I was a little apprehensive at booking but saw the good reviews and I tootally agree.  The place is spotless and the proprietor very helpful and friendly.  Some rooms have private bathrooms but I took a shared bathroom and it was fine.  The room was spacious and well ventilated and the bet very comfortable.  Flat-screen TV and microwave AND fridge and table.  What more could you want?  And FREE parking

Surprisingly Excellent

The trip to Southampton post to spend time with family we had not seen for quite some time. We were really after is a bed a room where we can make a cup of tea have a sleep and then carry on with seeing a family. On the first night one of the other guests appeared to be cross and we heard very clearly in our room and arguing exceptionally loud which sounded as though they were on the phone while having their very loud say! And if the arguing and shouting lasted a few moments fair enough we all have those days, but this one on and on and on to a point we decided to leave the room to Scape having to hear the very very loud mail shouting his opinion to whoever was on the receiving end of this. As we left I confirm the room number and sent a text message to the owner to say we had to leave as we hadn't arrived at this place to hear somebody else arguing. My text message was asking for help nothing more nothing less. Again my text was asking for help. I sent the text we left in our car and I was driving a point when the host tried to call me. The house may not realise it's illegal to answer your phone while driving so I was unable to answer either of the 210 she tried to call us. She didn't sent a text saying isn't it funny how you not answering your phone. With this comment she also suggested we left her her property given now he was after 9 pm we didn't Want to be search for Sabraaj to stay but we already paid stupidly high money to rent a very small and clean room from this person. I wasn't prepared to unpack and repack everything and move out just because one of her other guests couldn't control the volume of their vocal chords. On our return to this property the house was waiting for us and immediately started raising her voice saying I'm not so many words we were lying about her as a guest being so loud. She then decided to ask why the person staying in the room between ours and where the noise was coming from haven't complained. She claimed what we were saying was on true otherwise other people would've said something and given she was directly below is where the noise was said to be happening and she hadn't heard anything we were obviously lying. She raised her voice, she was hostile, rude, somewhat aggressive, and then started referring to us leaving along the lines if you don't like this place and why don't you just leave she also refer to this in a text message. So I asked for help with a noisy guest and I'm instructed new enough to leave? She then refers to the other guest being a regular customer never any complaints raised before. This may be the case but on this occasion they were very loud very vocal and certainly disturb the peace we Expected when we paid a great deal of money for very shabby little room.

If you're happy to be shouted it towed to leave late evening and given no help when you requested this place should be fine. The room is filthy clearly a cleaning schedule needs to be improved I have pictures of the shower which we stick with grime the toilet was disgusting the floor in the bathroom/shower room was also a very poor condition. Very basic, cheap, unpleasant environment priced way over the top and includes assume free of charge an incredibly hostile host. I do not recommend this premises to anybody.

Very basic provision but priced high. Owner struggle with being nice and struggle with understanding cleaning schedule.

We stayed in room 4 at the circle guest house. We were charged £85 for bed and breakfast following day my husband received email no breakfast no refund. The room was very basic with grey sheet instead of white. The shower was mouldy we did not use it. There was a blackout blind with a gap either side and the large building at the back was light up all night plus the landing light shone under bedroom door all night. We got one hour sleep and left us exhausted as we came for the Marathon. Suggested owner put curtains up at sides of blinds to block out the light for future guests.

We booked the Circle Guest House because it was 3 minutes walk to the Mayflower [ Riverdance] Theatre.
We had travelled up from Paignton Devon. On arrival we were greeted by the lady of the guest house, very friendly and welcoming.
There is free parking. Fridge, microwave, tea and coffee making facilities.
After 2 nights we had got to know the owners well and realised they were new owners and they were renovating each room in turn to please future guest's.
My wife and I will be using Circle Guest House for our future stays from Paignton Devon.

Stayed here for the boat show. If you are looking for couple of nights budget stay, this place is perfect. Lovely hosts, family run business, we felt very welcomed. 
The place is clean and tidy, centrally located. 
The rooms were comfy and had everything that you would expect. We will come back next year  :)

Nice budget guest house

I had been given a basement without knowing it, with grid windows, and some stale bedding, and no one apologized when I complained, and it was awful, and the owner was creepy, and I was glad I was out.

The worst guest house ever, unclean unwelcming run down area thought we had come to the wrong place looked nothing like the pictures on the website,smelly rusty microwave in the room nearly msde my wife sick slept on the beds rather than in them  AVOID at all costs

NIGHTMARE STAY

Stayed  a few times on business and also as a family. FREE parking in an ideal location for the city of Southampton. The rooms are Very clean and beds are so comfortable. It’s a amazing value for it’s location and room sizes. The booking was quick with excellent customer services. Highly recommend!

I stayed initially for one overnight in July 2020 as a key worker as I had a new role that required me to travel away from home to work once a month.  I was shown a room in the attic and agreed to take this at a discounted rate as I would be staying regularly.

I stayed initially through August for the first two weeks in August in the midst of a heat wave as well as an additional week.  The Wi Fi was terrible and did not work, the bed was uncomfortable and this meant the quality of the sleep is not good.  The room was too hot and there was no ventilation or fan.  

Despite the draw backs of the accommodation I did not say anything as it was a discounted price. 

However, what was not acceptable and totally inappropriate was the attitude and manner of the owner who sent me a rude and demanding text to my personal phone whilst I was at work demanding that I pay.  When I returned from a very long day at work to a less than comfortable room I had not even had a chance to take my shoes off before she was knocking on the door.  
I don't think this lady had a clue about how hard key workers are working in the pandemic.  She was only interested in money.  I paid her on the spot.  I did not appreciate been made to feel as an untrustworthy guest.  
We had agreed that I would pay half to secure the room as a deposit and the remaining balance before checking out at the end of the week.  She appeared an incompetent business women and negotiator. 
On my departure at the end of the week she informed me that the discounted rate was no longer applicable and "didn't I know how busy they were getting".  
I checked out at the end of the week and left my car parked in the back which they promptly took photographs of exactly 2 minutes before I had been due to leave as I had not removed the vehicle and then sent the non-date and no-time stamped photos off there phone to the property management company for a parking fine.
I had actually driven the car off at 10.15 am after 10 am and was told by the lady to check there web page for there policies and practices.  There was nothing there. 

I would not recommend The Circle Guest House to anyone who is looking for a place to stay whether for work or other purposes as the room accommodation is unsatisfactory and to top it all off the owners (in particular the female) does not seem to understand that she is working in the hospitality sector.  She was anything but a gracious host or hospitable and no matter how much or how little you pay treating your paying guests with polite civility and hospitality is an important and essential.  I found her particularly petty and small minded.

My recommendation is to by-pass the Circle Guest House and go next door to The May View which is exactly what I did and ended up finding a great quiet room in the back for when I was working away from home between July 2020 and February 2021.   The Circle Guest House lost out on my business.

Working A Away From Home

This place has improved miles since the new owners have been in. Do not knock it by going on the reviews - we nearly did! Great place to stay if you are visiting or sightseeing in the  city. It is a good location also.
