonderfully comfortable  and yes it is in the middle of town and above a pub but genuinely not an issue of bothersome noise  It is a bit dated and believe the hotel is carrying out an upgrade programme .  Staff were lovely and couldnt have been more helpful.  The price for B and B was excellent and good value I would not hesitate to book here again

On our first visit to Kelso the bar in the Black Swan really hit the spot. I suppose it was because it was a quiet night, pre-Covid, and the close banter in the bar was lovely. On this occasion, the pub was busier and, because you have to stay at tables, the close contact between punters was missing.

The Black Swan is still a perfectly fine, ordinary boozer and the service was very good. I would suggest however that they need to get better glasses for half pints of lager. My pints were fine, but my wife’s half-pints were consistently dead.

It’s an ok, straightforward pub.

Wanted somewhere in Kelso to stay overnight after attending the races.
Booked B&B directly at an excellent price and paid £10pp deposit.
Central location with parking directly outside or in parking area just across the road.
(1) Rooms are very clean and comfortable. Above the pub, with separate entrance once you've booked in, if required.
The (2) front bar is old style with sports tv, happy staff and welcoming customers.
Going through to the (3) bar in the back is like going into another pub, but still the same applies to staff and customers. Music is from the free jukebox so everyone can choose their favourite from the massive selection. A very good pint and drinks selection available from both bars.
The atmosphere was really great. Very busy being a Saturday night, a proper mix of young, old, locals and visitors all having a good craic, no problem getting a seat and bar service was fast.
We had the best time! 
A good night's sleep and a lovely big breakfast was enjoyed by all of us.
Thank you for your lovely hospitality and look forward to seeing you all again next year - if not before!

Very good value,and clean and lovely bar with local people. In the centre of Kelsi. I wasn't impressed the available restaurants around, neither the Indian or the Chinese were open. We eventually had chips in the square. On the second night we had Chinese takeaway in the square.

Black Swan.

Stayed with friends and was very disappointed by the Black Swan.  The rooms have single glazing and face a busy cobbled street so avoid if you’re looking for a quiet place to sleep.  The room I had was very dated and not clean, see the photos.  
The place smells of damp, the shower in my room only produced cold water and the bath drain was blocked.  The bathroom decor was very old fashioned and in need of a revamp.
There are many other places to stay in Kelso better than this.

Called here with friends and stayed a good while. Serves a good pint of Guinness and the played some pool. The staff were friendly and helpful.We didnt eat but the food looked good. A fine selection of crisps though. A proper pub as well as a hotel.

friendly staff,great atmosphere

We live in the south of England and recently got married in the Borders, where I'm from, near Kelso. My father in law had booked The Black Swan for the evening of our wedding; my husband decided he'd like to stay in the same hotel as his father the night before the wedding too. He contacted The Black Swan by email asking if he could book rooms for his father and himself for the night before his wedding; he explained they already had a booking for his father on the night of the wedding. All seemed to go well. Although the booking was for room only, the website clearly talks about breakfast, so they were led to believe from that that it was an additional option as the website says 'Please let us know if you have any special dietary requirements. Breakfast is served 7.00am-8.30am Monday to Friday and 8.00am-9.00am Saturday and Sunday'. When my husband arrived to check in on the night before the wedding, he asked what time breakfast was and was told 'we're not doing it - the chef's on holiday'. No apology; no recommendation of where to go on the morning of the wedding for something to eat. 

The rooms were clean and basic, as expected. 

So the day of the wedding arrived and the pair of them get up. My husband laid his new tweed suit out on his bed ready for later. Just before he left the room, he changed his mind and hung it up.They went out and walked about til they found a cafe. When they came back, water had poured through the ceiling above and covered the bed - right where the suit had been! The only person he could find to report it to was a cleaner who didn't want to go and look at it. When they asked later if someone in the room above had left a tap running, they were told 'we've got a leaky cistern' in a tone of voice that indicated it was a known, ongoing problem. 

So in a nutshell: they took a booking from someone living hundreds of miles away to spend the night before his wedding there. They made no effort to volunteer the information that breakfasts weren't an option that weekend - either at the time of the email conversation about the booking, or at the check-in. They offered no apology; they offered no suggestions of where to go for breakfast. They didn't apologise when the groom came back to his room to find water all over the bed that could have ruined his suit; and they didn't offer him another room to get ready for his wedding in. 

A truly awful experience.

Appalling service from disinterested staff

My husband, myself and my teenage son stayed here on Sunday 5th August. The room size was fine. Everything is spotlessly clean and well cared for. However there seems to be some problem with their drains as the bathroom, though very clean had an awful pong of bad drains. 
We stayed in room 3 and there must have been a refrigeration unit downstairs or through the wall that cycled on and off all night, rumbling way. So not a restful night! 
Overall the place was clean though very old-fashioned. Take your own hairdryer, there isn't one in the room. Dropping the key off was just a case of posting to through the pub's letterbox - nobody around to take it/speak to. 
I don't think we'd come back.

Very clean but very old

We arrived about 5 pm and the barman showed us up to the room, which was small but adequate and had a great bathroom. We had already heard that there was no breakfast (there are plenty of other offerings within 20 steps of the pub), so we knew that basic accommodation was all that was on offer. It was the hottest day of the year so far but once we opened the window we got some air and a great view of street and main square. Even though we were over the pub, there was never any level of noise, even though we were there on the eve of the Border Union Show. I went down to have a drink in the pub and found it friendly and cheerful. All in all we will definitely stay again. The only thing I would suggest for the summer is a small electric fan!
