Stayed for 3 nights while working nearby, very friendly guesthouse, room was basic but that was all i needed, sara the host was most welcoming, lovely Cornish breakfast kept me going all day, would defiantly stay again when i am back in the area, if you are exploring the local area it is an ideal location for Heligan &  Eden project etc.

We had a very warm welcome from Sara who made us feel like we were returning friends.
Very comfortable and clean with everything you need for a short stay.
Breakfasts were tasty and filling - kept us going till our evening meal.

5 Star Stay

Perfectly located for St Austell, Mevagissey, Charlestown and Eden project, Fantastic  cooked breakfast, fruit, yoghurt and cereals, host was great, with lots of local information,

Perfect for our needs

We recently stayed at this lovely B & B. Myself and my husband stayed in room 3 ( 4 poster bed with balcony) and our son stayed in room 5 ( single room with shared toilet and shower room). We arrived to a very warm welcome from Sara and Geordie and were quickly settled in our rooms. All of the rooms are on the first floor - room 2 (twin beds) and room 3 (4 poster bed) were at the front of the house with a distant sea view. Room 4 (double bed ) and room 5 (single bed) shared a toilet and shower room and were both at the rear of the property. The rooms were very comfortable and everything we needed including: area information, tea and coffee  making facilities with biscuits, bottle of water, large bottles of shower /conditioner/body wash/ handwash. A nice touch was that our son had a jar of sweets and we had a box of chocoates in our rooms on arrivial.
A freshly cooked breakfast was served between 8 and 9 am, which was hearty and delicious. Aside from full Cornish breakfast you could also indulge in cereals, fresh fruit, yoghurt and fruits. All topped off with a pot of tea or coffee. Very hard to resist! This is all served up with lashing of friendly banter from Sara.
It is well positioned for access to the town and train/bus station. As it is in a cul de sac off the main road it is peaceful and quiet. Parking was never a problem.
A smashing little B & B which I highly recommend and have already booked for next year.

A Warm Welcome

We stayed in this absolute little gem of a B&B for 3 nights on a Cornish sight-seeing break. The hosts were really lovely, very friendly and chatty and made us feel very welcome. We had the room with the 4-poster bed and a really sweet balcony, it was clean and comfortable, we both slept very well after a busy day exploring parts of beautiful Cornwall! The bathroom was small but spotlessly clean and the shower was lovely and powerful. Sarah made us a delicious cooked breakfast and toast each morning, and there was lovely fresh coffee, pots of tea and jugs with fruit juices available, as well as a selection of cereals. All in all we had a really lovely stay at the Karmary, and will be highly likely to return in the near future. Thank you so much! Alison & Rowan

Lovely little B&B

Absolutely loved our stay here! Was so comfortable and homely. The rooms were well kitted out with everything we needed. The most lovely, upbeat host with so much knowledge of the beautiful area and so friendly and willing to offer the best advice on places to visit. Delicious breakfasts and coffee. We always had a laugh and joke at breakfast time - will definitely be back!

Cornwall trip

A weekend visiting family...what a lovely guest house, warm and friendly greeting a chat about places to eat and we were left to settle in. Clean, bright comfortable room ( we had a four poster with french doors to a covered balcony). Nice bathroom, great water pressure in the shower, able to walk into town, sea views, quiet...what more could we ask for? Oh yes a fabulous breakfast, perfectly poached eggs, delicious coffee. Highly recommended, will stay again I’m sure.

A really nice place to stay.

I usually forget to leave reviews, but this time I remembered without being reminded!

I could not rate this B&B more highly, I would give 6 stars if it were possible! Relaxed atmosphere and a homely feel, not to mention the fantastic breakfast, a spotlessly clean tidy and large room, comfortable beds and friendly local hosts with great knowledge of the county. Good WiFi and a peaceful setting.

The location on the outskirts of a sleepy town meant that we were able to acquire everything we needed for our stay and day trips easily, as well as having plenty of choice with regards to finding places to eat in the evening, with good local pubs available.

Parking was also ample on the street just yards from the front door, which is always one of my concerns when travelling. 

I would recommend this establishment to anybody, for any nature of stay be it business or pleasure. 

Fantastic could not rate more highly!

Fabulous little hotel, its a funny kind of place (in a good way of course!) its a house off the main road, which is really good as you don't get any of the passing traffic!! 

Rooms are immaculate and the owners are lovely, they show you to your room and give you pointers on places to go!! Breakfast was fantastic, was plentiful to fill me up for half of the day! 

Again, thank you so much for making my stay pleasurable, if I wasn't train hopping I would have stayed a few more nights! Hope your both OK, including the pooches! Keep up the good work and don't think about going back to the pub world just yet, I want to come back again while your still in the helm :)

Friendly hosts 
Shared bathroom but all very clean
Rooms clean with hair dryer and amenities, fluffy white towels and sweets!
