Keith was a pleasant host, unintrusive and polite. 

Rooms were ok, clean and tidy... maybe a little on the small side but manageable. Shower in the room was in good condition and clean. 

The toilet is a shared one and away from the room, aside from that it is clean and tidy and smelled good. 

There is no breakfast served here, which i knew about because i took the time to read the booking details. My only suggestion would be to perhaps think about rebranding as a guest house rather than a bed and breakfast as it seems to still confuse some people despite it being clearly stated as room only.

I would be happy to stay here again, can't argue with the price! 

Pleasant low price accommodation

Family room...not enough plug sockets, unlevel toilet seat, inadequate kettle, blackout blinds needed...host not very informative but nice enough..the only B+B I've been to that doesn't do breakfast...paid £33 pppn  won't be coming back

Stayed here on Saturday 14th August for one night Bad mistake, owner said no room in dining room so you will have to fend for yourself. Place is grotty and in need of a totally refurbished owner needs to stop and take a look at himself and his business. This place needs its license revoked as it is false advertising. STAY AWAY PUBLIC HEALTH WARNING.

When is a bed and breakfast not a bed and breakfast when you do not get any breakfast

After travelling for 6 hours on the train arriving at 10pm to discover that my room was severely water damaged and smelt very badly of damp. The owner said well you won't get anywhere else at this time which was clearly his plan all along. If i was informed before hand that my room was flooded then I would not have agreed to stay there at all. The owner then became abusive when I asked for my money back. The whole thing was totally shocking avoid like the plague. 100 percent genuine review if anyone wishes to discuss this then email me at davidmaodevelopment@gmail.com

Water damage and rude and abusive owner.

Visited the Ashgrove on a stopover between golf games. Travelled up from Kelso past Edinburgh as we were playing in St Andrews the next day. We had a twin bedded room on the ground floor as it was my son and I. Welcome was v friendly and full Scottish breakfast was great the next day.  As it’s on a main road the room was a bit noisy but nothing too bad.  Enjoyed the comfortable stay.

I visited first time in Edinburgh and stayed night in the Lovely House.
English Breakfast was amazing and wonderful.
I would like to thank receptionist and house team.
I will definitely come back.

Traditional stone building  housed a modern interior , very cosy, twin bedded room  Keith was very friendly , great  scottish breakfast with haggis . 

despite the toilet being outside room it was an illuminated one !

Close to rail station and five minute walk to high street and various eateries . 

Betty Nicol pub was traditional building .

Cosy visit

Excellent old school B&B.  Good location in the town with a 10 minute downhill walk to the shops and seafront.  Very clean room, excellent tea coffee facilities/bathroom facilities .  Breakfast was excellent, good choice and well presented.  Owner was an excellent host and I would fully recommend.  

Traditional B&B

We stayed in a family room, as there were no twin or double rooms available.  It was a bit cramped for a family room.  The gentleman opening the door seemed to be everything, owned, butler, bellboy etc.  He politely asked us not to put our bags on the beds and to eat in the rooms.  

My Outlander trip

Very friendly owner(Keith).
Made feel very welcome, room was immaculate and breakfast was delicious.
Will definately be back.
Can park car behind the house or plenty parking nearby.
Very homely bed and breakfast.
Only a 5 minute walk down to the waterfront and shops.
