Karen is a lovely host, catering to your every need. Rooms are really well decorated and immaculately clean, breakfast is fantastic.

Location is easily accessible to the front and town centre, and Karen is very helpful in advising where to go and how to get there.

Fantastic guesthouse

Lovely stay at Lawnswood Guest House. 
I stayed in a single room with a single bed, it was clean and cosy.  There were tea and coffee facilities, TV with DVD, fold away table for me to do some work on my laptop and a fan if needed.  En-suite Shower and toilet is small but does the job.
Great location, about 5 mins walk down to seafront and 10 mins walk to town.  Warm welcome on arrival from Karen and her team, Karen offered suggestions of where to go and provided friendly little chats at breakfast time. 
Breakfast was nice, there were cereals followed by full English, I had the vegetarian option.
Great value for money, I Would recommend others to stay here.

Great stay at friendly B&B

A beautiful guest house that is only 10 minutes away from the town. The room was spacious and comfortable, incredibly clean, you could smell the fresh bed sheets every time we walked in. The staff were friendly and welcoming! We didn’t have breakfast as we enjoy going different places however it smelt amazing and I have no doubt  it would be delicious! Above all, it was excellent value you for money and I would not hesitate to come back in the future 👍🏻😁

Brilliant!!!!!

Torquay used to be our favourite UK holiday destination. This was our first visit in over 35 years and my wife booked The Lawnswood Guest House based on reviews on TA and Booking. Com. It was an inspired choice, we had a lovely time. Karen the owner has been here for 5 years and was very helpful and caring during our stay. 

The Guest House has 6 bedrooms and is situated just off Belgrave Road. It’s a comfortable 15 minute walk to the main shopping area, bar’s and restaurants. We had room 6 on the bottom floor. It was a nice, clean, well furnished room and suited our needs. Only downside was the toilet/shower room, it was very small and was a “reverse in job”. What was so handy with room 6 was the communal fridge, it was situated close to our door. You could leave all your soft drinks in there during your stay, it was so handy. A simple idea that should be adopted by more guest houses, without a doubt. 

Parking for The Lawnswood Guest House was quite fortunate for us, we managed to get parked in 1 of the 3 spaces round the back. Other than that you probably have to wait for a space out the front. 

We really enjoyed our stay here and wouldn’t hesitate to use it again. Hopefully the weather will be a bit better for our next visit. It was an 840 miles round trip for us but the holiday and just to be back in Torquay was worth the time and effort 👍

We stayed for 3 nights, Karen was lovely nothing was to much trouble for her, the rooms were spotless, and the breakfast was lovely, the sausages were to do for, I would recommend anyone to stay there, thank you Karen,

Mini break

Came here for my mums birthday and Karen the host was lovely. Nothing to much trouble.
The room was decorated lovely and very comfortable and clean. Hope place was lovely.
I highly recommend the breakfast,plenty on offer and set us up for our days out. Thanks Karen definitely be back again.

Breakfast was amazing

Stayed here for 3 nights first of all Karen the owner of the bnb was great very welcoming and lovely person when we arrived she moved her car so we could park right outside the bnb and let us check in early The breakfast was great the place is spotless comfy bed and great shower we will stay here again when visiting Torquay

Great 3 night stay

We have just spent 4 nights at the Lawnswood. My partner and I booked a trip to Torquay with a busy schedule. We booked The Lawnswood for the location as it’s central to Torquay and the Harbour.  We also thought the pictures looked great. What a lovely guest house this is. The pictures and reviews are spot on. The Lawnswood is Impeccably clean and Karen is a lovely host, on hand to help and always had a smile for us. 
We didn’t have breakfast as we had trips booked early doors. It did smell really nice though. 
I will be recommending Lawnswood to friends and family. We can’t wait to visit again. 

Fantastic Week

My partner and I stayed at The Lawnswood Guest House for 2 nights in August and were left extremely impressed. Firstly, the guest house is a 5 minute walk to the sea front. We didn’t get a taxi once while we were there; everything we needed was within a walking distance. The room and Guest House itself were immaculate- full marks for cleanliness! There was everything we needed in the room and both of us slept comfortably. I noticed a fan and a heater in the cupboard but we didn’t need either. For breakfast, we were able to help ourselves to cereal, hot drinks and juice before our full English was served. This was delicious and definitely kept us going for the morning! Karen was friendly and approachable, and you could tell she is passionate about providing a fantastic service to her customers. Would highly recommend! 

Great value for money 

From arrival (with free parking) to departure, this guest house is probably unbeatable.
The whole place is spotlessly clean and has all been recently refurbished to the highest. standards. It has a seating area outside and a large breakfast room inside.
We had only booked for two night, planning top move on to another town but we were so impressed with the Lawnswood and Torquay that we booked and extra two nights.
All the trimmings that you associate with a top class Hotel come with your room here, WiFi, Flat screen tv very comfortable bed etc. 
The Breakfast is freshly cooked and plentiful and Karen (The owner) is always available if you need anything.
