Room very small black marks on the walls and dirty generally black mould on bed toe nails on the carpet stains all over it sink in the room is dirty along with the kettle the full room is shocking don’t think the carpet has ever been hoovered or the light shades dusted

Avoid at all costs

If I had taken the time to read some reviews prior to booking I wouldn’t be in this position, hopefully the fact that you are means you can still save yourself. 

Terrible service, terrible people. Save your money and go wild camping if nothing else is available. Avoid at all costs.

No wonder 70% of reviews are 1-2 stars.

General state of disrepair and not great location on busy through road. No en suite but separate washroom,  1 towel for 2, shower water evacuation blocked and main toilet light didn't work. Luckily small mirror light did. Expensive for the quality you can get for same price elsewhere in Oban and no soul to the place. Poor decoration and lot's of extension leads everywhere in bedroom. Kettle on and you take everything else out, so one real socket.

Oban  to avoid

Friendly welcome at this Guest House. Rooms are very comfortable, neat and clean and beds are comfy. We enjoyed our stay at this Guest House. Good accommodation at a reasonable price. Highly recommended.

Nice experience

At the time of writing 38 people voted this as terrible, we are making this 39.

The place was run down and in the morning there was no hot water from the taps. The Windows had gaps and draughty. The radiators were lukewarm at best. One of the room locks didn’t work. The mattresses were uncomfortable and there were wires and cables loose.

We complained about the lock and radiators on our arrival to the poor employee who has to front this shambles. Sadly there was little she could do and we had already paid upfront.

We complained to the owner the next day about the issues and the lack of hot water from the taps and her response was “there is an electric shower and would investigate”. She text replied to say there were no issues, however when I sent a photos and video showing no hot water she failed to respond and blocked subsequent attempts to resolve amicably.

We complained to Oban Tourist Board and it turns out she is well known as we are not the first to raise issues.

I am expecting a glib response from the owner as judging on previous complaints they spend more time composing replies than actually fixing the issues.

Terrible

My wife and I stayed in room 6 and were very disappointed for the price we paid (£79.) There was no WiFi available in the room and had to go to the breakfast room. The place overall was vey run down. The springs from the mattress were almost sticking out and made it incredibly uncomfortable nights sleep. The bed and bathroom linen was very old and worn out. The bath mat was frayed as you can see from my pictures. The TV was very small and was hanging wardrobe height and it was messy wiring. The view from our window was horrendous, there was nothing to see apart from ladders laid out. Overall it was not worth the money. 

Before you say tripadvisor is only for complaints, we usually leave positive reviews when we stay in places.

Not worth the money

Stayed here as it was the cheapest option in Oban and we were arriving late to catch an early ferry the next day.
After reading the reviews we weren’t sure what to expect, but it was absolutely spot on for what we needed. And exceeded expectations from the reviews.

Bed comfy, slept two adults and a 9 year old child.
Perfect for the night before catching the ferry. 
Keys were left outside as well were arriving 9pm.
Good communication since booking was made.
Feel like the reviews are harsh… if you want luxury, pay for that elsewhere. This is ideal and reflects the great price.

Decent little guest house for price

All other reviews were spot on..
Extremely over priced, needs a refurbishment asap, rooms outdated & smelt.we had an adjoining bathroom which had toilet roll still there from a previous occupant!  Welcome was non existent. 
Would definitely not recommend even if given for free.

Over priced

So rude on arrival not best quality for money certainly would not recommend rooms not as described on website n free breakfast yeah right 5 pounds for cerael n toast wat a joke paid it though thought it would help them out wish I hadn't the person that checked us in didn't have time for us at all wen I asked her about parking told us on street free till 9am told us we were on the large side so put us up 2 flights of stairs n not on suite bathroom which I wasn't aware of wen booked deffo would not stay there again n deffo wouldn't recommend unsterstand covid and all that but thought we would get looked after not insulted

Just left this B&B and unsure what to write. The warning bells should have sounded when I phoned to book and was met with a ‘hello’...no welcome or how can I help etc. Anyway after paying our £79 for an en suite room for the night to an inattentive and surly host we found the smallest shower in Scotland. However we were only planning one night so we’ll get by. 
On reading the b&b info however we discovered that breakfast was not included. When I questioned this I was advised that in a B&B breakfast included is the exception rather than the rule. I was then told that if I went to a chip shop would I want a free fish!! I dont want anything free I just want value for money. £79 a night for a room where you cannot use the shower that doesn’t include breakfast is not value for money in anyone’s book. It was time to request my money back and go to elsewhere more welcoming and with a good cooked breakfast. I expected that the hospitality sector would be rolling out the red carpet for business in these COVID days. This business clearly either does not want business or can afford to be rude, surly and inattentive. Stay here at your own peril. You have been warned
