Well, where so I start? 

> Dirty, dusty floors. 
> Tiny TV didn't work. 
> Beading coming away from skirting boards.
> Drawers very dirty & dusty with old remnants from the previous guests of 1983 (hair, tape, contact lens wrappers & tags).
> Mattresses are AWFUL AWFUL AWFUL to say the least & need replacing! One can feel every horrendous spring in detail!
> Glass cup in bathroom very dirty indeed - I wouldn't let my dog drink out of it! 
> Musty smell everywhere. 
> The room was hot due to the heating being on which couldn't be turned off without the rest of the property going without central heating. 
> Decor in rooms is old & needs redecorating.
> The bedding doesn't smell the best.
> Underneath the beds were very dirty & dusty.
> This guesthouse doesn't have a sign, so it took two attempts to find it.
> The kettle in the room was very dirty & needed replacing.
> The bin in the bathroom had not been emptied prior to our arrival.
> Broken blinds.
> Ancient electrics have not been removed from the windowsills.
> Very small towels - suitable for under 3 year olds only!
> No thought of any degree has been issued on the cleanliness of this place.

I would only ever stay here again if there were a mass apocalyptic exodus - as the zombies would just pass by this place!

Should have gone to Travelodge or Ibis Budget!

I normally get to stay in hotels when I visit Manchester, but went off plan, and I can honestly say, not again. You get what you pay for and at £35 for a single room and a bathroom, I wouldn't expect the Ritz, but!!

When I arrived, it was met by the owners and having booked through Booking.com, there wasn't a card payment system set up, so needed to pay via an email request. It seems that the guest house is under new management, and they really need to get there act together if they want to improve standards.

The room seemed OK on first glance, but then you delve in and look a little closer, and it feels that the room hadn't been cleaned from the previous occupant.

The bins not emptied, a sliding door that doesn't close without lifting it, a used razor and body wash in the shower, one floor towel, NO other towels!! So my question is, has the bedding been changed!? Not my idea of feel good stay.

Despite what is paid, you would expect simple basics like the room cleaned, bins emptied, and towels!!!

The guest house is a mindfield of noise, it didn't help being at the front of the property, especially with a wooden staircase, which allows for noise to travel. 

The only good thing was the kettle, tea and coffee, plus what looked like a clean cup, but I still needed to wash it! *

I was offered free breakfast, consisting of tea/coffee, toast and cereal but from 8am, unfortunately I needed to leave early and get copious amounts of coffee for the day ahead, due to the bad nights sleep. 

I appreciate, if your new to the industry, there are going to be a few flaws, but a guest house has to have a basic standard, which wasn't even met. 

So, if you want to improve occupancy rates, I'd start with basic standards. 

That aside, the new owners do have enthusiasm, and we're attentive, even showing me a qiicker way to walk in the morning, to get back to Central. So add that too room standards and you have a guest house.

My first impression soon changed. 

i would never stay here again. treated like a ten year old that lived at home. they didn't know the meaning of customer service. the room was very overpriced and the shower didn't work. awful place. have never been treated like it. disgusting 

ridiculously overpriced and very rude lady

We stayed here for a concert- handy for town, great value for the price and outstanding service. I left my kindle behind and it arrived at my address the very next day after a quick phone call. Very friendly and helpful. Just don't lose the key! 

Clean, handy, top service

Flat welcome (as though I was rudely interrupting them) and a depressing room, not much bigger than the single bed it contained, with a bathroom that was not so much en suite as part of the bedroom, decorated like student digs from the 1970s
