I never write negative reviews but in this case I feel I need to warn people. The property is up for sale so I'm guessing standards must have slipped our room was dirty and tiny. Wendy's attitude was very negative when we mentioned the dirt she asked for the key back but has refused to return our money which  means she terminated the contract.  She said good luck trying to find somewhere else. We booked through booking.com which have been no use whatsoever.
 There was no carbon monoxide tester near the old boiler which was in the tiny bathroom less then a metre from the bed. The room was so small there was no room for a wardrobe just a couple of hooks on the wall. Luckily we managed to book somewhere else which was absolutely fantastic clean and friendly. We've stayed in Whitby many times and always had excellent accommodation. 

Property for sale. Standards down the pan

Thank god the owners are selling this was 'BELOW THE PITS' we arrived to a sign saying for sale and had to wait outside 20 minutes to be let into a rundown shack. Wardrobe was two old coathangers on the wall, the teabags were yellow so either a damp room or been there a very long time. The buildings boiler was in the bathroom behind a flimsy door and there was no carbon monoxide monitor in or around the room (law since 1 October 2022) but then again the room was so dirty it looked like it hadnt been cleaned since before then. When mentioning this to the proprietor she said 'give me the keys' thinking she may go and have a look herself (or was it to stop us going back to take photos) she said you can have a refund then said take it up with Booking.com instead and good luck finding somewhere else. So maybe she has been there too long and needs to go. Booking.com have been useless and seem to be prepaired to let clients stay in unsafe hotels as long as they get there cut.

HOTEL FROM HELL

Wonderfull spacious room and very clean. Very spacious bathroom with big shower and plenty of storage areas. Wendy was a lovely lady. All the best for the future . Close to whitby centre 10 minutes to walk down. Car parking at the back. Definitely I would stay here again. 

Wonderful spacious clean room. 

Booked room booked for 2 nights , very small room, shower in the room was not acceptable for 2 nights. Tried to speak to the owner but didn’t acknowledge that we were there, in the end had to phone to tell her we were leaving. 80 pound a night without breakfast lost 80 pound as only stayed one night. Would not go back.

Prospect house

What a lovely little hotel we had room 4 which was huge and had lovely original features . The room was  Immaculately clean and tidy .when we got in on Friday there was a bottle of Prosecco on the side which was a lovely touch and greatly appreciated . 
The hotel is only a short walk around 10 mins into Whitby my husband and I did this twice a day and I’m not a fan of walking lol . 
Wendy our host was a lovely lady very accommodating and friendly especially considering  we should of been there a week earlier but due to illness we couldn’t make it so she let us move it to the following weekend . Fantastic place to stay we will be back can’t recommend it enough !!

A fab little new year break

Very clean and comfortable room. Mattress was exceptional. Ensuite clean. Wendy was very friendly. Just a short 10 min walk to town. Lots of available parking. Would stay again. 1 star off only for not providing clean cups in room.

Lovely Room Only Hotel

We booked this at the last minute literally after being let down by another provider. The room was very comfortable and clean and we both slept exceptionally well I would not hesitate to book here again. Slightly out of the main center but taxis are so cheap it did not matter. 

Excellent accommodation and friendly 

Stayed here for 4 nights, 10 min walk to town but very steep hill if not fit, however taxi approx £5 from town if you are walking with heavy bags.. Very small room we had but booked quite late so nothing else available but comfortable with tea and coffee available.  Good parking at rear.  Central heating sounds like a cement mixer once it goes on however at least you know it’s on...

Comfortable stay

Stayed here with my husband for a few days. It has everything that you need  and was was lovely and clean. Would definitely 
return.  Brilliant location with parking and a  just 10/15 min walk into Whitby centre. Would recommend 👌 

Stay cation 

We had our second stay here this week, which tells you everything you need to know. First time was back in January - we struck it lucky with a sunny weekend so decided to bolt up to our favourite place. Found Prospect on booking.com and decided to go for it. The room was lovely and snug - heating kept us nice and toasty! Room & stay were brilliant back then, and just as good, if not better, this time. Wendy has spent lockdown sprucing the place up (not that it needed it!), and it looks so fresh & bright. Lovely and clean, well-equipt room (we stayed in Endevour, right up at the top, both times), 10 mins walk from the town centre (bonus of free parking at the guest house, meaning you can get to Whitby, leave your car at your accommodation, then walk down to the town, meaning you avoid paying for parking whilst you’re there!). Wendy is doing everything right to adhere to COVID guidelines - we saw her sterilising doorknobs, bannisters & surfaces multiple times whilst we were there, and she’s put extra cleaning equipment in the rooms. Won’t stay anywhere else, now - see you soon, Wendy!
