Just spent two nights with our 5 & 7 year old granddaughters here in Keswick and had the pleasure of staying at the 18/20. From the start everything has been fantastic. Alan (the Manager) couldn’t be more helpful buying balloons and decorating the room for us. The room is perfect for our needs. Very comfy beds, hairdryer, toiletries. Everything clean and fresh and an excellent shower. I cannot recommend enough, oh and the location is perfect - slap bang in the centre right next to a car park! Alan thank you and we will definitely be back x

Perfect!

Ideal location. Nice and clean accept well behaved dogs. Only problem due to bar/resturant not being open no breakfast.  Parking in lakeside carpark approx 10 min walk. Plenty to do, 3 minute walk to main pedestrianised area. Would recommend.

Nice little find

Very helpful staff being as Alan appeared to be the only staff there. If anything was needed he was easily contactable. No resteraunt or bar open but cafés directly opposite the rooms and plenty of restocked milk tea coffee ect. Clean towels provided when requested.
We stayed for 5 day's as a family the room was clean when we arrived and the beds comfortable.
Very hot in the room in summer but that's rare anyway in Cumbria. Could do with a full length mirror and a bigger kettle but no drama.
Overall a lovely trip and would stay again when the resteraunt hopefully reopens.

July 2021 family holiday 

I know Keswick really well as I come here with friends every Autumn for a walking holiday. I decided this year to bring my wife to this lovely Cumbrian Town for a weekend away. When we arrived at the property we found the room to be tiny. It was spotlessly clean and the en-suite well equipped but my wife has claustrophobia and started to panic. The room cost £240 for two nights and I totally understand the rules so I was liable for the full cost however the owners eagerness to get the key back off me and swipe take details of another credit card in case my first one didn’t work was distasteful. We were genuinely upset as we were struggling to find any alternative accommodation due to no availability. They have doubled there money as it was apparent that demand far outstripped availability.
In summary I believe that these rooms are overpriced and there are far better rooms available at much better value in some of the fabulous guest houses and B&B’s. I will plan better next time and we will try again.

Disappointing response to genuine issue.

We stayed here as a group of 6, 3 couples. Great location, could not get anymore central. Decent shower, clean. Paid £142 for room 4. Expensive for a bb but then everything is expensive in Keswick at the moment 

Couples walking weekend 

Have just returned after 2 nights here and thoroughly enjoyed our stay. We were in room 3 and although small it was perfectly OK for the two of us with an amazing shower and view over the main car park and mountains in the distance. Alan the manager checked us in without any problem and explained everything we needed to know. Thank you for a great stay and definitely will be back

Great accommodation in an excellent location

Great value and fantastic location for centre of keswick. Very helpful staff and given directions for near by parking . Good size shower, room clean with comfortable bed.  Tea and coffee in room. Will stay again when visiting keswick thanks 

Great location 

Fantastic room with beautiful windows overlooking the street and sights of keswick. The beds were comfortable and the room was very clean and fresh. Ample tea,coffee and biscuits too! Lovely selection at breakfast. Will definitely stay there again.

Excellent stay

Very disappointed in this as a hotel the bathroom had a water leak under the sink, a big crack in the lid of the toilet cistern, the shower was dirty inside and out. The room itself was small and not particularly nice the blind was broken and the furniture old and unpleasant the floor was cheap laminate.
Bed was not made the second day we stayed and dirty glasses left from the night before. Kettle not clean either.
Breakfast both mornings was ok nothing special considering the price we paid £260 for 2 nights the room was not worth more than £60 would not recommend 

Not value for money

We had a 2 night stay for a wedding in Keswick and stayed here. To start with, the greeting was poor. Stood waiting at the bar for nobody to show for ages just to check in. We were told that we could be advised to the whereabouts of free parking but unless you live in Keswick and know the streets and can remember 30 different directions in your head, we didn’t have a prayer on finding where the streets were! So an additional £30 spent on parking. Thinking we would be helped to free parking. 
In the room we we had 1 teacup and 1 large towel which seems strange considering there was 2 of us staying there. No shower mat which then meant we used an additional small towel fromor the floor! In the bathroom the sink was leaking and the floor was soaking wet whenever the tap was used! And there was a massive crack on top of the toilet also. Cleaning was poor in the room, dust on top of the wardrobe, dust on the window ledge and under the bed as well as an unidentifiable small hair the the shower tray. After being bitterly disappointed by the experience so far, we went for a beer in the bar! We wanted 2 pints... but the bar tender couldn’t pull very good pints apparently so he advised we had to have bottles! 
Now we stayed the night on the day were it was the hottest day since records began and didn’t think we would be out of order asking for a fan considering our fan wasn’t very big. When we asked if we could have a fan, we got laughed at and was told no and he knows that the rooms are hot...and that was it. If the rooms are known to be hot anyway and in the middle of a heatwave I think no fan in a B&B with only 4 rooms is completely unacceptable!! So we decided to close our blind hoping it would keep it cooler and it just fell on the floor! Was fit for purpose one bit!  As you can imagine no sleep that night. So we decided just to get up and have breakfast and just crack on with our day. Once again something else.. kitchen doesn’t up til 12! Our 2nd day didn’t bring anything negative at all thankfully. But we were at a wedding all day somewhere else! The day of check out we were greeted by the cleaner presuming we weren’t in the room and letting herself in. A knock knock and waited til we answered would have sufficed. 

All in all the stay was one to forget. The staff were unprofessional and just mumbled when addressing you. Minimal care and effort put into their guests and their experience. If we paid budget prices I would accept this appalling B&B and wouldn’t be writing this review but considering we paid £230 for 2 nights and could have stayed athe the 4 star Lodore hotel for £350 including breakfast!!

I am seeking some sort of acknowledgement from the owner and I will be seeking compensation for our stay as it completely ruined our weekend!
