Lovely B &B very close to York city centre, with on street parking available and a super friendly host.  We only had one night here on a flying visit to York but would love to return.  Clean facilities including bathroom.  Does include stairs.  Breakfast was lovely.

A really well run B&B within easy walking distance of York cathedral and city centre . Wonderful full English breakfast that really sets you up for the day. Very friendly staff who made us feel welcomed

The guest house is within easy walking distance of York railway station. On arrival I was warmly welcomed by Spiros; I was a bit early so my room was not ready, but it was only a short walk to the city centre where I did some shopping. By the time I returned, my luggage had already been taken up to my room.

The room itself (no.4) is quite compact but as it was just me staying there was no problem. A large person would have difficulty with the toilet/shower room which is very small. The accommodation was tidy and comfortable. From other reviews, I expected I would hear noise from other guests but it was very quiet. Breakfast was lovely, in particular the very large cafetière of coffee which was excellent.

All in all, a lovely quirky old house offering clean, comfortable accommodation in an easily accessible location for all of York’s attractions. I would give a special mention to the host, Spiros, who is really helpful and friendly.

Lovely old house in quiet central location

Came here for a weekend trip for the Xmas markets. The decor is a bit dated but I think that adds to the individuality of the place. Bed was very comfortable, room was lovely and warm. Hosts were so friendly and welcoming. Location is ideal. Really enjoyed our stay and would return.

Very nice stay

We arrived a few hours before check in however on arrival we were warmly greeted offered a parking space and told everything we needed to know about our stay. We were given a map and directions on how to get to town centre and a key to the main door and our room. We stayed in room 7 it was very dated in my view and needed some tlc, including new mattress /- the springs on the side I slept on seemed to have collapsed the furniture was very old fashioned for our taste and floorboards really creaky and noisy however the house is very old and everyone’s tastes vary.  There is no double glazing and the windows do get very wet with condensation and are a bit mouldy. My husband used the shower it’s not a power shower, there was a large bottle of shower gel no shampoo and small bath towels - I chose to wait until I got home. The owners seem to be re vamping the property starting with the dining room the new wooden floor is brand new and beautiful and you have to take your shoes off which I believe some people are unhappy about but it does say when you book so you are pre warned. The breakfast was fab freshly cooked really hot good choice and a very good size also table service none of the horrid buffet that you sometimes get. The owners are so friendly and welcoming so please read the description and reviews before going and take in consideration the price including parking and proximity to town. If you want modern with power showers double glazing this place is not for you. I’m sorry to say that we won’t be going back but will keep an eye on any improvements that are made and maybe will go in the future. Also due to the condition of the room I couldn’t recommend which I am sad about as the owners are so nice.

Very dated but you get what you pay for

The one star is for the proximity to York and £2 per day parking . Please don’t be taken in with the outside photos of property as they are fine . Upon arrival after driving four hours the fist thing we were told is no shoes on the new wooden floor of breakfast room . Alarm bells were set at that point . Double room 6 was the grimmest most depressing room I’ve ever in forty years of travelling been to . Wallpaper botched together . Tired decor . No PAT tested stickers on any electrical appliances . We were scared to plug in an old heater we found in the musty wardrobe. The shower was a joke and ceiling of it full of mildew . I have asthma and our 6 night holiday ruined by never feeling clean with the cheap shower gel . No shampoo or conditioner. Bizarrely they clean the room every day even doing the stupid v on toilet roll but seem oblivious to mildew. We only had a few breakfasts in our socks . Freezing feet . 
We asked to move room or move out and they were full and we stood to lose too much money with booking.com and were told it was a gentleman’s residence and in no other words not meant to be a hotel , so why run it as one . Too many rooms all on top of each other. If you want sophisticated York stay this is not for you . Very tired and run down bedrooms yet they always cleaning hallway. We stayed out in rain rather than spend time in room . Dreadful experience . We love York too.

Dreadful holiday experience

Its a lovely old Building with a parking space costing £2 a day and just a 10 minute walk into York Minster and the old town including the Shambles BUT the interior need upgrading.
Very hospitable couple running the B&B although having to take your shoes off to enter the dining room is a first for me.
The breakfast is ok but needs to be cooked fresh rather than clearly pre cooked as the bacon becomes very tough.
We stayed in room number 2 and it needs a lot of work. Mould in the shower and on the bathroom ceiling. Shower is on its last legs. Decor needs upgrading and ceiling replastered.
A pleasant stay but the interior needs modernising and renovating.

Convenient Location yet in need of TLC

Avoid at all costs

We stayed here at this B&B guesthouse for a few days and we picked a great place. It's a short walk through the park to city centre. Parking outside is available on request. The owners are really nice couple, very helpful and great cooks!( Spiros &Elizabeth). Breakfast was excellent,  loads to eat and very filling. Our room was very comfortable  and clean. We would book here again.
