One stay at this lovely, well located farmhouse B & B, comfortable, clean room, lively fresh cooked breakfast and lovely owner. Well worth a stay if you need accommodation in Cornwall or Devon as it's a perfect location for both. 

Lovely B & B

My wife and I, along with our 6 year old son stayed here for 4 nights.
The property itself is gorgeous, set in a farm with lovely surrounding gardens and along a quiet road just off the A38.
Diana welcomed us to the property and was very friendly. Our family room was very clean, spacious and light. For those who have moaned about having to vacate the room by 10am... it's nice to know that it was 'freshened' daily. The breakfast was more than enough and very tasty.
As it is just off of the A38 it was perfect for getting to Looe (15 mins), the Eden Project (40 mins) and Penzance (an easy drive just over an hour away). What made it for me was that Diana was happy to allow my son access to the horses under her supervision so he could stroke them as well as seeing the Pigs, Sheep, Goats and Chickens.
Overall this is was perfect for our family and allowed us a deserved comfortable nights sleep as our short time in Cornwall was packed. If ever we are down that way again we will certainly stay there.

Perfect location

It's a very nice building, green, quiet. You sleep well, you don't hear any noise. You can get to several places to eat in a few minutes by car. Private interior parking. Very large room. Very comfortable bed. Good breakfast. Wi-Fi works well. Possibility to pay by credit card.

Quiet and quiet place

Stayed here for one night and received a very warm greeting on arrival. Room was very clean and comfortable with spacious en-suite bathrooms. Breakfast was really tasty with a full Cornish breakfast on offer plus cereal, juices etc. Would definitely recommend and will be back. 

Great little find

Breakfast a little limited but tasted nice, and Diana was very adaptive to our needs which was great. Room very spacious and clean, bed however a bit uncomfortable partially due to the fact that it was so low and the mattress was a bit thin. That said, we’ve been there twice now (different room each time) and would consider returning if we went down to the same area again.

Decent B&B

We recently stayed at Hay Lake Farm for one night and all I can wish is that we could’ve stayed longer. It was in such a quiet location which would be perfect for anybody who loves to take walks. The rooms were absolutely gorgeous, as was the farm and breakfast area. I would 100% go back if I was to ever visit Plymouth again. 

Certainly worth the money. 
The owner is absolutely lovely and very helpful. 
Plenty of amenities a short drive away which the  farms pamphlet shows. 

Breakfast was lovely, offers a cooked breakfast and cereal/fruit. What more could you ask for.
