Had a lovely stay at this guest house, Lorraine was extremely welcoming and helpful during our stay. Our room was very clean and comfortable with tea and coffee making facilities in the room. We were only 10 minutes walk from the town centre. There was also a continental breakfast set out outside our room every morning. We really enjoyed our stay here.

Lovely guesthouse with a great location.

Absolutely brilliant! Lorraine couldn’t have been any more helpful from when we first got there, asked if we needed any information about where to go with children, fresh towels  every day when we returned from a lovely day out. Very comfy beds, lovely clean room and breakfast  left us feeling we should pay more after the kids had more than their fill. Couldn’t recommend any more highly, cannot wait for a return stay. PS the kids loved feeding the carp and turtles in the front outdoor pond. Thank you for having us

Family visit 2 nights

We have just returned from our 4 nt stay at Manor View. We stayed in the family room, with an en suit.

The house is in a great location, it is at the top of a steep hill but it wasn't a problem for us. It's about a 10 minute walk into the town centre.
Free parking was definitely a bonus, and the WiFi was great. The bedding did look and smell clean, as did the towels. 

Now for the negatives. The double bed had a memory foam mattress and wasn't great (personal preference I suppose) The pillows are very cheap quality (luckily we had taken our own) The kettle didn't reach the set of draws that had the tea and coffee on so was stood on the carpeted floor which wasn't ideal, and quite dangerous with children knocking about. There were some pretty substantial cobwebs around the rooms and the tops of the bunkbeds were very dusty. The TV is small, that wasn't the problem, because it was so high up on the wall when you were actually laid/ sat in the beds the picture was almost invisible. 

The bathroom sadly was very disappointing. There was a great deal of mould around the shower head and the runners on the shower doors were thick with mould, as was the shower hose. The panelled doors were also incredibly dusty/dirty. The sink tap was lose and the shower was scolding hot which we weren't warned about.

The breakfast bar on the landing outside the room was OK,  the fridge was well stocked but the cereal dispensers were so full I'm not sure how fresh the stuff was at the bottom of the dispensers, again the cabinet it was on was very dusty.

Great location, but not worth £400.

Good location, but wouldn't stay again.

Lorraine was lovely, calling us to check on our arrival and making sure we knew where the turning to park the car was. Parking is a bonus.
We had the double room. Good sound proofing windows to hide the noise from the gulls.
Cost was £75 a night and we spent 2 nights. Unfortunately I didn't sleep too well as the bed was way to soft for me but for my husband it was fine. The toilet and sink were clean as were the towels and bed linen but the shower cleanliness left a lot to be desired. There was mould on the shower head and all along the shower hose. I felt a bit embarrassed to say anything whilst there because Lorraine was so sweet, but I did end up using the antibacterial wipes left by the breakfast area to clean the shower head and hose myself as best I could. It needs a good deep clean though.. sorry.
Tea and coffee in the room and plenty of it. Plus a nice pack of biscuits. Help yourself breakfast with fruit, cereal, yogurts, pastries, fruit juice toast. Antibac wipes provided and hand sanitiser left in the area for those using it. Also plenty of bottled water. 
Location wise its great. Only 10 to 15 minute walk into Whitby which is a beautiful seaside town. People mention the hill but its not a problem.
I can recommend Mister Chips for their Haddock and chips. The best Haddock I've ever eaten.  Crispy batter and the fish was buttery soft and absolutely delicious. Great mushy peas too and good service. Cosa Nostra Italian is also excellent.
Whitby brewery for a drink is good with lovely views of the Abbey.
Try a Whitby Fatty from Sandgate coffee.
The walk from Whitby to Robin Hoods Bay is stunning.  6 1/2 miles after the 199 steps the path opposite the Abbey. Stunning views. It's a bit up and down in places but a highlight for me and my husband.

