We stayed here on the sper of the moment day away with my partner and 16 week old daughter what can I say what an amazing place and clean place and comfortable stay and the hosts was amazing and we will be back soon hopefully was like a home from home it was a lovely clean place and well looked after 

Amazing stay

Visited this little Gem of a hotel this weekend as a base for my Nieces wedding.  From the moment of arrival we were made welcome. The rooms were spotless and comfortable. Out of the 5 rooms we had 3 of them. 

Breakfast was freshly cooked and delicious offering a full English plus cold option. Tea & Coffee on tap. 

The 2 nights were Fantastic value for money

Family wedding weekend

We stayed her for a few nights & could not fault the place. The rooms were spotless & a lot of thought has gone into the decor. The reception & breakfast areas were also spotless & cozy. The owner was friendly & welcoming & even suggested different places for us to visit in the surrounding area.

Lovely little guest house in a great location.

Have just stayed 2 nts. Beautiful, clean, comfortable room (5) & whole B&B. Very comfy bed & slept well. Breakfast by arrangement was delicious with generous portions. Owner fabulous. Hope to return. 

Can’t recommend this place highly enough it is wonderful !

A nice Guesthouse, renovated and in good condition. Bed and especially the cushions are uncomfortable. There is no breakfast, despite the fact that they advertise on the booking platform,that a breakfast would be available for £10.- additional charge per person (it seems that they stopped serving breakfast with COVID). Unfortunately there is no full English breakfast available within walking distance. They all open only at 10am! There is a café which opens earlier, but no English breakfast, only a weird müsli and coffee/ tea and some vegan things. So we were left without breakfast for three days.

Warm welcoming host. Entire place was clean. We hadn't booked breakfast but wish we had. Tea. Coffee,hot chocolate, bottle of water & biscuits on arrival & able to replenish at all times. Felt like home from home, although we didn't need them, there were electric blankets & heater in cupboard, room was cosy & warm with humidifier.  Housekeeping offered daily. Managed to park for free right outside.  Definitely will return. Great location for shops, station & lakes. Recommend mountain goat tour,  amazing. 

Home from home @ Broadlands

Firstly the positives ! Our host was lovely and welcoming although I would have thought with the difficulties we had during our short stay there should have been a good will gesture or recompense for our inconvenience. The property was extremely clean and our room was spotlessly clean.
It is there though that the positives end !
We stayed for three nights to have a comfort chill out between a busy Christmas and New Year '22. It seemed like the wettest week of the year. On entering our room we found it very clean although in our opinion for a King Suite it was far smaller than the photos made it look. There was little space around the bed to move and the sloping ceiling made that even more difficult on one side. The bed was so close to the bathroom door you could only partially open the door to access the bathroom facilities. The bathroom was tiny and the basin could only be described as a hand wash (one hand at a time !) and when brushing your teeth I was partially stood in the bedroom it was so small. The shower was the weakest electric shower on the market and was sporadic in heat and had a very fine spray.
The biggest issue for us was the cold ! - We have lots of short breaks and top of our list for our accommodation is to feel warm and comfortable especially when the weather is being particularly unkind. Our first night there we were soaked from walking - we had one very small single panel radiator in the hall and one small double next to the bed however these were not on when we returned from our travels. We then experienced a power cut from 9.30pm until 10.30 am the following morning. No one informed us what was going on and it was too dark to attempt the unfamiliar staircases to the top floor. We were freezing and remained that way for the rest of our stay. We were so cold the next day and the heating was only on a short while and went off - no where near enough time to get warm and dry ! - I asked the landlady what was wrong with the heating and she explained the heating was on a timer and if we were cold in the night there was an electric blanket in the wardrobe !! Not my idea of providing a comfortable warm stay. The heating is dated and the radiators are old anyway and totally inadequate and there are no places to hang clothes to dry them out. We even sat in the car one day with the heaters on to dry out !!
Beware the photos too - they have been well done and do reflect how very clean this place is but the rooms look a hundred time bigger than they are. 
Broadlands i'm affraid was Coldlands for us and if you like to be cosy and warm when you go away don't stay here!
We had another power cut before we left - the icing on the cake. There was no gesture of good will offered on our checkout. The power cuts weren't their fault but essentially we lost all amenities for one full night.
We fully understand what to expect from a guest house but our minimum requirement is to at least be warm and it certainly wasn't cheap.
In summary poor value for money, cold and lacking in comfort. Don't be fooled by some clever photos.
such a shame as with a little more effort and minor updates this could be a lovely place.

Should be 'coldlands'

Myself and my partner have just returned from a stay here. We stayed in the small double room which was lovely, clean and cosy. The room had everything we needed including en suite, tea/coffee, large TV and small wardrobe. The host was super friendly and welcoming. The location was perfect for getting about as you had bars and restaurants in Windermere within a 2 minute walk or you could walk down to Bowness within 15 mins. Ambleside was only a 10 minute drive away too.
I would highly recommend to anyone who is looking to stay in windermere and I'm sure we will be returning here in the future.

Lovely stay in a great location!

Dawn and her property are absolutely lovely. Her b&b is so cute, the beds are so soft and comfy, and her breakfasts never fail. It was like staying at home she makes everyone so comfortable and welcome!

The best accommodation our group has had.

We had a lovely time at this beautiful and clean guest house.The decor is tasteful and the host Dawn was so friendly and accommodating. The breakfast was freshly cooked and there were ample supplies of tea, coffee etc. She made a home baked cake every morning and it was left for everyone to enjoy. The twin room was fantastic just what we needed. Thank you Dawn and Steph we will definitely stay again if we visit the lakes.
