Good location near the waterfront and only 15 minute walk into the centre. Though the old quarter is at the top of steep hill the name says it all!!  It is self check in the instructions were emailed to.me and were very clear. The room for 1 was small but bed comfy, nice shower room, tea making facilities and nice big TV.  The waterfront has numerous bars and restaurants as does the rest of Lincoln. The old quarter with the castle and cathedral is amazing.

Nice break 

Located very well right in the centre of Lincoln.
Check in would of been simple if I had been sent the information for the lockbox but that didn't get sent so had to call so bit of faff.
Parking is nearly all residents only but fortunately in the room they have a pass you can put in your window.
Room was on the small side but still functional and not bad for the price.
Only things to improve; 
Didn't have a bin in the room.
The blinds don't quite cover the window so you get woken up early by the sunlight.
Milk that was with the tea and coffee was out of date.

Small room but great location 

Excellent for its close proximity to town and the waterfront. Newly renovated, our room was spotless and comfortable. Clear instructions re keys and parking.Tea and coffee facilities in the room great for a short stay

Convenient and Comfortable

The Hotel is convenient to Lincoln City Centre and the Waterfront.  Room was clean and quite spacious. Instructions for key retrieval and parking were very clear.  I would definitely recommend for a short stay.

Anniversary Trip to Lincoln

Centrally located on a main road, close to the river and the local convenience stores and cafes, approximately 15-20 minutes walk;into town. At the time of our stay it was on an accomodation only basis with self check in.

After retrieving our key, we found our front facing large double complete en-suite shower room to be very spacious and well presented complete with a mini fridge. We slept really well, as  and have already booked a return stay.

Excellent value

Clean and well presented, the offer was exactly as stated. Although a fairly small space it was adequate for a single room for one night and had all you could need. Hadn't received checking in details do did have to chase, but all was handled well and host was very pleasant.

Value for money

The room was small and the bed hurt my back; the room had hairs on the bathroom floor. Furthermore, there was no seat in the room. This was in room 8 on the courtyard/drive, the TV did not work in room 9 where the mother was.

The road in front was noisy: didn't get much sleep, there was flies and woodlice.

Stayed at Brayford guest house last week. Easy check in procedure. Very clean. Comfy twin room. 15 minutes amble to centre. Not initially able to park outside guest house but free overnight street parking within 50 yards (had to move vehicle at 10 am as 2 hour zone starting at 8 am) permit from guest house to park outside the premises (lots of spaces at 10 am) while we explored Lincoln. THE best breakfast by far, quality ingredients, couldn't see the plate for the food (unlike a lot of places where there's more plate than food!). The host, Marie, was very friendly with lots of useful information. If/when we return to Lincoln this would definitely be our first choice for accommodation. Excellent.

Excellent - seriously good breakfast.

15 minute walk from the station and convenient for the university.  Friendly and helpful explanation of everything on arrival and lovely fresh (and filling) cooked breakfast the following day.  Very good value.

Well looked after

Very central location yet not much noise from outside so we were able to sleep well.  The accommodation was spotlessly clean throughout and our room was very comfortable.  The landlady, Marie, was friendly and informative plus she cooks a lovely breakfast.  Would definitely recommend this B&B to anyone who is thinking about visiting Lincoln which is a beautiful city.  Marie was able to provide a parking permit for the road outside which was easy to find a space in.
