We stayed on the last weekend of October.
Very welcoming and knowledgeable about the local area.
Very covid compliant with signs and hand sanitisers.
Breakfast was delivered to our room.
We would definitely stay here again.

Excellent 

Last minute decision to have an overnight break and they had a room available. Lovely welcoming hosts who clearly explained all the COVID measures. We were at the top of the house and had lovely views out to sea. Breakfast was delivered to our room on a tray and was substantial and delicious. Good selection of drinks on the hostess trolley and fresh  milk in the fridge in our room. Bed was soft but I slept very well. Lovely hot shower. Great location just a few minutes walk from West St Leonards/St Leonards Warrior Square.

Fantastic B&B

My boyfriend and I stayed here for one night over a weekend and had a very lovely stay.  Anne was very welcoming and had good communications especially as coronavirus is still around.  She sent me a document detailing what they were doing about cleaning etc. because of the virus which was good to hear and useful to know.
Our room was clean and spacious, with a view of the back garden.
A delicious and plentiful breakfast was delivered to the room (sausage and egg breakfast baps, pain au chocolat, bananas, juice, and cereal bars).
Rutland is located within easy reach of the beach and shops, and the Bo Peep pub a few doors down is also very nice.
Not much noise, clean and tidy rooms and welcoming hosts - would definitely recommend.

Lovely stay, welcoming hosts, good location

Anne was a delightful host, and has clearly put a lot of work into making their guest house safe for guests in this post-COVID world.  The room was very clean and great views across to the sea from the large family room. 
Breakfast deserves a special mention, delivered to the door by unseen staff, one of the best breakfast rolls I have had in a longtime, and kids were well catered for with sausage sandwiches, breakfast bars and juice.

Let's start on arrival parking is an issue due to rd works but this is not owners fault just accept you have to find a parking area close by, a warm welcome from owners shown to our rooms on 1st floor up a very regal stair case.room very nice clean and comfy, was a bit disconcerting opening a draw to find bra's and ladies personal stuff left in draw!!, room was very hot but a fan supplied, alot of rd noise as a main rd but we knew this on booking, a very good shower and lovely supply of towels. Breakfast was cooked to order and was lovely, would we stay here again would love to say yes as it was near on perfect except to for constant rd noise through night, perhaps ear plugs supplied 🤔

Near to perfect

Myself and my husband spent a very comfortable weekend at Rutland Guest House. Anne and Simon made us feel very welcome from the time we stepped through the door and they offered us lots of advice and information on the local area which we found very helpful. We stayed in a double sea view ensuite room which had everything we need for our stay including a well stocked tea/coffee tray. The breakfast was cooked to order and was very nice. Plenty of cereals, juice etc were also available. I should also add that the centre of the house has a beautiful staircase, very impressive.
I would happily recommend Rutland Guest House to family and friends.

Perfect for a Short Break - Recommended

We have just spent two nights in the first floor family room at the front - very clean, with comfortable beds, sea views and a nice ensuite shower room. Our breakfasts were delicious (full English), freshly cooked to order and piping hot. Also, Anne and Simon were very welcoming, friendly, and a pleasure to chat with. Recommended.

The Rutland Guest House is a great place for an overnight stop.  Situated opposite Grosvenor Gardens we had views across the gardens (where there is a putting course and bowling green) to the sea.  The A259 was noisy at first, but was not too busy overnight so did affect sleep.  The toilet macerator was very noisy.

The on-suite room was clean and comfortable with a TV, Tea and coffee making facilities and a fridge.  Breakfast was good. Rutland Guest House does not have residents lounge so probably best just for short stays.

Good for an overnight stop

Stayed for one night at this small guest house for a family reunion first impressions were positive we were allocated a front sea facing room and due to the hot weather the windows had to be left open being on a main road the traffic noise was incessant resulting in a very disturbed sleep - the uncomfortable bed did not help either - however the owners were pleasant room and linen clean and breakfast adequate - would recommend this guest house for a short break only.

Short break

We stayed in the small family room, with double bed and single bed.  The room has a couple of chairs and a view of the sea.  Plenty of storage and hangers in the wardrobe.  There is also a nice little bathroom.

Lovely, clean room that didn’t cost a fortune.  Good nights sleep, fab vegetarian breakfast.
