The proprietor did tell me it was an attic room and very small and had a shared bathroom. The price (£45 cash), reflected the size. Given the lack of rooms in Oban at the time I took it. While I was prepared for a small room I wasn’t happy with the state of the room, it was in general disrepair and in some parts filthy (see photos). It was no bigger than a closet with hardly any headroom.

This place is really wonderful, if you are a backpacker wishing to spend a couple of bucks for a cheap low budget accomodation. Now, if you search something else you should definitely stay away from this lousy guesthouse, with rooms the size of a tablet, the bathroom that of a telephone (if you are lucky enough to have one, the bathroom I mean, not the telephone) and the window that of a watch (referenze is to room 5). Recensions are made on a value-for-money basis, and for the huge amount paid for this so called “accomodation” I am very proud to have finally found, after some fifty years, the worse value-for-money ratio in the whole world. If there is something worse must be in another universe…

Terrible experience

Piss poor, It's a dive and if you get locked out, your on your own cos the owner won't come and let you in had to knock a guest up out of bed to let us in because she refused, won't be back there ever most rooms didn't lock or couldn't shut doors properly it's just a mess of a place

I NEVER DO REVIEWS BUT THIS ONE IS NEEDED !!!!!!! As returning visitors to oban on a very consistent ,our usual accommodation was full so we found here for 3 nights . My partner and my self in love immediately the cleanliness was of the highest standard, the room was beautifully presented with a stunning sea view and the mattresses were the best nights sleep both mutually agreed .
Any bad reviews I highly suggest you ignore as we have now found our favourite home away from home

Perfect

Apparently, there was something going on in Oban that week, because rooms were scarce. I just needed a room for one night, and settled for what I could get . It turned out to be room #5, two flights up. It was very small, even though it was billed as a double room. It did have tea making facilities, my own bathroom, and an interesting window. That's about all the accolades I can give it. The bathroom was so small, every time I opened the door, it hit the toilet! It was in dire need of being painted, especially around the shower. So the bottom line is, it's just an old Victorian house that needs a LOT of TLC to bring it up to standard, and to be worth anywhere near what I paid for it!

Give it a pass.   

Great location! But no reception, check-in limited to 2 hour slot late afternoon, no one on site in emergency at night. Breakfast is extra in adjoining house with hidden key to enter. No en-suites. Poor oversight led to running tap causing ceiling in my room to cave in on top of my bed - fortunately during the day when I was out! Stuff moved to new room, poorly prepared and public toilet next to it had no sanitizer - despite great provision in original bathroom and breakfast room (perhaps even a bit OTT). No apology for my having possibly been badly hurt or worse, request for compensation or upgrade refused, all stuff not in new room and took nagging and threat of poor review for them to find it. Alas, not a good experience at all despite location and price.

This is the worst place we have ever stayed in oban no parking for bikes x our room smells x no change of towels x we where/are here for 2 nights and I would have cancelled 2nd night if had somewhere else to go x been on the MC500 and stayed in some lovely b and bs x not this one x

Disgusting

Requested soft bed at time of reservation but when we checked in (which had been changed from the 3:30-6:30 that I had on my confirmation to 4-6), I was told she couldn’t guarantee that sort of thing.  It was little more than a soft cover on weak springs and I was in a ridiculous amount of pain and discomfort (I have fibromyalgia).  When I emailed them I suggested a duvet or two under the bottom sheet which they did and it make a huge difference - good thing I was on top of providing my own customer service!
Old home in high moisture are of Scotlands west coast but basic maintenance, mold killing paint primer, floor scrubbing, etc would have made all the difference

I wouldn’t !

Myself and my family booked a room for 2 nights we just wanted a simple B&B before we moved onto our final destination.
I wasn’t expecting luxury as it’s only a 2* we just wanted somewhere comfy to sleep as we would be looking round Oban through the daytime, but I was shocked and a little appalled at the state the Arbour was in. It’s basically held together with Duct Tape. It is very worn and drab. It is Lacking any form of security making it unnerving to go to sleep as a good push would have broken the door lock on our room the front door didn’t lock and every time we looked the front door was wide open so anybody could walk in from the street. I have a couple of what seem to be flea bites on my ankle.
You could hear every noise from every room and the bathroom which is shared and after asking for more toilet roll as their was none left. It wasn’t replaced and the ladies in the room next door to us had to go to the supermarket and buy some.
Their was Tea and coffee in the room but we didn’t dare try the teabag as they looked like they had been sat their years.
The only redeeming thing about the arbour guest house was the location.
I would never stay here again unless it had a full refurb.

I was expecting 2* But was shocked

Everything was so tired and shabby. Uncomfortable beds and cleanliness questionable. On a busy road so parking a problem and noise from traffic at night also added to general feeling of disappointment. Couldn't wait to get away.