Lovely host

In today's world there is no excuse for dirty rooms, poor service and very basic facilities when you're being charged £75 per night, and as SOON as we arrived we were asked to 'settle the bill' 
Breakfast was cereal from help yourself dispensers and white bread which you ate in your room. 
The whole place needs a complete makeover and to be brought up to modern standards and modern facilities etc.,

Over priced and dirty

Booked this for a long awaited break. Pictures on Web are certainly NOT realistic! Looking at recent reviews the rooms have obviously deteriorated very quickly to the standard of the reviews in 2017!!! Lorraine very pleasant but that does not make up for what we saw. On entering the small of mustiness, stale cooking and unclean carpets was awful. Enter next the DELUXE ROOM! filthy stained carpet, thick dust on TV, broken blind, bathroom shower base at door thick with black mould and scum, rusted soap holder and rusted runners on shower door. Taps on sink loose and worn ill fitting cushion floor. Bedding well worn with no fasteners on it, mattress flat, lumpy, cheap as were pillows. What a check to ask payment!! I have stayed in places all over the world and even in the most low class areas there was an attempt to provide basic cleanliness. Had we not been meeting family and unable to get another room at short notice I would have walked out. Breakfast a farce, no real butter after first morning (stayed 3 nights) cereal of choice empty and milk ran out on one morning. Dirty butter dish still in fridge when we left. I know now why uou have to pay on arrival, I think people would leave after seeing room. The irony is the house is awful, needs gutted and they were fitting garden lights by the fish pond at front!!! Pity they wouldn't spend it on the rooms!!! Would lv to know jow it got 10/10 on recent reviews.

What can I say?!!!!

Lovely clean room, with a lovely en-suite, just one point to mention, we needed binoculars to see the tv in the room it’s far too small for the size of the room! Nice short walk into the harbour but is up quite a long hill coming back, so anyone with walking problems may struggle. There is limited parking for 3 cars round the back which is a bonus! Nice buffet breakfast on the landing to help yourself to with toast and cereals. We enjoyed our stay.

Overnighter in whitby

Just got back from a few days in Whitby and spent 2 nights at Manor Veiw. A lovely place to stay and very conveniently positioned. 10/15min walk down to the bus station. Pannett Park just round corner for a nice walk as well as the start of The Cinder Trek being on the doorstep. There is a lovely garden at the front to sit out in. The rooms were clean. The staff were lovely and were always polite, welcoming and couldnt do enough for you. We had the Family room and was fine for us and our 2 teenage daughters. And my dad stayed in the Twin room which was ample. For a basic breakfast there was plenty to choose from, cereals, yoghurts, pastry and juice as well as bottled water in the fridge. All in all a lovely place with a fantastic atmosphere.

Lovely hotel within walking distance to the harbour. Rooms spotless and well equipped we stayed in a family room which was ideal for us. Breakfast bar well stocked and on site parking an added bonus.. Lorraine was the perfect host from the first enquiry to leaving for her to then go above and beyond and post an item my daughter left behind

We (2 adults, 2 children - one aged 6, one aged 3) spent two nights here in August. As Manor view is located on a busy road junction, parking is accessed down a narrow (un signposted) narrow side lane, which leads to a very tight space around the back of the property. We have an average sized family car (a Mazda 3) and were glad we didn’t have anything bigger when trying to manoeuvre the car in and out. We stayed in room 2 which has a double bed and bunk beds in and an en-suite shower/toilet. The room faces the busy road junction so there is some traffic noise at night, the double bed mattress was quite soft (not firm) to sleep on. The locks on the entrance doors into Manor View are old and the owner of the B&B had to show me the knack of turning the key in the very stiff lock, just to get into the property. To me the locks looked like they needed replacing, or at least needed a good squirt of WD40. To get to Whitby centre from Manor view you have to walk down a long steep hill. Having young children, this is something we didn’t attempt, and instead opted to make the short drive into Whitby. 
Breakfast at Manor View was ok, there is a choice of cereals, toast, fresh orange/milk, yoghurt & fruit which you can get from a breakfast bar situated outside our room, though to say we were in the ‘family’ room, there was very little space to eat it - a small round fold out table was provided in the room; the table could seat two. If I had to I’d say the breakfast and the en-suite shower were probably the ‘best’ things about this average B&B.
