Beachview Guesthouse is a simply beautiful property in the perfect location.  We were a bit unsure when we arrived as the front door and front steps could do with a lick of paint.  The bar next door worried us a bit but when we got inside to our suite, the Vortex Room, we were so pleasantly surprised.  My partner is rarely moved by holiday accommodation, but he couldn't stop smiling at how beautiful the room was.  We both felt it was like a home from home, very cosy and comfortable.
  That bed is AMAZING too - so comfortable. The other spare single bed which doubled as a cute settee was also amazingly soft and comfortable.  We actually found it hard to get out of that bed in the morning!!  The bathroom, with stand alone bath and large shower, was simply beautiful.  The light throughout the room was wonderful and despite the scaffold on the property next door (which we had been warned about) we still had a superb sea view., which was lovely to wake up to every morning.
    The owner left some very nice touches when we arrived, a vase of fresh flowers, some toiletries and fresh, clean towels and bedding and a clean ironing board (crucial for my partner, he does all the ironing) and a superb iron!
    The bar next door didn't pose any problems and actually had good entertainment every night which finished dead on 11pm every night, so didn't cause us a problem at all.  Shops are close by, restaurants around the corner and the Old Town is more like a small street in the best parts of London, but without the dirty traffic.  Your stay in Margate will be wonderful if you stay at the Beachview.  Don't go anywhere else!!

Wonderful place to stay

We have returned from our third stay at Beachview and we really wouldn't want to stay anywhere else.
Communication with Tonia is excellent and helpful - you collect the key on arrival from the secure key box.  The views from the apartments are stunning and the furniture and facilities are top notch.
The Turner suite is definitely undersold - it is advertised as a family room whereas it is really a two bedroom split level apartment which can comfortably sleep 5.
Other reviewers have mentioned the noise and this was more noticeable in the summer when we slept with the window open but it genuinely didn't keep us awake. for the lighter sleeper,  Tonia has thoughtfully provided earplugs. 
The beds are comfortable and the room are quirkily decorated and stylish.
We really wouldn't stay anywhere else.  We have stayed in the Turner Suite (twice) and the Women in Jazz room.  We are looking forward to our next stay.

Beautiful property, amazing views, excellent location

We stayed in the Vortex Room for four nights. The room is lovely and it comes with everything you need to make your stay pleasant (mini-fridge, wine glasses, quality linen, nice fluffy towels etc). Some commenters mention noise from the bar next door. We stayed during the week (Sunday to Thursday) and we didn’t hear any noise. A very charming guest house indeed...

Charming place ...

We booked the Turner suite last minute and had no idea it was so well positioned and so beautifully decorated, nor so big! We didn’t realise it’s actually a flat over 2 floors with fully functioning kitchen diner (recommend getting Pete’s fish and chips and bringing home one night as we did). The bathroom is huge and perfect with gorgeous roll-top bath and lovely little vanity station. We absolutely loved Margate old town and this place couldn’t be better positioned with fabulous view of the sea (not to mention the iconic Dreamland sign lit up). It’s true that it is next door to what seems to be a very rowdy gay bar and that at 2 or 3 in the morning we did hear some loud drunk people. I imagine in the Summer months there would be even more of a rabble but frankly it didn’t bother us (we live in London for heaven’s sake, we can deal with noise) and a tiny bit of disruption was worth it for the fantastic position and gorgeous views at a very reasonable price. If you are a terribly light sleeper perhaps bring ear plugs? But there’s no thumping music, just people drinking and being loud so if you’re like us it wasn’t a bother at all. One thing to be aware of, if you are bringing young children the bedrooms are some distance from one another (they are on top of each other with stairs and corridors in between). Clearly this is of a benefit in one way for Mum and Dad (or two sets of couples!) but if you have young children who get scared in the night as we do, it would be ideal to bring baby monitor or some kind of walkie talkie for reassurance. Either way it is an absolutely perfect property in our view and we would love to come back again soon to enjoy more of Margate. Oh and the recommendation they made for the Harbour view cafe was spot on! Best bacon sandwiches we have ever eaten! Also worth a trip to the Shell Grotto and a slow wander around the old town - filled with vintage shops and cafe. Hope to be back soon!

Positives 

Really lovely room with beautiful decor. Bathroom was massive and very nice. Lots of local info and good WiFi, really good central location with sea view. 

Negatives

The noise from a club below was unbearable so would avoid if wanting a weekend break.
Didn't seem like the bedding had been washed. Had a funny smell to it. 

Beautiful room with issues

We stayed for a weekend recently and loved it. Great seaview- the reason we picked this place- spacious and comfortable. We’ll most likely be back, next time we’re down to visit family. With regards to the noise, I think if you choose to stay in the centre of somewhere, especially on a summer weekend, you have to be prepared for it not to be that quiet; it was a bit loud for a short while on the Friday night but it didn’t ruin our sleep and our little boy slept right through it!

Parking- plenty of cheap, long stay parking a few minutes’ walk away.

Also, I forgot to pack our baby monitors when we left and Tonia swiftly posted these back to us- really appreciated this excellent customer service and it just improved our already good impression of the place. Thank you!

Lovely seaview and excellent customer service

‘AVOID unless you enjoy not getting any sleep!!! Horrendous noise outside!!!’

➖ Ridiculously noisy until 3am due to pub smoking area 3 meters from window. Could hear everyone’s drunken conversations in detail. Thin white curtains so room lit up every time a car passed on main road, every taxi or police car that turned up to the pub also lit the room up adding to our disturbance! They really need to add black out curtains or blinds and maybe complementary noise cancelling headphones! Shower head damaged and shower unit temperamental. Carpet not hoovered very well. But nice enough room with basic facilities. Definitely NOT value for money!

➕ Bed was comfy, room was decorated nice, sofa bed good to use as extra seating space. Easy check-in Check-out.

Avoid! You will need another break just from staying there!!!

Under the total charm of this small vintage seaside resort. The apartment is ideally located, facing the sea, close to the cafes, the harbor, the shops... Apartment, full of charm, with nearby parking and all amenities. Very spacious family room with a bedroom upstairs and a bedroom below. Both have sea views. The place can be a bit noisy because of a pub nearby. The owner is adorable and very available.
