The room was too small to have a double bed in it,  barely able to walk round the bed and nowhere to store luggage.  The ensuite  was a tiny, poorly powered  shower (had to run the water  for a good 5 minutes before it got warm) and then it dribbled out, couldn't bend down in the shower  to get something I dropped. I'm an average size 10/12.  The shower  looked mouldy in places. The mattress was hard. 
The only positive is it was close to the city centre.   

 NOT relaxing 

The room was small, the stairs were steep and when we arrived, we were greeted by a lovely number 2 in the toilet! However, this didn’t dampen our spirits, besides we just needed a bed for the night. All in all we enjoyed our stay. Unfortunately when we left we were contacted by the owner stating his towels were missing and requesting their return. This came as a shock to us as we didn’t use the shower or quite frankly remember seeing towels. Anyhow, the threat of police and court is not how paying customers should be treated and we will not be staying here again.

Terrible treatment

OK so I am always very honest with my review of a place so here we go, although the instructions to get in were pretty clear in the email I misread them so had difficulty getting in, the place is autonomous so doesn't have a reception etc, it's a code to get in the main door then a code to get you room key, anyway help was on hand via a bell, lady came out very helpful, I asked about parking as the street is a residential. street with numerous properties turned into a sort of B and B without the breakfast, I asked about parking as it stated permit holders only and there was a car with 4 tickets on it, it was £5 which for York isn't bad but it never stated that on Booking.com, if your nor great on your legs this isn't any good for you, steep stairs and 3 floors and no lifts, rooms are very clean as is the rest of the building, not massive but big enough, remember this isn't Premier Inn and you don't pay the prices, enough space to hang your clothes, nice clean little shower and toilet, TV is great as it's connected to WiFi so you can connect to Nerflix etc, the street is very quiet even with the windows open all night, mattress is so comfy I was asleep in minutes, bed and room were spotless, all in all good price, not far from the castle wall 0.7 miles, local Sainsbury round the corner, very quiet, only downside is the stairs for persons not great with stairs, not a bad night for the price 

It's good for a night

We booked this to visit York with friends, having spent a few days on the north Yorks coast.  The guest house is easy to find, and we purchased parking on the road, right outside the place.
Our room was on the second floor, up quite a few narrow stairs.  It was a very small room, where the double bed filled the room.  There is a sink in the corner of the room, and a toilet and shower in a cupboard.  It was tiny.  
The free Wi-Fi didn’t work, so we tethered off our phones.
The room was very warm, and a fan provided.  This was very welcome.

Great location for York sightseeing, and good value, but too small for us.

Was shocked at just how small the single rooms are. 30cm from bed into bathroom door.  Couldn't walk up side of bed, had to be sideways, I'm not a huge person.  Bathroom just as small, toilet almost touching shower screen, never seen a sink as small, ridiculous. Literally I step from side of bed to the toilet. Kettle was perched level with pillows on a 6 inch shelf,  couldn't be filled from tap because of size of sink, and drink had to be made on floor as no  table. Lots of dirt behind door and on ledge in bathroom. The bedroom door was sticking badly on open and close so I was worried about disturbing other residents. Very claustrophobic. Front and inner security door frequently left unlocked so not exactly secure.  Shower door in my friends room wasnt opening very well and both toilets don't flush well.  On the plus side,  bed is reasonably comfy and my bedding and quilt were clean and crisp. My friends were more worn and quilt not as good, much cheaper and older .  The price is way too much for these rooms.

Not worth the price.

Amazing value. Room was spotless and spacious, with lovely decor. En-suite bathroom left nothing to complain about with soaps provided and a very modern shower. Self check-in made it so we didn’t have to go through the hassle of interacting with the staff, and it was only a 5-10 minute walk to the minster. Considering the low price for staying the two nights me and my partner stayed, i would say this is a steal for anyone who doesn’t plan on staying in their room all day and is visiting York to explore the city. No complaints.

Very good value for any tourists needing somewhere to stay the night.

Stayed here for two nights - a clean, comfortable and spacious room (just me), a TV that worked and a shower that worked too. Around a ten minute walk to the city walls.

Nothing to complain about really. Good value.

Clean and comfortable

Don’t expect fancy frills or luxury.  This is a basic guest house.  Our room was spotless and comfortable and a good price.  We were told it was about a 7 minute walk to city centre.  Probably if you’re a fast walker but it took us 15 minutes.

Good

Booked a single room, very clean and comfortable, if this is all tou require.  Booking was made with breakfast but was advised on arrival there was issues with the chef and could noy be provided. Luckily the propery is close to the town centre and local amenities.  Lots of lovely tea rooms and restaurants close by. The accommodation offered parking at a £5 permit cost. I requested this to cover the entirety of my stay but was advised it expired on check out. I wouldn't personally stay again and was left a little disappointed

Positively average

Very clean hotel, if all you're looking for is a clean room to put your head down. This is the place. Its only a short walk to the cathedral and the walled city. And close to all other services,  we werr a group of 5 in three rooms. No complaints
