This B&B is truly awful. The rooms are tiny, have no ventilation and the lobby ( to the extent there is a lobby) smells. The bathroom has no room to get around. The breakfast is atrocious. Why anyone would stay here is beyond me. My awful travel agent put me here for 1 night. This is a minus 5 star hotel.

Could Not Be a Worse Place

I totally agree with previous reviews that ask why is this woman running a B&B when she doesn't know how to treat her guests (we felt like we were back at school!) & also that the place smelt of cigarettes.
We had the only twin room which allegedly had "mountain views" & after pointing out that all we could see from the window was the tree outside, she sarcastically offered to have the branches cut down, & from this moment on we felt we were no longer welcome. She could certainly give Basil Fawlty a run for his money!!
The room was clearn & the beds comfortable but there were too many cushions & bric-a-brac covering every space, so there was nowhere to put anything & when I left my large vanity case on the small side table, which was covered in flyers & magazines, there was a post it note awaiting our return telling me not to put the case on the table in case it scratched it! I have never, in all my life, stayed in such a place. It felt as if we were invading her personal space like uninvited guests not paying ones! A shame as nice, quiet location with lovely views from the back of the house, but not the front.

Bizarre!

The reception reminded us of Aunt Petunia from Harry Potter, but the next day she was very nice. Unfortunately, the whole house smells like a mixture of lilies and soft dishes. The bed, the room, the towels are all over the smell of soft dishes, which is almost unbearable. The breakfast was okay, even though the sausage and ham were in the pan for far too long. We can only guess!

Unfriendly reception

We arrived on the Friday and the owner greeted us which we informed that my 2 daughters and her pups were on there way up which we had told her prior to our visit that we had 2 chow chows and she was very accommodating but once the girls and the dogs came up it was a different story as she came banging on the door and started shouting at my daughter about using one of her towels for one of the pups ( which we didn’t realise wasn’t for the pups to use as supposed to be pet friendly) she proceeded to shout and grab the towel off my daughter! There wasn’t any privacy at the toilet window with no frosted glass or blinds up ( there was a see through voile curtain up ) and everyone can see in so my husband put a sheet up at the window as there was no way u cld use the bathroom without people seeing in which she then proceeded to roar at the door ! And gave my daughter another see through voile blind to put up !  My daughters boyfriend is autistic which I informed her about this before they came up so his anxiety was hitting the roof ! My daughters and boyfriend are vegetarians and in there fridge was sausage and bacon for the owners use for the bed and breakfast part ! And also on leaving the premises my oldest daughter ( as my youngest daughter and her boyfriend left due to his anxiety the night before ) was supposed to be out for 10.30 and as she was packing her car the owner and friend entered the premises and started clearing making weird noises whilst doing so which my daughter confronted her about but she not a woman to take criticism well and told her to send me and my husband down as we were staying elsewhere but we had a great weekend ( apart from the Woodburn house self catering apartment dramas ) and didn’t want this ruin it so thought would wait till we returned home ! We also spoke to our neighbors and they had dealings with her too ! 
Would not return due to owner it’s a shame as it could be a fabulous establishment!

Family weekend with the family for the enchanted forest

The worst reception from a B&B owner ever. Left the guest standing in the pouring rain because he had arrived 10 minutes before the time that was requested on the booking. He was then asked if he was stupid as he put his bag on the bed to unpack. He was also told that breakfast could not be served a bit early as it was a holiday B&B so the 8.15am to 9am time was suitable for this despite saying that he was working and had to leave earlier. Unsurprisingly the guest felt so uncomfortable and unwanted that he left and found other accommodation. Why oh why are you in this business if this is how you treat your guests?? Go and learn some manners!

RUDE, RUDE, RUDE

Spent one night for a theatre visit which was a nice senic ten minute walk away.Large quiet en-suite room had superb views to hills.Breakfast was all one could ask for and with views of the Autumn trees from dining room a great way to start the day.

Charming property

We stayed here for one night.  The room was absolutely great - nice and large, bay window with nice view, decorated very nicely with nice little touches such as books, lamps.  Plenty of tea and coffee available.  You can tell a lot of thought has gone into this B&B.  Breakfast was nice too.  Nice host.  Would definitely stay here again.

Great place to stay

We stayed here for a short time for three nights, because under mysterious circumstances our actual accommodation suddenly had no room left, and in retrospect we were happy because we got the holiday home instead of a room. Although it is all a little older, it is still very good and clean. You have a nice view. The hostess is very nice, she goes to great lengths and prepares a great authentic Scottish breakfast, which we really enjoyed. We can recommend the accommodation to many more. Thank you very much!

Nice and quiet accommodation!

The hotel is in an ideal place for exploring Pitlochry. We stopped off overnight on route to the Western Isles, and arrived much earlier than the agreed check in time. The private parking was secure and we felt safe leaving a packed car parked up there. We were immediately welcomed by the owner (and her dog Buzz) who showed us straight to our room. The room had a beautiful view over the hills and was immaculately clean, spacious and airy with a nice ensuite shower room. We found the owner to be very welcoming and helpful, suggesting dog friendly pubs and places to eat to us. The furniture and bed in the room were comfy, decor was tasteful and matched the gorgeous bedding.  We had a lovely Scottish breakfast with lots of choices of cereals and fruit, which set us off for the day! The wifi worked fine for us and we'd definitely stay here again.

A great place to stay

The woodburn is located right halfway between the town centre of Pitlochry and the Dam and Fish Ladder (both reachable with a nice walk) Clean, cozy with plenty of Scottish breakfast.
