Whole building smelled of sewage, masked heavily with air freshener. Couldn't stay more than one night as smell was making my family sick. Owner "Kevin" was down right rude an aggressive. Refused to refund money for nights we were unable to stay. Please avoid this place as they are horrible people in a horrible stinking run down house.

Excellent positioned guest house with views if mountains and town
Lovely host, hosting alone as partner was away nursing family  he done a great job. Nothing a problem even offered Champagne with breakfast on New Year's Day. Rooms clean and gave everything you need, although quite small but this wasn't an issue for 3 nights.

New Year stay not disappointed

We visited as a family of 4 lads on a walking weekend , we were doubtful about this bed and breakfast beforehand as some of the reviews were more than negative ! However we were not disappointed and happy to totally disagree with the poor reviewers . . The property is absolutely spotless from the bathrooms to the cutlery and everything in between… well done The Lincoln staff 👍 yes the bedrooms we stayed in could be a bit bigger to make it more comfortable but faultless otherwise, although the breakfast slot is only 30 minutes the food was excellent and very well presented so very enjoyable… I would definitely visit again 😀

The poor reviewers are wrong !

Faulty towers  made this b &b look like garden of eden. Book a 2 night stay only stayed for one night .couldnt  wait to get out of there .owners rude had mental  health problem s .Toilet wouldn't flush said  we had broke it . No clean towels  don't waste your money

Absolutely on standard for what you want for a lads walking trip in the Lakes.
Hassle free, comfortable, warm welcome, good breakfast.

We stayed here for 2 nights. The place was cosy and had a great view of the mountains. The rooms were slightly cold for me as the heater settings for the room were turned off. This is an old property and this is done to keep up with the load requirement. 
The couple who own the place is warm and sweet. 

Go for room 7 for the best view and experience. However, this room doesn't have an en-suite. 

Nice stay with warm hosts.

A short walk to the lake and theater boats for hire and boat trips round island with hop on and  hop off day passes

The owners have zero CS skills especially the male, he’s borderline aggressive and definitely unwelcoming. 
They both told me to move my car as soon as I arrived as it was in the way (it wasn’t). 
They advertise use of an airing cupboard for wet clothes but when I asked I was told to use the launderette in town. 
They only serve breakfast in a 30 minute window and it’s only a cooked breakfast. If you want cereal that appears inconvenient and it’s not self service so they only offer one!
The shower room is ridiculously small if you need to lean over the basin you need to have the door open! 
We got told off by the female owner for using what was a communal bathroom (their cleaner said it was okay to use!?)
The bed clothes are cheap unbreathable materials so it got very hot at night so we had to keep the windows open. Unfortunately some rain came in and the owner got very upset with us about this on our departure! 

All in all, I would avoid this one as there’s plenty of choice if you book early enough- practically the whole of Stanger street are B&Bs!

We chose this particular B&B for our holiday in the Western Lakes, because of it’s proximity to Keswick town centre, also there was adjacent off-road, free and private parking, and there was en suite room availability.  The satnav system using Google Maps did send us a long-way around the town; but only delayed our arrival by about 5 minutes.  We still arrived within a few minutes of the 16:00 check-in time.  We were pleasantly welcomed and shown to our room on the first floor.  

The immediate impression was ‘look at the view!’, which was simply stunning for us: as we just do not see any mountains, or hills of this magnitude were we live.  The room’s main window facing S-W provided a 120 degree vista of hills and mountains stretching off into the distance.  The other window just looked out onto the properties across the road.

The room itself was small but perfectly adequate, it was clean and very well maintained: bedding was changed daily.  The main room featured a 4’6” double bed (bit small when used to a 5’).  A moderately-sized wooden, glass-topped table with a large mirror above, and two drinking glasses a kettle, cups and supplies for hot drinks.  There were two electric sockets on the wall above the table (that’s a big tick).  The TV (with a remote) was wall-mounted two thirds of the way up the wall to the right of the table.  

To the left of the table was a door-less wardrobe divided horizontally into three compartments, with a decent sized drawer below the lowest compartment.  The middle compartment featured a rail for hanging clothes (hangers were provided).  The height of the middle compartment was only sufficient for shirts and folded trousers.  Longer items of clothing had to cascade over the front of the compartment.  A hairdryer was placed in the top compartment.

There were two reasonably comfortable dining chairs stowed under the table and two bedside tables each with three small, but deep, drawers.  There was only one bedside lamp.  There was a large radiator; not on, as it was summer and the room was not cold or draughty (the window were all double glazed). 

In the bathroom there was a ultra clean and efficient shower, gleaming clean sink, and a very clean WC.  The usual mirror over the sink and a wall mounted glass for toothbrushes.  Fresh towels (changed daily) and bath mat, soap, and loo rolls were all provided.  The heated towel rail was very efficient and I was pleased to see a power socket for my shaver and our toothbrushes.

It was a very pleasant and very clean room with attractive quality wallpaper and moderately sized piece of art. 

The stairs to bedrooms were slightly steeper than normal but not too narrow. The stairs to the lower ground floor dining area were quite narrow and again steeper than normal.  The fire escape ladder would have been quite daunting if I had have needed to use it.

Breakfast was served in the lower ground floor and it was excellent (the tea needed to be left to brew a while to gain strength).  What was particularly noticeable was how much the lady of the house remembered of individual preferences for all the guests.  For example I don’t like fried tomatoes (unless they are cherry tomatoes).  Having left my tomato on the first morning I wasn’t served one on the second morning.  We were not asked about tea vs coffee having chosen tea the first morning.  We could always change our order as the lady always came to our table one we were sat, and we were able to say if we wanted to change from the ‘usual’.

This was an excellent stay and we were both impressed by the un-stinting attention to cleanliness throughout the whole building.

On the Wednesday of our stay, the power went off at about 09:30.  We were out for the day, so it wasn’t an inconvenience.  Apparently a fault at a substation had caused a fire and about 7,000 properties in the Keswick and Penrith area were without power.  We returned about 17:00 and the power was still off, but was operational within 20 minutes or so.
