Received a very warm welcome upon arrival and the owners are very friendly. Great breakfast with seemingly endless tea and toast. Good rooms with plenty of space and secure storage for bikes. Definitely recommend Lindores if you are looking for somewhere to stay in Peebles.

Great place for mountain bikers

Stayed at Lindores B&B whilst our son was competing in a local Triathlon competition and enjoyed our stay. The owners are very welcoming and made us feel at home. Our room was the family suite which was bright and spacious with large corner windows providing a great view. We ate at Francos restaurant during our stay which was a lovely authentic Italian bistro near by. Breakfast was good and Paula went out her way to accommodate. Thank you so much for being wonderful hosts and sorry we had to leave so quickly for the competition starting!! 😃

Lovely B&B

Great B&B in Peebles, couldn't ask for more - Friendly welcome, secure parking for bikes, lovely breakfast and clean tidy room. The B&B is situated just a couple of minutes walk from the town centre, and is perfect for a base to explore the Scottish borders. Thanks very much for a perfect stay.

Motorbike trip

This was our first stay at Lindores B&B.  Booking it had been simple over the phone and Paula had been very friendly and helpful.  It is easy to find as it is on the road we come into Peebles by.  We were made very welcome by Paula on arrival.
Our room was very spacious with comfortable chairs to sit in.  It has been furnished and decorated to a high standard. It was light and airy due to the large windows.  Despite being on a main road traffic noise was not a problem.  The bed was very comfortable ensuring good quality sleep. 
Throughout the house is well maintained and very clean.  Paula and Steve were always friendly and interested in what we had done.  They were also a useful source of up to date local information.
Breakfasts were fantastic.  As well as the usual cereals there was always fresh fruit on offer.  The cooked breakfast was really well cooked using good quality ingredients and just the right size.  The continental breakfast was also excellent and came with different home baked breads.
We look forward to returning to stay at Lindores on future visits to The Borders.

Made to feel welcome

This was our second year staying at Lindores and it was just as good as last year. Nothing is too much trouble for Steve and Paula. I’ve been going to Peebles every year for nearly 20 years mountain biking, I just wish I would of come across Lindores b&b back then. See you next year Steve and Paula unless I get my wife there in the meantime 👍👍

Lovely B&B owned by lovely people 

We stayed here for a night recently while on a cycling holiday. Great facilities for anyone with bikes as locked overnight storage was available, which was greatly appreciated. 

The guesthouse is in the perfect location near the centre of Peebles with shops and restaurants a very short walk away. Free parking was available just around the corner too which was handy. The rooms were clean and comfortable, with a kettle, tea making facilities and a television available.

The real gem of this guesthouse though is the hospitality shown by Paula and Steve. They were so welcoming on arrival and happy to show you around and have a chat about local spots. A few of us were getting up early to go cycling and they went out of their way to ensure that there was some breakfast available and the garage unlocked, despite it being at a very early hour in the morning. It was so kind of them and greatly appreciated by all. I would highly recommend to anyone visiting this area!

Friendly guesthouse in the centre of Peebles

Much is made of 'boutique' B & Bs and 'designer' accommodation - what with the popularity of 'Four in a Bed'..
What we want from a B & B really is actually much simpler. Clean airy rooms with comfortable beds. (Bed). A Good Solid Fresh Breakfast (Breakfast)...
And a big friendly welcome from Hosts you'd like as friends and who do whatever they can to make your stay the best!
And that is what you will get at Lindores in Spades!
For our biking trip to the Scottish Borders we picked Peebles as our base camp and this was a great choice itself as it has everything you need and is still a beautiful picturesque lush little town.
Lindores was selected as a 'biker friendly' B & B. Perfect! And so it turned out to be.
This is a big beautiful old house orignally built as a 'doctor's house' with accommodation and consulting rooms combined. Lovely big airy rooms with high ceilings. The bed was very comfy and the en suite well equipped. Storage, kettle for hot drinks, supplies, biscuits, etc. etc.
But the biggest benefit of the place is the hosts. Paula and Steve have heaps of local knowledge and helped us find our way around with advice about eateries and walking routes. Also being bikers themselves were able to tell us of the most scenic and beautiful road trips. (These are great for motorists too of course!)
Paula - though not a native Scot herself - produced copious portions of fabulous porridge on request - and pretty much whatever else we wanted for breakfast - freshly cooked with great ingredients.
But mainly - and expecially if you are stying longer than a day - Paula and Steve are just fun people to chat with - warm-hearted, charming, and funny!
We just loved being there and would happily visit again.
For bikers and cyclists note there is a big advantage in that the locked garage opens for you and leads into an inner yard where your precious two-wheeler spends the night safe from harm.

B & B Perfection in a Delightful Town - with Biker Benefits

Great stay at this bed and breakfast, the lady and gent who own this where very welcoming. The breakfast is great, rooms nice and spacey and very clean...in fact they are cleaned every day with fresh towels. There was storage for our bikes. Only thing that lets this down is no private parking, but we did find plenty of parking on the road outside. Would stay again.
